The Boleyn Ground is flats now

Where West Ham United played for 112 years, people now live. The Boleyn Ground came down in 2016, the season after the club beat Manchester United 3-2 in the last match there, and Barratt London put up Upton Gardens in its place: 842 flats across 18 blocks, one to four bedrooms, with 211 of them affordable. The builders kept the centre circle as a courtyard and left the Bobby Moore statue standing. So a chunk of the local rental market here is barely a decade old, glass-balcony new-build, while a few streets away the housing is two-storey terraces that went up before the First World War. We clean both, and they fail end of tenancy inspections for completely different reasons.

That split is the whole story of cleaning a move-out around Upton Park. Your deposit has to be held in one of the three government-backed schemes, and your landlord or agent must protect it within 30 days of taking it, as the gov.uk deposit protection rules set out. When you move out, the agent proposes deductions and you either agree or dispute them through the scheme’s free adjudicator. Cleaning is one of the most common deductions, and it is also one of the easiest to beat with evidence, because Shelter’s guidance on getting your deposit back is clear that the place only has to come back as clean as the check-in inventory recorded it, allowing for fair wear and tear.

The new Renters’ Rights Act 2025 is changing how tenancies end across England, with periodic tenancies replacing most fixed terms. It does not change the deposit basics. You still get the money back if the flat is returned in the state the inventory says you took it on.

Either way, the inventory is the document that decides your deposit. Kitchens take the longest. Inside and outside every cupboard and drawer, the worktops, the splashback, the sink and taps descaled, the extractor degreased, and the white goods cleaned inside and out, including behind and underneath where the cooker pulls out.
