“The clean was fine, so why has the agent docked me for the kettle and the shower screen?” We hear that from Pangbourne tenants most weeks, and the answer is almost always the water. RG8 runs about 313 mg per litre of calcium carbonate, very hard by any measure, so a wipe-down that looks spotless on the day still leaves scale lines the check-out clerk finds in ten seconds. End of tenancy cleaning here is the job built to beat that clerk: a deposit-focused clean at £30 per hour per cleaner, with a 48-hour re-clean guarantee measured against the check-out report. Ring 0333 555 2076 for a price in about three minutes.

Last updated June 2026. We cover Pangbourne and the surrounding RG8 postcodes, the village core in RG8 7 plus Purley-on-Thames and the river hamlets out to RG8 8, and across the bridge into Whitchurch-on-Thames. This page sits inside the county directory at End of Tenancy Cleaning Berkshire.

The report that decides your deposit before you lift a cloth

Start with the document, because the deposit argument is won or lost on it and most tenants never read theirs twice. On the day you moved in, a clerk walked the property and wrote an inventory describing every surface, nearly always with photos, usually with “new” or “clean” against the kitchen and bathroom. Those words were accurate, because the place had just been cleaned to a professional standard. At check-out a clerk walks it again and compares line by line. Anything materially worse than the move-in entry, past fair wear and tear, is chargeable against your deposit. So you are measured against a professional clean, not against “tidy”. That is why a mop and a spare Saturday rarely gets a Pangbourne tenant over the line.

The deductions are not abstract either. On the RG8 hand-backs we get called in to rescue, the charges fall in a familiar shape: £80 to £120 on the oven, £70 to £150 on grout and scale in the bathroom, £60 to £100 for the gaps behind the appliances, more again on carpets and marked walls. Put that against a river-side three-bed carrying a deposit north of £3,000 and the sum makes itself, although most tenants only run it after they have failed the first check-out. That round is the cheap one to win.

Two things in law sit behind this, and they pull different ways. The Tenant Fees Act 2019 means a West Berkshire landlord cannot write professional cleaning into your contract as a condition, so nobody can force you to book us. Damp and mould, on the other hand, are a landlord obligation, not a tenant cleaning failure, so where we find black mould in a cold bathroom corner we photograph it and note it, and the charge stays where it belongs.

Why RG8 water costs Pangbourne tenants their deposits

Pangbourne sits on chalk, and the water that comes off it is hard. Thames Water supplies the RG8 mains from the Pangbourne treatment works, and that published hardness near 313 mg per litre puts it firmly in the very hard band. The one number is behind more deductions here than anything except the oven.

Scale builds on taps, shower heads, screens and tile joints far faster than tenants expect, and a cloth does nothing to it once it has set. The clerk knows where to look: a thumbnail down the tap, the shower screen caught edge-on against the light, the kettle pulled in close. A kettle interior furred white, a mixer aerator blocked solid, a basin tap ringed at the base: these are the second and third lines on most RG8 check-out reports, and a quick once-over never touches them. We descale them by hand, with the right product for the surface, because the period chrome and brass fittings in the older village houses will not take the brute-force descalers a modern flat shrugs off.

Grout is the other quiet deposit-killer, the line between a pass and a charge more often than carpets are in this village. We scrub it back rather than wipe it, and where it is genuinely past saving in a long tenancy, we photograph the state before we start, dated and timestamped, so a clerk cannot bill you for wear that was already there at move-in.

A kettle furred white and a mixer aerator blocked solid are the second and third lines on most RG8 check-out reports.

Specialist surfaces sit outside the scrub-and-go work. Original tile in an Edwardian hallway off Reading Road, engineered oak in a newer Bere Court Road build, a worn timber stair in a riverside villa: each wants its own product, which is what the floor cleaning add-on covers. Exterior glass on the upper floors of a river-facing house is a separate job too, folded into the same visit through our window cleaning service when the inventory asks for it.

Everything we clean, in one list

Other firms split this into four nested sub-lists to pad the page. Here is the whole thing in one. Every item runs to our 57-point agent-approved checklist, built over a decade of local check-outs, and carries the 48-hour re-clean guarantee if a Pangbourne clerk flags it.

  • Oven, stripped not wiped. Cavity cleaned back to the enamel, racks soaked, door glass split apart so the brown film between the panes comes out, fan, element and seals all done.
  • Hob, extractor and the housing above it. Burners and knobs off and washed, induction glass left residue-free, hood degreased inside and out, and on the newer kitchens the integrated canopy lifted so the bonded film above the baffle comes off, the part a surface wipe leaves behind.
  • Fridge and freezer cleaned through once defrosted, seals wiped, and the floor and gap behind them cleared.
  • Washing machine and dishwasher, the bit the clerk opens first: drum, the detergent drawer pulled and scrubbed, filters cleared, spray arms and seals done, a descale run where the hard water has marked the drum.
  • Every cupboard inside, outside and along the top of the wall units, because the clerk reaches the top of a 1930s kitchen with a torch.
  • Worktops and splashbacks cleared and polished, silicone trim scrubbed, tile grout brushed; sink, taps, drainer and plughole descaled, with the mixer aerator unscrewed and cleared.
  • Bathroom scale lifted first: taps, shower head, screen and tiles, with the careful approach on original chrome and brass.
  • Toilet done properly, inside and under the rim, the cistern, hinges and behind the pedestal; bath, basin, the underside of the taps, overflow and plughole; shower screen both sides plus the runners and the sealant bead.
  • Bathroom extractor cover off and the grille cleaned, mirrors and cabinets done and behind them where they pull away.
  • Inside every wardrobe, drawer and built-in cupboard, plus skirting, door frames, doors, handles and finger plates, both sides.
  • Light fittings, switches, sockets and the ceiling roses, which in a period Pangbourne house hold years of dust and always get checked.
  • Window sills, reveals and inside frames; the leaded fronts and the older windows in the riverside houses need slow, careful work.
  • Picture and dado rails, where the original ones hold dust on the top edge that a torch held sideways picks up.
  • Radiators front, top, sides and the wall behind; the period cast-iron ones take longer than a modern panel.
  • Walls spot-wiped for marks, with a realistic line drawn, because nail holes and scuffs are a decorator’s bill and not yours to scrub away.
  • Hard floors washed with the right product, carpets vacuumed both ways, upholstery hoovered through; staircase spindles and bannister by hand, the stair carpet into the riser-tread joint.
  • Cobwebs out of the ceiling corners and the cornicing, then a final walk-through photographed before and after, every room.

Two of those lines often need a pass of their own. Professional hot-water extraction on carpets is written into a fair few Pangbourne tenancies as a hard requirement, which is what the carpet cleaning add-on covers on the same visit. A hard-used sofa in a furnished river-side let sometimes needs full upholstery cleaning rather than a hoover.

What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point in the year rather than waiting for a fixed term to end.

End of tenancy cleaning in Bromley by Monster Cleaning
A recent end of tenancy cleaning our team finished in Bromley.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies. The check-in benchmark still applies. The deposit maths is exactly what it was the week before.

What shifted is timing. Pangbourne already runs on a steady churn of commuter and professional lets, plus the Pangbourne College staff houses that turn over on the school calendar. Let tenants leave on a rolling two months instead of a fixed end date and the move-outs spread out and get harder to predict, so the slot you want goes if you wait. The dull takeaway pays for itself: book the clean earlier than you used to.

Pangbourne street by street: the stock changes as you leave the river

Pangbourne is a small Thames-side village at the mouth of the Pang, and the housing changes character the moment you walk away from the water. A riverside villa with leaded bays and a worn timber stair, and a 2010s estate house off Bere Court Road, share a postcode and little else. One method does not pass all of it, so we work the village in bands.

The river side: Riverview Road, The Moors and the houses near the bridge

Down by the Thames the houses get grand and old: big late-Victorian and Edwardian properties with deep front bays, leaded lights, original cornicing and stairs that have stood a century. The most famous run is the “Seven Deadly Sins”, the row of seven turreted villas the department-store founder David Evans had cut into the chalk above Whitchurch Lock in the 1890s, all domes, gables and balconies. The inventory on a house like this names the period detail individually, so the clean has to match it individually and nothing aggressive goes near original paint, plaster or chrome. One river quirk is worth knowing: on a damp morning the mist off the Thames lays a thin haze back onto a front bay within hours of a clean, and a clerk arriving at nine on a wet October day will catch it. We allow for it. The Moors runs south off the mini-roundabout over the Pang towards Pangbourne Meadow, the National Trust hay meadow the village bought by public subscription in 1936, with the Thames Path along it.

The village core: Reading Road, Wallingford Road and the station end

This is the older terraced and semi-detached belt, and it holds the longest tenancies: Edwardian terraces by the station, 1930s semis above the railway with original picture rails throughout, the run up towards Pangbourne College. The station is on the Great Western main line between Tilehurst and Goring & Streatley, a straight run to London Paddington, which is why so much of this stock is let to commuters. Long lets mean build-up in the places nobody touched between tenants: behind the cooker, under the fridge, into the grout of an original tiled hall. We win these check-outs on the slow, dull work, not on anything clever.

The edges: Bere Court Road, Berries Road and the newer estates

Out on the south-west edge the stock turns to 1990s and 2010s estate houses: engineered-oak floors, integrated appliances, an extractor canopy over a kitchen island that needs two passes because the first lifts the surface grease and the second the bonded film once it has dried. These carry tidy modern inventories and fail on different things to the river houses: scuffed oak in the hall, a greasy hood mesh, a marked silicone bead. Whichever band you are in, ring 0333 555 2076 with the postcode and we will tell you what the clerk on that street tends to flag.

Boundaries blur here. Whitchurch-on-Thames is across the bridge in Oxfordshire, Purley-on-Thames runs east towards Tilehurst, and the river hamlets out past Sulham sit on the same drive. We cover all of it. We also reach the bigger Berkshire stops, so if your next place is in Tilehurst, Theale, Goring-on-Thames or Reading, the same crew can do both ends.

What it costs, and the sum nobody does in time

Oven-only clean1.5-2 hoursFrom £77

Pangbourne runs at our standard pricing: £30 per hour per cleaner, with kit, products and the drive in included. We do not surcharge the Whitchurch toll, the rural run from Reading, or the College-staff lets. The toll is 60p each way for a car and we pay it on the way over; it never appears on your invoice. Carpet shampoo is £36 a bedroom, £43 a living room, or £115 for the whole carpeted area of a two-bed. The oven add-on is £77 single, £110 double, £114 for a 90cm range. Those figures assume a place in normal lived-in shape; a long tenancy with heavy wear or a pet household costs more, and we say so on the phone rather than after.

Run the sum the way the deposit makes you. A three-bed at £339 to protect a £3,000 deposit is barely a decision. Every Pangbourne booking carries a 48-hour re-clean guarantee: if the agent flags any cleanliness issue inside 48 hours, we come back and redo it free, provided you tell us in that window and nobody has moved in. Our pass rate across these jobs sits near 97%, but the guarantee is the real point. We are on the books of 300+ letting agents, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. That number is the whole job, really: money that stays with the tenant.

A Reading Road hand-back from March

“Four years in a 1930s semi on Reading Road, original picture rails the whole way through and an integrated extractor I had honestly never looked behind. The agent told us on the Wednesday the clerk was coming Friday morning. Monster came the Thursday, got the extractor housing off and lifted years of grease off the baffle, did the rails with a long-pole brush, and ran the descaler through the kettle twice because the water here had furred it solid. Clerk signed it off and the full £2,950 came back the next week. I had braced for a fight.”
Hannah, Reading Road RG8, March 2026

That is a fair example of the village pattern: a long tenancy, an oven and extractor nobody had dealt with, original rails that hold dust, an agent who checks. The clean cost a fraction of what was at stake. It usually does. What turned it was the dated photo set that went out with the invoice as much as the scrubbing, the part most do-it-yourself check-outs never have when the agent pushes back.

Booking it, and the toll-bridge timing

Booking is quick. The one local wrinkle is the bridge. The Whitchurch toll bridge is one of only two privately owned toll bridges left on the Thames, run by The Company of Proprietors of Whitchurch Bridge, and it backs up the Reading Road end of the village at the weekday afternoon peak and on Saturday mornings, so we time hand-backs for mid-morning where we can. The steps:

End of tenancy cleaning in Islington by Monster Cleaning
Islington: another job wrapped up by our cleaners.
  1. Ring 0333 555 2076. Price in about three minutes. Give us the postcode, property size, check-out date and any known problem areas, and mention anything the move-in report marked “new” or “clean”. Out of hours, [email protected] reaches us and someone calls you back.
  2. We book you in, ideally the day before check-out with a buffer, mid-morning for the bridge. Allow more notice for an end-of-month slot than a mid-month one.
  3. Place empty when we arrive. Furniture out, personal things gone, rubbish cleared. We also do removals if you want the move and the clean on one booking, which helps when several van trips over a narrow toll crossing turn into a long day.
  4. Photo proof at the end. Every room, before and after, with an itemised invoice on company paper. That is your evidence pack if the check-out tries to deduct.
  5. Check-out happens. Anything flagged inside 48 hours, we come back and fix it free.

You do not need to be there. Most of our Pangbourne tenants are already in the next place by clean day, so we take the keys from the agent on the high street or Reading Road, do the work, meet the clerk if you want us to, and drop the keys back.

Sorting the right job from the wrong one

Four jobs get muddled, and it is worth booking the right one.

Check-in inventory report
The document the clerk writes on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a vague idea of “clean”.
End-of-tenancy clean
Built to pass that inventory and get a deposit back, with the place empty and the 48-hour guarantee on it, at £30 an hour per cleaner.
Deep clean
A deep clean resets a home you are keeping, with no formal standard to hit, also from £30 an hour.
Regular domestic clean
A regular domestic clean is ongoing upkeep, from £22 an hour on a weekly visit.

If the agent only pulled you up on one thing, you may not need the full job. A flagged oven on its own is covered by standalone oven cleaning from £77, and a single carpet clause by carpet cleaning from £36 a room.

Questions we get asked

How much is end-of-tenancy cleaning in Pangbourne?

A studio or station-end flat starts at £156, a one-bed at £207, a two-bed at £243, a three-bed at £339 and a four-bed at £425. Part jobs are £30 per hour per cleaner. Carpet shampoo and oven cleaning are add-ons on top: carpet from £36 a room, oven from £77.

Do I actually need a professional clean, or can I do it myself?

You are allowed to do it yourself; the Tenant Fees Act 2019 stops a landlord making professional cleaning a contractual condition. The catch is the benchmark. Your move-in inventory was set by a professional clean, and matching that without the kit is hard, particularly with RG8 water leaving scale a cloth will not shift. With deposits on the larger village houses over £3,000, the sum usually points one way.

Is Pangbourne water really hard enough to matter?

Yes. Thames Water supplies RG8 off the chalk through the Pangbourne treatment works, and the published hardness near 313 mg per litre is very hard. It is why kettle interiors fur within a fortnight and the scale ring on a basin tap is one of the first things a clerk writes up. We descale taps, screens, shower heads and tile joints by hand on every job.

Does the Renters’ Rights Act 2025 change anything for Pangbourne tenants?

From 1 May 2026, Section 21 evictions are abolished and every existing assured shorthold tenancy converts to a periodic tenancy, so a tenant can give two months’ notice at any point. The cleaning obligations at end of tenancy do not change. The real effect here is more frequent and less predictable move-outs, so book as early as you can.

Do you cover the riverside Riverview Road and The Moors houses?

Yes, the big front-bay detached houses on the river side are some of our regular work, and the four-bed rate of £425 includes the leaded-light pass and the lift on the integrated extractor. On a damp morning the river mist can re-haze a front bay within hours, so where the clerk will inspect the river-side glass we add the window service on the upper floors.

What about the Bere Court Road and Berries Road estate houses?

Yes. The 1990s and 2010s estate houses on Bere Court Road, Berries Road and out towards Sulham all sit on the same drive. Two-bed houses are £243 and three-beds £339, and the integrated extractor canopy over the kitchen island gets the double pass on those builds.

Can you work around the Whitchurch toll-bridge queues?

We can. We time hand-backs for mid-morning where the agent allows it, which keeps us clear of the worst of the bridge backup at the Reading Road end. If the clerk is locked into a late-afternoon slot we work around it; the crew knows when the bottleneck lands.

End of tenancy cleaning in Waltham Forest by Monster Cleaning
Fresh from a end of tenancy cleaning in Waltham Forest.

Do you cover Whitchurch-on-Thames across the bridge?

Yes. Whitchurch-on-Thames sits across the toll bridge in Oxfordshire, and the stock there, mostly older village cottages and some newer detached houses, is close enough that the same RG8 crew covers it. The car toll is 60p each way and we absorb it in the quote.

Which letting agents do you work with in Pangbourne?

The 300+ agents we work with across the south include the Pangbourne desks: Davis Tate on Reading Road, Strutt & Parker and Parkers on the high street, and Hamptons, plus the Reading branches when they list out to RG8. We follow whichever version of the 57-point checklist your agent uses; they overlap heavily.

What if my Pangbourne landlord disputes the clean after a re-clean?

Escalate to the deposit scheme adjudication, whichever holds your deposit: the Tenancy Deposit Scheme, the Deposit Protection Service or mydeposits. Our invoice, dated photo report and re-clean record are admissible evidence, and a tenant with a complete professional-clean paper trail very rarely loses. Shelter’s guidance walks through the steps.

Is there a landlord licensing scheme in Pangbourne?

No. West Berkshire Council, the unitary authority for Pangbourne, has no selective licensing scheme in force, and the village falls outside the kind of additional HMO scheme some larger towns run. In practice your deposit fight is with the letting agent and the protection scheme, not the council.

Do you handle Pangbourne College staff hand-backs?

Yes. The College staff lets around the village and out towards Bere Court Road come up regularly through the school’s housing office, and the crew knows what the College signs off on. They turn over on the school calendar, which we plan around.
