On a Southborough check-out the clerk almost always opens the bathroom first, because the water here scales everything, and a shower screen left cloudy is the quickest deduction to write up in the whole flat. That is the test an end-of-tenancy clean in this town has to beat: the property handed back to match the move-in inventory, cleaned to the line TN4 letting agents actually sign off, at £30 per hour per cleaner, with a 48-hour re-clean guarantee measured against the check-out report itself. Ring 0333 555 2076 for a price in a few minutes.
Last updated June 2026. We cover Southborough and the wider TN4 area, including High Brooms, the London Road parade, the streets around Southborough Common and out toward the Tonbridge boundary on Vauxhall Lane. This page sits inside the county directory at End of Tenancy Cleaning Kent.
How the move-in inventory quietly decides your deposit
Start with the mechanism, because it is the whole game and almost nobody reads it until they have lost the first round. Your deposit is your money. The landlord only holds it, protected in one of three government schemes, and can keep part of it only for a genuine breach of the agreement. Cleaning is the most common reason for a deduction and also the easiest to win back, because cleaning is objective in a way wear-and-tear arguments never are. Either the oven glass is clear or it is not.
The argument is nearly always the check-out inventory. When you took the Southborough flat, a clerk walked it and wrote a report, usually with photographs, recording the place as professionally cleaned. At the end a clerk walks it again and compares the two, line by line. Anything materially worse than the move-in entry, beyond fair wear, can be charged against the deposit. A thin final clean is the single most frequent reason a Kent tenant loses money they had counted on getting back.
Southborough adds a pattern of its own. A lot of the rental stock here is older, and tenants tend to stay, often for years rather than months, because this is a settled commuter base with two stations on the line to London through Tonbridge. The longer a tenancy runs, the wider the gap between the spruced-up state the move-in report recorded and the lived-in state at the end, and the more a rushed clean leaves on the table. We see it most on the family houses off Holden Road and Pennington Road, where a decade of cooking, baths and carpet wear has to be undone in one go before the clerk walks through.
The deposit itself is capped at five weeks’ rent where the annual rent is under £50,000, so on a typical Southborough family let you are protecting a real four-figure sum, not loose change. If you want the framework in plain terms, the government’s tenancy deposit protection guidance sets out how the schemes and the dispute process work, and Shelter’s deposit guidance explains what a landlord can and cannot deduct for. Read either before you accept a deduction you think is unfair.
Hard water is the local tax on a TN4 deposit
Southborough sits on hard water, and that one fact loses more deposits here than almost anything except the oven. The supply comes from South East Water, drawn from the chalk and greensand under the Weald, and it runs hard out of every tap in TN4. You see it as a milky scale haze on the shower screen, a chalky crust round the taps and on the kettle element, and a dull ring inside the toilet bowl. It builds up across a tenancy without anyone noticing, and a clerk spots it at once, because set scale photographs as a grey film that no amount of ordinary spray-and-wipe shifts.
That is why we treat a scaled bathroom with a proper descaling solution and dwell time rather than brute scrubbing. The product is left to break the scale down, then the chrome and glass come back genuinely clear instead of merely less dirty, and the grout, the showerhead and the tap bases get the same patience. South East Water publishes the hardness figures for the supply on its water hardness page if you want the numbers for your zone. In practice the bathroom is where a Southborough deposit slips first, so it is where the team puts time before anything else in the property.
The bathroom is where a Southborough deposit slips first, so it is where the team puts time before anything else.
The kitchen runs a close second for the same reason. Taps, the sink, the splashback behind the taps and the kettle all scale, and the oven on top of that carries the baked-on grease that is the other reliable deduction. A descaling-led method is not a flourish in this town. It is the difference between a pass and a clerk reaching for the camera.
What the clean covers, room by room
This is a full vacant-property clean, done with the place empty so we reach what an occupied clean never can: behind the cooker, inside every cupboard, the tops of doors, the carpet edges. It is the hand-back clean, not a tidy-up, and it runs to the same 57-point checklist on every job.
The kitchen, where the grease deductions live
The oven is stripped, not wiped. The door glass is split and cleaned on the inside faces, then the racks, runners, the grill compartment and the back panel. The extractor canopy is degreased and the metal filter soaked. We pull the fridge-freezer and the washing machine out where they move, clean behind and down the sides, and defrost a switched-off freezer if there is time in the booking. Every cupboard and drawer is emptied, wiped inside and out, and the handles done. Worktops, the tiled splashback, the sink and taps descaled, the bin, the skirting, and the floor washed right into the corners.
Bathrooms, treated for scale
Because the water is hard, the bathroom gets a descaling clean rather than a wipe. The shower screen and glass are treated until clear. Grout is scrubbed, the taps and showerhead descaled, the toilet done inside the rim and behind the base, the bath and basin including the overflow, mirrors and any cabinet, the extractor vent cover, and the floor including the awkward strip behind the pedestal. Set scale is what fails a Kent bathroom inspection, so it gets the dwell time it needs.
Bedrooms and living rooms
A full dust down from the top: picture rails, coving and cornicing in the older villas, door tops, frames, skirting, and radiators including the backs. Built-in wardrobes are emptied and wiped inside. Windows are cleaned on the inside, sills and internal frames done, light switches, sockets and fittings wiped. Carpets are vacuumed thoroughly, including the perimeter where dust gathers along the gripper, and hard floors are washed. Marks come off paintwork where they shift without taking the finish with them, and where they will not, that is a decorator’s job, not a scrubbing one.

Halls, stairs and the rest
Hallways, stairs and landings get the spots people forget: skirting along the whole run, the banister spindles, the meter cupboard, internal glass, and cobwebs off the ceiling line. The inside faces of the front and back doors are wiped. Everything is left so the clerk’s check-out photographs line up with the move-in set, which is the only comparison that decides the money.
Southborough street by street, and the stock that changes with it
Southborough runs along one spine, and the clean has to follow the housing as it changes down that spine. The town separated from Tonbridge in 1871 and grew fast after the Holden Estate was sold in 1879 and laid out for 165 new dwellings, which is why so much of the core is Victorian and Edwardian. The A26 London Road carries the whole town north to south, lined for a stretch with that distinctive avenue of alternate lime and plane trees on the wide grass verges, with Speldhurst Road, Pennington Road, Holden Road and Park Road running off it toward the 71-acre Common.
The core is period: bay-fronted villas and terraced houses from the Holden expansion, plus the parades of flats above the shops on the London Road. Around that sit interwar and post-war semis, a scatter of larger period houses on the roads nearest the Common, and newer infill closes off Vauxhall Lane and Speldhurst Road. A bay-fronted Edwardian villa has deep skirtings, picture rails and original cornicing that hold dust where a clerk looks; a post-war semi has none of that but usually a tired kitchen and a heavily scaled bathroom. We clean to the property in front of us, not to a script.
Then there is High Brooms, the adjoining area with its own station, where the stock is denser and the let turnover quicker. Larger shared houses there and along the London Road are often licensed HMOs, and the check-out standard on those is tighter, which is covered further down. The Common itself is woven through the town’s character: cricket has been played on it for more than two hundred years, the town made cricket balls until 1978, and Kent Women played their matches on the ground between 1957 and 1971. The new Southborough Hub on the old Royal Victoria Hall site, opened in 2021 with a library, a GP surgery and a theatre, anchors the centre near the parade we clean above.
Parking shapes how we plan a job here. The London Road is the A26, a busy through-route with limited and often restricted kerb space by the parade, so for a flat above the shops we work out access and unloading before the day rather than circling. The residential roads off it, around Park Road and Pennington Road, are easier, but the older terraced streets are narrow and we size the team and the van to suit. Tell us the exact address when you book and we will have sorted this before we arrive.
We clean to the property in front of us, not to a script.
The boundary with Tonbridge runs roughly along Vauxhall Lane and the A26, so a let near there can sit in either town depending on the precise address. We cover both sides, and it makes no difference to the price. If you are moving on within the area, we also clean across the wider county, including Tunbridge Wells and Tonbridge next door.
What it costs, and the sum nobody runs in time
The price is fixed by the size of the property and quoted in full before we start. No hourly creep, no surprise on the day.
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio flat (London Road parade) | 3 to 4 hours, 1 cleaner | £156 |
| 1-bed flat or maisonette | 4 to 5 hours, 2 cleaners | £207 |
| 2-bed terrace or semi | 5 to 7 hours, 2 cleaners | £243 |
| 3-bed house (Holden Road, Pennington Road) | 6 to 8 hours, 2 cleaners | £339 |
| 4-bed villa near the Common | 8 to 10 hours, 2 to 3 cleaners | £425 |
If you would rather book by time, it is £30 per cleaner per hour, though for a check-out the fixed price is usually better value and takes away the risk of the job overrunning your budget. Those figures assume a property in normal lived-in shape. A long tenancy with heavy wear, a pet household or a place that has not had a deep clean in years takes longer, and we say so on the phone rather than after.
Carpet shampoo is a separate add-on because it needs machine extraction: £36 a bedroom, £43 a living room, or £115 for the carpets across a whole two-bed. Ovens come included in the standard clean, but if the oven is the only thing the agent flagged, on its own it is £77 for a single, £110 for a double and £114 for a 90cm range. Many Southborough tenants add the living-room carpet when the move-in inventory noted it as professionally cleaned, since that is a line a clerk checks against.
Now run the sum the way the deposit makes you. A one-bed at £207 to protect a four-figure deposit is barely a decision, and the trouble is that most people only do the arithmetic after they have tried a DIY clean, failed the check-out, and lost the first round. Our 57-point agent-approved checklist is built from what clerks and agents across our 300+ letting agents have told us they actually mark, which is why our first-time pass rate runs at 97% and why over the years we have helped tenants recover an estimated £1.2m in deposits that would otherwise have gone on cleaning deductions. The 48-hour re-clean guarantee sits behind all of it: if the clerk flags anything we cleaned, tell us inside two days and we come back and fix it at no charge.
It helps to be clear which clean you are actually booking, because people mix these up and pay for the wrong one.
- Check-in inventory
- The report a clerk writes on day one describing every surface, usually with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a vague idea of clean.
- End-of-tenancy clean
- Built to pass that inventory and get the deposit back, done with the property empty, against the agent’s standard, with the 48-hour guarantee on it at £30 per hour per cleaner.
- Deep clean
- A deep clean resets a home you are staying in. Lived-in, no formal standard to hit, also from £30 per hour per cleaner.
- Regular domestic clean
- A domestic clean is ongoing upkeep of an occupied home, from £22 an hour on a weekly visit.
The council, HMOs and what 1 May 2026 changed
Southborough falls under Tunbridge Wells Borough Council, and there is a licensing point worth knowing if you rent a shared house here. The council runs mandatory HMO licensing only. It has not brought in an additional or selective scheme, so an ordinary single-household let needs no property licence. The mandatory rule still bites on larger shared houses: a property with five or more people forming two or more households, sharing a kitchen or bathroom, must be licensed, and that licence runs for five years.

This matters for a departing tenant because a licensed HMO is inspected against documented condition standards, so the check-out clean in those properties is held to a tighter line than in a private flat. The larger shared houses near High Brooms and along the London Road are where this lands, and we clean those room by room plus the shared kitchen and bathrooms, to that standard.
The other change tenants ask about is the law. The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault eviction is gone, fixed terms have ended, and existing assured shorthold tenancies have converted to periodic agreements, so a tenant can give notice without waiting for a term to run out. Here is the part people get wrong: the cleaning side of a move-out did not change at all. The deposit, the protected scheme and the check-out comparison are exactly what they were the week before. What changed is timing, with move-outs falling more often and less predictably, which only makes booking the clean early the sensible move.
A Holden Road job from the spring
“We had rented a three-bed end-of-terrace off Holden Road for nine years and raised two kids in it, so the place had nine years of family life baked into the oven and the bathroom. The agent had warned us about both. Monster sent two cleaners, stripped the oven back to the door glass, and spent what felt like an age descaling a shower screen I had given up on. The clerk passed it with no cleaning deduction and the full deposit came back. After that long in one house I had braced for a fight.”
Karen R., Holden Road TN4, April 2026
That job is a fair picture of the pattern on the family houses up here: a long tenancy, an oven nobody had dealt with in years, a bathroom scaled by the hard water, and an agent who checks. The clean cost a fraction of what was at stake, as it usually does. What settled it was not the scrubbing alone but the dated before-and-after photos that went out with the invoice, which is the part most DIY check-outs simply do not have when the agent pushes back.
How booking works
It is a short process and we keep it that way.
- Tell us the property. Ring 0333 555 2076 or email [email protected] with the Southborough address, the bedroom count, whether it is furnished, and your check-out date.
- Get a fixed quote. We price from the size and confirm any carpet or oven-only add-ons. No hourly guesswork, usually the same day.
- We confirm the slot. Ideally after the removal van has gone and before the check-out appointment, so we clean an empty property.
- We clean to the checklist. A team works the 57-point list against this property type, with the bathroom and oven first.
- Anything flagged, we come back. If the clerk marks something we cleaned, tell us inside 48 hours and we return to put it right at no charge.
If your check-out is tomorrow, ring anyway and we will do what we can. A couple of photos of the kitchen and bathroom sent over sharpen the quote, which helps most on the larger period houses near the Common.
Questions we get asked
How much is an end of tenancy clean in Southborough?
It is fixed by the size of the property: a studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. Carpet shampoo and oven-only work are separate add-ons. You get the full price before we start, and nothing is added on the day.
Will the clean pass the check-out inventory?
We clean to a 57-point agent-approved checklist and our first-time pass rate is 97%. If the inventory clerk flags anything we cleaned, tell us inside two days and we come back and put it right at no charge. That is the 48-hour re-clean guarantee, and it is the reason most Southborough jobs need only one visit.
Is the water in Southborough hard, and does it matter for the clean?
Yes. South East Water supplies TN4 from the chalk and greensand under the Weald, and it runs hard. It leaves a scale film on shower glass, taps and the kettle that a clerk reads as grime in a photo. We descale the bathroom with a treatment and dwell time rather than scrubbing, which is why the bathroom gets the first hour on a Southborough let.
Does the Renters’ Rights Act 2025 change what I have to clean?
No. The Act went live on 1 May 2026 and ended Section 21 and fixed terms, so tenancies now run as periodic agreements. It did not touch the deposit, the protected scheme or the check-out comparison. You still hand the place back in the condition the move-in inventory recorded, fair wear aside, so a thorough clean to that standard is still what protects the money.
Do you cover the period villas near the Common and St Peter’s Church?
Yes. The bay-fronted Victorian and Edwardian villas on the roads off the Common are a regular booking. They carry deep skirtings, picture rails and original cornicing that hold dust along the top edge, exactly where a clerk runs a finger, so we dust down from the ceiling line first and work toward the floor.
Can you clean a flat above the shops on the London Road?
Yes, the parade flats and maisonettes along the London Road through the centre are a regular job. Stairs and floor level are no problem. We just need to know which floor it is and whether the kerb outside is restricted, because the London Road is the A26 and parking by the parade is tight, so we sort access before the day.

Do I need to be there while you clean?
No. Most Southborough tenants have already moved out and left the keys with the agent or in a key safe by the time we arrive. Tell us how we get in and we handle the rest. We are also happy to deal with the letting agent directly on access if that is simpler for you.
When should I book the clean around my check-out?
After the removal van has gone and before the inventory check-out appointment. An empty property cleans properly, because we can reach behind and under everything that was in the way. Even a day between the clean and the clerk’s visit is fine, and often sensible if the van runs late.
Is carpet cleaning included in the price?
No, carpet shampoo is a separate add-on because it needs machine extraction: £36 a bedroom, £43 a living room, or £115 for the carpets across a whole two-bed. We suggest it when the move-in inventory logged the carpets as professionally cleaned, since that is a specific line the clerk checks against on the way out.
Do you clean shared houses and licensed HMOs?
Yes. Larger shared houses near High Brooms and along the London Road can be licensed HMOs under Tunbridge Wells Borough Council, which means five or more people from two or more households sharing a kitchen or bathroom. Those are inspected against documented standards, so we clean to that tighter line, room by room plus the shared kitchen and bathrooms.
What if the agent uses their own cleaner and still deducts?
Ask for the itemised report and the photographs. A cleaning deduction has to be evidenced against the move-in inventory, not just asserted. If we cleaned the property and the clerk still marks it, we return inside 48 hours, and a dated re-clean record from us is strong evidence if you take it to the deposit scheme.
Are you an established company, and how do I get a quote?
Monster Cleaning Ltd has traded since 2014 (Companies House 9919639) and is on the books of 300+ letting agents. For a price, ring 0333 555 2076 or email [email protected] with the address, bedroom count, whether it is furnished and your check-out date. We come back with a fixed figure, usually the same day.
