The kitchen, where a lot of it is won

The oven comes apart as far as it is designed to. Door glass split and cleaned between the panes, racks and trays soaked, the roof and back of the cavity taken back to metal, fan and seals done. Older Thaxted kitchens often run a freestanding range or a double oven that has done heavy service, and the inside of that cooker is the single most reliably failed item in any check-out, listed cottage or new house alike. Inside fitted wardrobes and cupboards, skirting, switches and sockets, radiators including the back, window glass and frames, sills and runners. Carpets vacuumed thoroughly. Original timber and flagstone floors cleaned to suit the material rather than soaked, because water standing on old boards is its own kind of damage.

Throughout

What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic tenancy, so a tenant can give two months’ notice at any point in the year rather than waiting for a fixed term to run out.

The cleaning side of a move-out did not change at all. The Tenant Fees Act 2019 still means your landlord cannot make professional cleaning a contractual condition, so nobody can force you to book us. The benchmark is still the documented check-in standard. The deposit maths is exactly what it was the week before. What changed is timing. Move dates spread out and grow less predictable, and in a small market town with a thin lettings pool that makes the month-end pinch worse, not better. The dull, paying takeaway: book the clean earlier than you used to, because the slot you want will go if you wait.

One more thing the law fixes rather than us: your deposit is capped at five weeks’ rent under that 2019 Act, and it has to sit in a protection scheme. None of that depends on the clean. The clean is simply how you keep it whole.


The listed cottage the clerk is really inspecting

Thaxted is not a town of modern conversions. It is one of the best-preserved medieval wool towns in Essex, with 148 listed buildings strung mostly along one spine, so the typical rental we clean is an old, characterful, heavily detailed property and the inventory reflects that. The genuine stock here is the timber-framed and Georgian houses of the centre, the period cottages off Stoney Lane, Bell Lane and Park Street, the Georgian townhouses on Watling Street facing the church, and a thinner band of interwar and modern infill on the edges out toward Bardfield Road. The 2021 census put about 3,187 people in the built-up part of the parish, so this is a small place, and the lettings market inside it is smaller still.

What that means on a check-out is simple. A two-up two-down timber-framed cottage off Town Street has far more itemised surfaces than a same-sized 1970s house, because it has beams, brick hearths, deep sills, leaded or timber windows and original floors, and the clerk photographed all of it at check-in. A listed-property report runs longer and more detailed than a modern flat’s, which means more lines to clear and less room to bluff. The newer houses on the fringes are closer to a standard estate check-out, but they are the minority of the lets here. We price and plan around which of the two you actually have, not a one-size figure.

Listed-fabric care
Beams, lime plaster, leaded glass and original boards do not take the harsh descalers and scouring a modern surface shrugs off. We clean them by hand with gentler methods, because a scored beam or a bleached board is a far bigger deduction than a missed oven.

What Affinity Water does to a Thaxted bathroom

Thaxted is supplied by Affinity Water, and the supply here runs around 440 milligrams per litre of calcium carbonate. That is classed as very hard and it is more than double the national average of roughly 198. In plain terms, scale builds on taps, kettles, shower screens and the inside of the toilet faster than anyone moving from a soft-water area expects. Two years of it leaves a cloudy bloom on the chrome and a chalky line round every fitting that a cloth will not shift.

Clerks in CM6 know the water and they look for it. They run a thumbnail down the tap, they catch the shower screen edge-on against the light, they pull the showerhead in close. Scale that has set into chrome is slow work, and in a listed cottage the fittings are sometimes older chrome or brass that rules out the brute-force approach a newer house would take. Uttlesford, HMOs and the shared house

Thaxted sits in the Uttlesford district, and the licensing position is worth knowing if you rent a shared house. Uttlesford does not run a borough-wide selective scheme, and it does not run an additional HMO scheme either, so most lets need no licence at all. What applies is the England-wide mandatory rule under the Housing Act 2004: a house in multiple occupation let to five or more people from two or more households who share a kitchen, bathroom or toilet is licensable, including some of the flats above shops on Town Street and Newbiggen Street. The council enforces the management regulations through its environmental health team, and a breach is a criminal matter, not a polite letter.

Why does that touch the clean? Because in a licensed HMO the landlord has a standard to keep the property at, the inventory on a room let tends to be stricter, and the shared kitchen and bathroom are checked against the licence condition as well as the deposit. Run the sum the way the deposit makes you. A two-bed cottage at £243, set against a deposit of five weeks’ rent on a Thaxted period let, is not really a decision. It works best empty, because the clerk checks inside wardrobes and cupboards and behind appliances, and so do we. If you are mid-move we can work around boxes in one or two rooms, but a fully cleared property gives the cleanest result and the strongest check-out.

Is carpet cleaning included or extra?

Do you bring your own equipment and products?
