The towers were demolished and the site rebuilt between 2009 and 2016 as Orchard Village, 555 newer homes put up by Willmott Dixon for the housing association that ran it (Old Ford, later Circle, now Clarion). On these recent homes the flagged list shifts entirely: trickle vents and PVC window reveals, kitchen plinths and unit kickboards, the shower screen seal, and any mark the check-in logged as new. Bedrooms, living areas and the bits people forget

Inside fitted wardrobes and the airing cupboard, slats wiped and the tank cupboard floor cleared. Painted window catches, hinges, sills and reveals, the small back bedroom in particular. Skirting, picture rail and door tops dusted, switches and sockets wiped. In the living areas the gloss and any hall dado are washed, marks lifted off the staircase wall, windows cleaned inside with frames, trickle vents and sills done, cobwebs out of the corners. What Thames Water does to a South Hornchurch bathroom

RM13 is on the hard side of London’s supply. Licensing, the 2026 schemes, and what 1 May 2026 changed

There is a paperwork layer worth getting right, because it is widely misunderstood locally. Havering brought in two property licensing schemes that both started on 18 March 2026 and run five years. The selective scheme covers seven of the borough’s twenty wards (Beam Park, Harold Wood, Rainham and Wennington, Rush Green and Crowlands, Squirrel’s Heath, St Albans and St Edward’s), and South Hornchurch is not one of them, so a single-family let here does not need a selective licence. The additional HMO scheme, though, is borough-wide, so a South Hornchurch home let to three or four unrelated sharers does need one. The council’s pages can block automated visitors, so we state this from the published designation rather than linking it.
