The inventory clerk in a Sawbridgeworth maltings flat goes for the original timber before anything else, running the check-in photos against the boards and the dust sitting on the exposed beams. In a converted warehouse by the Stort that is where the deposit is won or lost, not at the kitchen sink. We are Monster Cleaning Ltd, working CM21 since 2014, and our end of tenancy clean is built around exactly that: the floors, the high-level grime and the hard-water scale, costed up front at £30 per cleaner per hour with a 48-hour re-clean guarantee. Ring 0333 555 2076 for a price in about three minutes.

Last updated June 2026. We cover the whole of CM21: the riverside conversions, the conservation core, and the estates out at Pishiobury, Sheering Mill and Vantorts. This page sits inside the regional directory at End of Tenancy Cleaning Essex, though Sawbridgeworth itself is in Hertfordshire.

How the check-in report quietly decides the money

Start with the mechanism, because almost nobody does. When you moved in, a clerk walked the flat and wrote a report describing every surface, usually with photos, usually with the word “new” or “as new” against the kitchen, bathroom and floors. Those words were true on the day, because the place had just been cleaned to a letting standard. At check-out a clerk walks it again, line by line, and anything materially worse than the check-in entry, beyond fair wear and tear, is chargeable against your deposit. You are marked against a professional clean, which is why a mop and a free Saturday rarely gets you there.

The money is not abstract, and in this town it is large. Sawbridgeworth pulls commuters who want the 40-minute Greater Anglia run into Liverpool Street, two trains an hour to Cambridge, and a period high street rather than an estate. People pay a premium to live here, landlords expect the place handed back ready for the next premium tenant, and the agents inspect accordingly. A clerk acting for a CM21 landlord works the check-in report room by room with the original photos open on a tablet, not a five-minute walk-through.

Two things sit behind this in law. The Tenant Fees Act 2019 means a Sawbridgeworth landlord cannot make professional cleaning a contractual condition, so nobody can force you to book us. Damp and mould, on the other hand, are a landlord responsibility, not a tenant cleaning failure, so where we find structural damp in a cold corner of a riverside flat we photograph it and the charge lands where it belongs.

What 1 May 2026 changed for a CM21 move-out

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic one, so a tenant can give two months’ notice at any point instead of waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The Tenant Fees Act still applies, the check-in benchmark still applies, and the deposit maths is exactly what it was the week before. What changed is timing, and timing is the thing that bites in a commuter town.

Sawbridgeworth was already high-churn, full of professionals on the line who move when a job moves. A rolling two months instead of a fixed end date makes the move-outs more frequent and less predictable, so the takeaway is dull but pays for itself: book the clean earlier than you used to, doubly so at month-end.

The cleaning side of a move-out did not change at all.

The 57 things we go through, room by room

Every Sawbridgeworth booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what East Herts clerks actually flag. The full list comes with the job. Here is the shape of it.

The kitchen, where a clerk starts

The oven is stripped, not wiped. Racks go in a soaking tank, the door glass is split apart so the brown film between the panes comes out, and the interior, fan, element and seals all get done. That film is the single most-flagged oven fault in CM21 check-outs. If the oven is the only thing your agent pulled you up on, standalone oven cleaning covers it.

After the oven we work the rest of the room. Hob, splashback and extractor degreased, the filter soaked or swapped. Every cupboard and drawer inside and out, including the deep awkward-cornered ones in the older Bell Street kitchens. Fridge and freezer cleaned through once defrosted. Appliances pulled out where there is access so the gaps behind the cooker, dishwasher and washing machine are done, then put back. The washing machine drum, drawer and door seal, which is the first thing a clerk opens. Sink, taps, drainer and plughole descaled to the metal, because the hard water never misses that. Tiles, worktops and skirtings finished, the floor washed last.

Bathrooms, the other place it goes wrong

Hard water decides the bathroom here, so scale comes off the taps, shower head, screen and tiles first, dissolved and rinsed rather than wiped over. Grout is scrubbed back as far as honest effort takes it, photographed first where it is clearly past saving. Then the rest.

  • Toilet inside, under the rim, base, cistern, hinges, and behind the pedestal where nobody looks but the clerk
  • Shower screen both sides, the track and the sealant bead
  • Bath, taps and their undersides, overflow and waste; roll-top baths in the period houses get their feet done too
  • Mirrors and cabinets, and behind them where they come away from the wall
  • Extractor vent dusted and the sealant cleaned to a usable state
  • Floor into the corners, behind the loo and under the basin

Bedrooms, living rooms and the bits in between

Inside every wardrobe, drawer and built-in cupboard. Skirting, door frames, doors, handles and finger plates. Light fittings, switches, and the ceiling roses, which in a Georgian or Victorian house hold years of dust. Window sills, reveals, frames and tracks on the inside, with old timber-framed windows in the conservation core needing slow careful work. Radiators behind, under and on top. Walls spot-wiped for marks, with a realistic line drawn, because nail holes and scuffs are a decorator’s bill.

End of tenancy cleaning in Hillingdon by Monster Cleaning
A recent end of tenancy cleaning our team finished in Hillingdon.

Professional hot-water extraction on carpets is written into a fair few local tenancies as a hard requirement, which the carpet cleaning add-on covers on the same visit, and hard-used sofas in family lets sometimes need full upholstery cleaning rather than a hoover. Then everything else: switches, sockets and entryphones; internal doors both sides; the stairs and bannisters where the house has them; any exposed beam, pipe or duct run within safe reach in the maltings flats, the surfaces day-to-day cleaning never touches. Cobwebs out of the ceiling corners. Then a final walk-through, photographed before and after, every room.

What Affinity Water’s chalk does to a Sawbridgeworth bathroom

Sawbridgeworth is supplied by Affinity Water, whose head office happens to sit in the town, and the supply runs hard off the chalk. That one detail loses more deposits here than almost anything except the oven. Calcium builds on taps, shower heads, screens and tile joints faster than tenants expect, and a cloth does nothing to it. The clerk checks: a thumbnail down the tap, the screen edge-on against the light, the shower head pulled in close. Scale set into chrome is not a quick job, and in the period houses the fittings are sometimes original, ruling out the brute-force descalers a newer flat would shrug off. Affinity publishes the CM21 hardness figure on affinitywater.co.uk. It is high.

Grout is the other one, the line between a pass and a deduction more often than anything to do with carpets. We scrub it rather than wipe it. Where it is genuinely past saving, we photograph the state before we start. That dated photo has settled more disputes than any argument has, because an adjudicator cannot charge a tenant for grout that was already grey in the check-in pictures.

That dated photo has settled more disputes than any argument has.

Specialist surfaces sit outside the scrub-and-go work. Original parquet in a maltings flat, an old pine board in a Bell Street house, engineered board in a Pishiobury new-build: each takes its own product, which is what the floor cleaning approach is for, a controlled amount of moisture, never a flooded mop.

CM21 stock by stock, from the maltings to the executive estates

Sawbridgeworth is small but the rented stock is unusually mixed for its size. A studio in a converted warehouse and a five-bed executive house at Pishiobury share a postcode and almost nothing else, so we work the town in three bands.

The river: the maltings and the Stort Navigation conversions

The Maltings off Station Road was an industrial complex of Victorian malting buildings beside the Stort, listed, and the conversion to flats kept the industrial bones on show: exposed beams, old structural timber, original parquet or pine floors, high-level duct and pipe runs left visible by design, and brickwork that holds dust the way painted plaster does not. Nobody dusts a ceiling beam every fortnight, and ground-in grime works deep into old timber over a long tenancy. These floors are also the single most common thing a well-meaning tenant ruins: flooded with water, old boards and parquet swell, lift and stain, and a damaged floor is a far bigger deduction than a dusty one. There are residential moorings on the Stort too, an island site minutes from the station. A studio here is £156, a one-bed £207, the floors hand-cleaned inside that price.

The core: Bell Street, Knight Street and the conservation centre

This is the historic heart, the Georgian and timber-framed and Victorian houses on Bell Street, Knight Street and The Forebury, plus the period cottages behind the town centre. Deep moulded skirtings, picture rails, panelled doors, original floors and old window joinery all collect dust in profiles a clerk inspects closely, because the check-in report inspected them closely. We win these check-outs on the dull, slow work, not on anything clever, and a two-bed in this band runs to £243.

The edges: the Pishiobury, Sheering Mill and Vantorts estates

Keep going out and the houses turn modern: the large executive estates at Pishiobury, near the grade II* Pishiobury mansion and its 65-hectare park, plus Sheering Mill, Vantorts and the inter-war semis on the approach roads. Flat modern surfaces make them easier in some ways, but they are inspected just as hard on kitchens, bathrooms and carpets, because the rent is high and the check-in report was detailed. A three-bed house here is £339 and a four-bed £425, with carpets a common contractual line. We work the lettings handled out of Bishop’s Stortford and Harlow too, the agents either side of the line carrying plenty of CM21 stock.

Not sure whether your road counts as Sawbridgeworth or the edge of Sheering? Ring 0333 555 2076 with the postcode. If it is in CM21, we cover it.

What it costs, and the maths nobody runs until it is too late

The pricing is flat and there is no survey on a standard flat or house: studio £156, one-bed £207, two-bed £243, three-bed house £339, four-bed £425, with anything off-tier at £30 per cleaner per hour and the likely total given on the phone. Carpet cleaning is an add-on at £36 a bedroom, £43 a living room, or £115 for the carpeted area of a whole two-bed; oven cleaning is in the price above as standard, and stands alone from £77 for a single, £110 for a double or £114 for a 90cm range. Hand-cleaning the old timber and parquet in the maltings flats and the Bell Street houses is part of the standard price, not charged as carpet.

PropertyTypical durationEstimated cost

4-bed house (Pishiobury estates)8-10 hours, 2-3 cleanersFrom £425
Carpet add-on / oven-onlySame visit / 1.5-2 hoursFrom £36 / £77

Those figures assume a property in normal lived-in shape, with kit, products and travel inside CM21 included. A long tenancy with heavy wear, a pet household, or somewhere not deep-cleaned in years costs more, and we say so on the phone rather than on the invoice. No surprise lines.

Run the maths the way the deposit makes you. A one-bed at £207 against a deposit that on a CM21 rent is comfortably into four figures is not really a decision. Every booking carries a 48-hour re-clean guarantee: if the agent flags any cleanliness issue inside 48 hours, we come back and redo it free, provided you tell us inside that window and the flat is still as we left it. Our pass rate across local jobs sits near 97%, and over the years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. There is a reason the agents here know us; we are on the books of 300+ letting agents, and that £1.2m is the whole job.

A maltings job from March

“Five years in a converted maltings flat right by the Stort, just the two of us, kids long gone. The place looked fine to us. What worried me was the original timber and parquet floors and the dust on the exposed beams, because our clerk had photographed every inch of that timber at check-in and I knew she would be back with the same camera. The team spent most of their time on exactly that, lifted years of grime out of the floor without flooding the boards, got up to the beam tops, and Wright & Co signed it off the same week. Full deposit back. I would have lost a good chunk of it guessing.”
Margaret & David, maltings flat off the Stort Navigation CM21, March 2026

That is the pattern in the riverside flats: a long tenancy, floors and beam dust the clerk fixates on, an agent checking against years-old photos. What turned it was the dated photo set with the invoice, the part most do-it-yourself check-outs never have.

Booking it, parking and the bits people forget

Booking is simple.

  1. Ring 0333 555 2076. Price in about three minutes. Give us the postcode, property size, check-out date and any known problem areas, and mention anything the check-in report marked “new” or “as new”.
  2. We book you in, ideally the day before check-out with a buffer. Allow a few days, a touch longer for an end-of-month slot.
  3. Flat empty when we arrive. Furniture out, personal things gone, rubbish cleared. We also do removals if you want the move and the clean on one booking, which helps on a narrow conservation street or in a maltings courtyard.
  4. Photo proof at the end. Every room, before and after, with an itemised note on company-headed paper, your evidence pack if the check-out deducts.
  5. Check-out happens. Anything flagged inside 48 hours, we come back free.

One honest note on access. The conservation core is tight and on-street, the maltings has its own courtyard, and the estates are often gated. Tell us the parking and how we get in when you book.

Add-ons, the jargon, and the towns next along the line

A Sawbridgeworth move-out often pulls in more than the core clean. Carpet cleaning is the common one, often a contractual line out on the estates. Oven cleaning is standard in every job, and stands alone from £77. Removals puts the move and the clean on one booking, and window cleaning handles the exterior glass an inventory sometimes asks for.

Four different jobs get muddled here, and it is worth booking the right one.

Check-in inventory report
The document the clerk writes on day one describing every surface, with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a generic idea of “clean”.
End of tenancy clean
Built to pass that inventory and get a deposit back, the property empty, the 48-hour guarantee on it, at £30 a cleaner per hour for anything off-tier.
Deep clean
A deep clean resets a home you are keeping, with no formal standard to hit, also from £30 a cleaner per hour.
Regular domestic clean
A regular domestic clean is ongoing upkeep, from £22 an hour weekly or £24 fortnightly.

We work the towns next along the West Anglia line and the M11 too, for when your next place is one stop over: End of Tenancy Cleaning Bishop’s Stortford, End of Tenancy Cleaning Harlow, End of Tenancy Cleaning Hertford and End of Tenancy Cleaning Much Hadham.

Questions we get asked

How much is end of tenancy cleaning in Sawbridgeworth?

Studios start at £156, a one-bed is £207, a two-bed £243, a three-bed £339 and a four-bed £425. Those are fixed CM21 prices, not estimates, and the core clean is not billed by the hour. Anything off-tier is £30 per cleaner per hour, told to you before we start.

Do you clean the converted maltings flats by the Stort?

Yes, and they are some of our most frequent local jobs. The flats off Station Road keep their industrial bones on show, so the exposed beams, the high-level duct runs and the original timber or parquet floors all need their own handling. We do those floors by hand inside the standard price, not as a carpet add-on.

Which council and which water company cover Sawbridgeworth?

Although the page sits in our Essex directory, Sawbridgeworth is in Hertfordshire and the local authority is East Hertfordshire District Council. Tap water is supplied by Affinity Water, whose head office is in the town, and it runs hard off the chalk.

Why does limescale matter so much in CM21?

Affinity Water draws from chalk, so the supply is hard, and scale crusts on taps, screens and tile faster than tenants expect. A clerk does not write down hard water, they write down limescale to the bathroom fittings against a photo. We dissolve scale off chrome, glass and tile and get into the tap bases and the screen track, rather than wiping over it.

Is carpet or floor cleaning included in the price?

Hand-cleaning of original timber, parquet and board floors in the maltings flats and the period houses is part of the standard clean. Machine carpet cleaning is a separate add-on: £36 a bedroom, £43 a living room, or £115 for the carpeted area of a whole two-bed.

End of tenancy cleaning in Kingston upon Thames by Monster Cleaning
Fresh from a end of tenancy cleaning in Kingston upon Thames.

What is the 48-hour re-clean guarantee?

If the inventory clerk flags anything we missed within 48 hours of the clean, we come back and put it right at no extra charge, as long as you tell us inside that window and nobody has moved in. It is the reason the first-time pass rate sits near 97%.

Which letting agents in Sawbridgeworth do you work with?

We have cleaned for tenants and landlords going through Wright & Co, on Bell Street since 1981, plus Intercounty and Mackay Property. We are on the books of 300+ letting agents nationally, so the completion note we hand over is in a form the local offices already accept.

Do you cover the Pishiobury, Sheering Mill and Vantorts estates?

Yes. We cover the whole of CM21, from the modern executive houses at Pishiobury, Sheering Mill and Vantorts to the Bell Street period houses and the riverside conversions by the Stort Navigation.

When should I book the clean around my check-out?

Book it for when the property is empty or nearly so, ideally the day before the check-out, so nothing gets re-greased or re-dusted between the clean and the inspection. Sawbridgeworth is a high-churn commuter town, so leave a few days for the slot you want, more at month-end.

Does the Renters’ Rights Act 2025 change the end of tenancy clean?

It changed the tenancy structure, not the cleaning standard. From 1 May 2026 Section 21 no-fault evictions are gone and existing assured shorthold tenancies have converted to periodic ones, so tenants can give two months’ notice at any point. Deposit disputes are still judged on the check-in report and photos, so a clean that matches the check-in condition matters as much as before.

What happens to my deposit if the clean does not match the check-in report?

Adjudicators decide deposit disputes on the check-in report and photographs, not on what either side says happened. If the clean does not match the recorded condition, beyond fair wear and tear, the cost of cleaning is normally deducted. We clean to that report, condition for condition, and hand you a dated photo set.

How do I get a price and book?

Call 0333 555 2076 with your CM21 address, the number of bedrooms and your check-out date, and we price it in about three minutes. Out of hours, email [email protected] and someone calls you back. A couple of photos of the kitchen and bathroom sharpen the quote.
