The clerk who inspects a Waddon flat heads for the bathroom shower glass first, because the hard water here films it over inside a fortnight and that haze is the easiest deduction to photograph against the check-in shots. We do end of tenancy cleaning in Waddon, CR0, the hand-back kind built to match what an inventory clerk wrote down on your first day, charged at £156 for a studio up to £425 for a four-bed, or £30 per hour per cleaner for a part job, with a 48-hour re-clean guarantee measured against the check-out report. Ring 0333 555 2076 for a price in about three minutes.
Last updated June 2026. We cover the whole of Waddon and the CR0 streets around it, from the railway station and Waddon Marsh tram stop across to the Purley Way and Duppas Hill. This page sits inside the borough directory at End of Tenancy Cleaning Croydon.
The check-in report is the only opinion that counts
Start with how the deduction actually happens, because almost nobody does until it is too late. When you moved into your Waddon flat, a clerk walked it and wrote an inventory: every surface described, nearly always photographed, the kitchen and bathroom marked clean because the place had just been turned around. That report is the benchmark. At check-out, a clerk walks it again and compares it line by line, and anything materially worse than the check-in entry, past fair wear and tear, can be charged against your deposit. You are being marked against a professional standard, which is the reason a mop and a spare Sunday rarely clears it.
The money is not abstract. On the CR0 rescue jobs we get called to after a failed check-out, the deductions land in a familiar shape: the oven, the limescale on taps and screens, the gaps behind the fridge and washing machine, the carpet edges, the balcony door track in the newer blocks. Put a few of those against a deposit on a flat that lets for fourteen or fifteen hundred a month and the sums make themselves. Most people only run them after they have already tried, failed and lost the first round, which is a shame, because the first round is the cheap one to win.
Why is the clerk so exacting on a Waddon let? Because the deposit is real money sitting in a government-backed scheme that the agent has to account for, so the inspection is genuinely adversarial. The clerk is paid to find faults, not to wave you through. That is not unfair to you. It just means you turn up to a check-out with evidence, not optimism.
One thing tenants get wrong about the council. The London Borough of Croydon sets your bin days and, from this autumn, licenses the property, but it does not arbitrate your deposit. A disputed deduction goes to the deposit scheme’s free adjudicator, who decides on the signed check-in inventory, the check-out report and dated photographs, and nothing else.
What 1 September 2026 brings to Waddon, and what 1 May already changed
Two dates matter this year, and neither touches the clean itself. The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, every existing assured shorthold tenancy in England has converted to a periodic one, and a tenant can now give two months’ notice at any point rather than waiting out a fixed term.
Here is the part people misread. The cleaning side of a move-out did not change at all. The check-in benchmark still applies, you still cannot be forced to use a particular cleaner, and the deposit maths is exactly what it was the week before. What changed is timing, and timing is what bites in a high-turnover patch like Waddon, where commuter and shift-work tenancies already cluster their endings. More rolling notices means move-outs get more frequent and harder to predict, so the slot you want goes sooner.
The second date is local. Croydon’s new selective licensing scheme starts on 1 September 2026 and runs five years, and Waddon is one of the fourteen wards inside it, so most privately rented homes here will need a licence. A borough-wide additional HMO scheme starts the same day. A licensed landlord is a documented landlord, which tends to mean tighter inventories and inspections that lean on paperwork, so a dated photo set from the clean earns its keep more than ever.

Hard water, and why the shower glass is where Waddon deposits go
This corner of Croydon sits on hard water. SES Water supplies CR0 from its northern edge around South Croydon and Morden, and the water it sends down is well into the hard band on the scale, which is the single fact that loses more Waddon deposits than anything except the oven. Calcium sets on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk checks for it deliberately: a thumbnail down the tap, the screen read edge-on against the light, the shower head pulled in close.
In the newer flats along the Purley Way the bathroom is usually a glass-enclosed shower or a wet room, and that one big flat pane shows scale worse than any other surface in the home, which is why it is so often where the deduction lands. In the older semis the bathroom is more often the original small one, tiled, with an over-bath shower and grout that holds scale and mould far more visibly than a modern panel. The hardness is the same across all of it. Which room reads worst at check-out just depends on the kind of home you are handing back. We clear scale with a remover worked into the fitting and rinsed off, not a spray over the top, so the bathroom reads as maintained rather than left for a year.
Grout is the close second. Kitchen and bathroom grout is the line between a pass and a deduction here more often than carpets are. We scrub it rather than wipe it, and where it is genuinely past saving we photograph the state before we start, because a clerk cannot bill you for wear that was already grey in the check-in pictures.

Waddon front door by front door, with the price that goes with each one
Waddon is a small area with four very different kinds of let in it, laid out west of central Croydon between the railway and the Purley Way, and we scope each one before quoting rather than charging a flat rate and hoping it fits. The figures below are the standard ones: kit, products and travel inside CR0 are included, and a long heavy-wear tenancy, a pet household or a smoker’s flat costs more, which we say on the phone, not after.
The bread-and-butter job is the 1930s bay-fronted semi on the streets running toward Duppas Hill and Waddon Ponds. A two-bed there is the £243 job, most of a day for two cleaners; a three-bed semi with the box room that quietly became storage, the deep skirtings and the oven that has done years of family cooking is £339. Then there is the inter-war Waddon council estate around Mead Place, the big run of homes the borough built in the 1930s, much of it now ex-council houses and flats: plain, solid, usually one bathroom and a hard-used kitchen, and a clerk who goes straight at the oven and the grout. A one-bed flat there is £207, a studio £156.
Heading in toward the town centre you pick up Victorian and Edwardian terraces with the period quirks a clerk opens up: tall windows in deep reveals, cornicing in the front room, an under-stairs cupboard. A four-bed of that sort with the wear of a long let is the £425 end of the scale, and anything larger with two bathrooms or a loft conversion we price on a quick walk-through instead of guessing. And then the modern blocks of flats near Waddon Marsh and along the Purley Way corridor, the newer ones that look cleanest on paper and get inspected hardest, because the inventory expects them back almost exactly as they went out. The scale on the shower glass and the muck in the balcony sliding-door track are what catch people in those, and a part job on a single problem room runs at £30 per hour per cleaner.
Access is part of doing the job on time, so it is worth a word. The semis and terraces usually have a driveway or on-street space, so parking is rarely the inner-London headache it is elsewhere. The blocks near Waddon Marsh and Ampere Way are the part to plan for: some have a barrier or a visitor permit bay, and many need a fob for the bin store and the communal doors. Most Waddon clients are already out or moved when we clean, so tell us the key and access arrangement up front and we work to it.
If your next flat is one over, we work the patches around here too, so a tenancy that straddles a boundary is no trouble: end of tenancy cleaning along the Purley Way, in Broad Green and over in Wallington.
Not sure which side of a boundary your flat sits, or whether it counts as Waddon or West Croydon? Ring 0333 555 2076 with the postcode and we will tell you in about ten seconds.
The 57 things we work through, and the maths nobody runs in time
Every Waddon booking runs to a 57-point agent-approved checklist built over a decade of local check-outs and tuned to what CR0 clerks actually flag. The full list comes with the job. The kitchen is where most of it lives: the oven stripped to clear glass rather than wiped, racks and runners degreased in a soaking tank, the hob taken back to clean metal, the extractor hood and filter degreased, every cupboard and drawer done inside and out, and the appliances pulled out so the gaps behind the fridge, dishwasher and washing machine get cleaned and the machine’s own drum, drawer and door seal scrubbed. The bathroom and any en-suite get the scale taken off the glass, screen, taps and shower head, the grout scrubbed, the toilet done to the cistern and hinges, the extractor vent dusted. Bedrooms and living rooms get the carpets vacuumed and edged, skirting and frames wiped, built-in wardrobes cleared, windows cleaned inside, and the balcony and patio door tracks brushed and wiped out, which in the newer flats is a line clerks itemise on its own.
Two jobs sometimes need their own pass on top of the core clean. Professional hot-water extraction on carpets is written into a fair number of Croydon tenancies as a hard requirement, which is what the carpet cleaning add-on covers on the same visit, at £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed. The oven is already in every end of tenancy price, but if a clerk pulled you up on that alone, standalone oven cleaning covers it from £77 for a single, £110 for a double and £114 for a 90cm range.
Run the maths the way the deposit makes you. A one-bed at £207 to protect a deposit several times that is not really a decision. Every Waddon booking carries a 48-hour re-clean guarantee: if the agent flags any cleanliness issue inside 48 hours, we come back and redo it free, provided you tell us inside that window and nobody has moved in. Our first-time pass rate across these jobs sits near 97%, but the guarantee is the real point, because a failed check-out is not a small thing to shrug off. There is a reason agents know us. We are on the books of 300+ letting agents, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions.
For the people who like it in a table:
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio flat (Mead Place estate, Purley Way blocks) | 3-4 hours, 1 cleaner | From £156 |
| 1-bed flat near the tram | 4-5 hours, 2 cleaners | From £207 |
| 2-bed semi or flat | 5-7 hours, 2 cleaners | From £243 |
| 3-bed 1930s semi toward Duppas Hill | 6-8 hours, 2 cleaners | From £339 |
| 4-bed terrace toward the town centre | 8-10 hours, 2-3 cleaners | From £425 |
| Part job or single problem room | By the hour | £30 per cleaner |
The four jobs people muddle are worth pulling apart before you book, because only one of them satisfies a clerk holding an inventory.

- Check-in inventory report
- The document the clerk writes on day one, describing every surface with photos. It is the benchmark your check-out is judged against, which is why we clean to it and not to a vague idea of clean.
- End-of-tenancy clean
- Built to pass that inventory and release the deposit, against the letting-agent benchmark, on an empty flat, with the 48-hour guarantee on it, from £156 or £30 an hour.
- Deep clean
- A deep clean resets a home you are keeping, with no formal standard to hit, from £30 an hour.
- Regular domestic clean
- A regular domestic clean is ongoing maintenance, from £22 an hour weekly.
A one-bed near the tram, fourteen months, two lines on the report
“Monster came on the Thursday before my Saturday check-out. I had a one-bed in one of the newer blocks near Waddon Marsh, fourteen months, just me, working full time, and I genuinely thought I had kept it clean. The check-in inventory said otherwise on two lines. The shower glass had gone properly cloudy with scale, the sort you stop noticing until a clerk points a torch at it, and they had itemised the balcony sliding-door track, which had a band of grime down the runner I had honestly never cleaned once. That was the whole problem, not mess, just those two things. One cleaner took the glass back to clear and worked the full length of the track out with a brush until it matched the check-in photo. The clerk signed the cleaning section off with nothing held back, and my full deposit came through nine days later.”
Daniel, Waddon CR0, March 2026
That job is a fair example of the pattern in the Purley Way blocks: not general mess, just the two surfaces a newer-flat inventory always names, and an agent who checks them against the original photos. The clean cost a fraction of the deposit at stake. It usually does. What turned it was the dated before-and-after set that went out with the invoice, which is the part a DIY check-out almost never has when the agent pushes back.
Booking it around the month-end queue
Waddon bunches its check-outs at month-end, like most of CR0, and the slots go. Book early for the last few days of the month. The steps are short.
- Ring 0333 555 2076 or email [email protected]. Give us the postcode, the property size, the check-out date and any known problem rooms.
- We price it. A fixed price for flats and houses up to four beds, or a quick walk-through for the bigger places toward Duppas Hill with two bathrooms or a loft.
- Flat empty when we arrive. Furniture out, personal things gone, rubbish cleared, so we can reach every surface the clerk checks, including behind the appliances and along the door track.
- Photo proof at the end. Every room, before and after, with an itemised invoice on company paper. That is your evidence pack if the check-out tries to deduct.
- Anything flagged inside 48 hours, we come back and fix it free.
Allow 7 to 10 days’ notice for an end-of-month slot and 3 to 5 days mid-month. If your check-out is tomorrow, ring anyway and we will do what we can.
Questions we get asked
How much is an end of tenancy clean in Waddon?
£156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed. A part job or single problem room is £30 per hour per cleaner. Larger houses toward Duppas Hill with two bathrooms or a loft conversion are quoted after a quick walk-through.
Is the oven included in the price?
Yes. A full oven clean is part of every end of tenancy job here, taken back to clear glass and clean metal. On its own it is £77 for a single, £110 for a double and £114 for a 90cm range, but inside an end of tenancy clean it is already covered.
Can you guarantee I get my deposit back?
No honest cleaner can guarantee the outcome, because the adjudicator weighs the whole inventory, not the cleaning alone. What we guarantee is the clean: a 57-point agent-approved checklist and a 48-hour re-clean if the clerk flags anything on it, which removes the most common deduction and hands you a dated invoice as evidence.
The water in Waddon leaves scale on the shower glass. Can you remove it?
Yes. CR0 is on hard water from SES Water, so build-up on glass, taps and kettles is normal, and it shows worst on the big shower pane in a newer flat. We use a scale remover worked into the surface and rinsed off, not a quick spray, so the bathroom reads as maintained at check-out.
Does the new Croydon licensing scheme affect my move-out clean?
Not the clean itself. Croydon’s selective licensing scheme starts on 1 September 2026 and Waddon is one of the fourteen wards in it, so most privately rented homes here will need a licence. A licensed landlord tends to keep tighter inventories, which makes a dated photo set from the clean more useful, but your cleaning obligations at check-out are unchanged.
Do you cover the Mead Place estate and the blocks near the tram?
Yes. We clean across the inter-war Waddon estate around Mead Place, the 1930s semis toward Duppas Hill and Waddon Ponds, the terraces toward central Croydon, and the modern blocks near Waddon Marsh and Ampere Way. Tell us the access plan for any flat with a barrier or fob entry when you book.

How long does a clean take?
A one or two-bed flat near the tram is usually a half day for two cleaners. A three-bed semi toward Duppas Hill is most of a day, and a larger house with two bathrooms a full day depending on the loft. We give you a realistic time at the quote, not an optimistic one.
Do I need to be there?
No. Most Waddon clients commute from the station into Victoria or London Bridge, or work shifts along the Purley Way, so they leave keys with the letting agent or a key safe. Tell us the plan when you book.
Should the property be empty first?
Ideally yes. An empty flat lets us reach every surface the clerk checks, including behind the appliances and along the balcony door track. If furniture is staying we clean around it, but flag it when you book.
Do you bring your own equipment and products?
Yes. The team arrives with commercial vacuums, carpet shampoo gear, scale removers, degreasers, oven kit and everything else the job needs. You do not need to leave anything out, though working power and water helps.
What happens if my Waddon landlord disputes the clean after a re-clean?
It goes to the deposit scheme’s free adjudicator, whichever of TDS, the DPS or mydeposits is protecting your deposit. Our invoice, dated photo report and re-clean record are admissible evidence, and a tenant with a complete professional-clean paper trail rarely loses. Shelter’s guidance walks through the steps.
Which areas near Waddon do you cover?
Waddon itself, including the Mead Place estate, the Duppas Hill and Waddon Ponds streets, the Purley Way side and the blocks near the tram, plus the surrounding Croydon areas. We work the CR0 streets every week, so a clean just over the boundary is no problem.
