The clock starts at West Ham station

West Ham station is one of the busiest interchanges in this corner of London. The Jubilee line, the District and Hammersmith and City lines, the DLR up to Stratford International, and c2c trains running into Fenchurch Street all meet at the one set of platforms off Manor Road in E15. It sits in zones 2 and 3, and there are eight platform faces across two levels. That connectivity is the reason flats here let again within days of being handed back, and it is the reason your check-out clean cannot drift.

Here is the blunt version. In Newham, an end of tenancy clean is the difference between getting your deposit back and arguing for it. The inventory clerk turns up on a fixed appointment, walks the property against the check-in report, and grades each room. If the kitchen, the bathroom and the floors do not match the standard recorded when you moved in, the deductions get written down on the spot.

That speed cuts both ways for a tenant. A flat near the station that re-lets in a week is a flat the agent wants spotless by the weekend, so the check-out is rarely casual. We have cleaned places in E15 where the next tenant was viewing the same afternoon the clerk signed off. The margin for a missed oven or a greasy hood is basically nil when the diary is that tight.

We are Monster Cleaning, a domestic-cleaning firm working London since 2014. This page is about end of tenancy cleaning in West Ham specifically, because the housing, the agents and the council rules here are not the same as the next borough over. We will cover what the clean includes, what it costs, how Newham’s licensing changes the inspection, the property types you actually find here, and the local quirks that catch people out on the day.

Newham checks landlords harder than anywhere

This is the fact that makes West Ham different, and most tenants only half know it. Newham ran the first borough-wide private-rented licensing scheme in the country, back in 2013, and the council has stuck with it ever since. It is now on its third five-year term, which is unheard of nationally. Plenty of London boroughs license a handful of streets or a single ward; Newham licenses almost the whole borough and has done for over a decade.

The current selective licensing scheme started on 1 June 2023 and runs until 31 May 2028. It covers 22 of the borough’s 24 wards, and West Ham (the Wall End and West Ham ward) is firmly inside it. Only Royal Victoria and Stratford Olympic Park are left out. There is a parallel additional HMO licensing scheme that began on 1 January 2023 and runs to the end of December 2027, covering the same wards. A selective licence costs a landlord £750 for up to five years, a bit less if they are accredited and the property has a decent energy rating.

Why does any of this land on you, the tenant cleaning a flat? Because a licensed landlord is an inspected landlord. The council holds them to property standards, so they hold their managing agents to a paper trail, and the agents hold the check-out clean to the check-in inventory. A licensed let in Plaistow North or Forest Gate is far more likely to come with a proper photographic check-in report than an unlicensed flat in a borough that does not bother. That report is the thing your deposit is judged against.

It also means the agents working West Ham are a more professional bunch than you might expect for the rents. They handle licensed stock for landlords who can be fined if standards slip, so their inventories tend to be thorough and their clerks tend to be fussy. We have learned over the years which local agents send an independent clerk and which check it themselves, and we clean to the stricter standard either way. There is no point gambling on a soft inspection.

A licensed landlord is an inspected landlord, so they hold their agents to a paper trail, and the agents hold the check-out clean to the check-in inventory.

So the West Ham clean has to be defensible, not just presentable. When a clerk photographs the inside of an oven or runs a finger along a skirting board, there is a recorded baseline they are comparing it to. The flip side helps you. Under the deposit rules, a landlord can only deduct for cleaning if the place is worse than it was at check-in, fair wear and tear aside, and Shelter is clear that a blanket clause forcing you to pay for professional cleaning is a banned fee. A clean that matches the report is your strongest answer.

The wider law is shifting in tenants’ favour too. The Renters’ Rights Act 2025 phases out fixed-term assured shorthold tenancies and the old no-fault eviction route, which means more tenancies will end on the tenant’s notice rather than a fixed date. Good news for flexibility. It does not change the cleaning standard one bit. The inventory still rules.

A lot of the jargon around all this trips people up, so here is the plain version of the terms that decide your money.

Selective licensing
Newham’s borough-wide rule that nearly every private landlord must hold a council licence and meet set property standards. West Ham is inside the current scheme, which runs to 31 May 2028.
Check-in inventory
The report, usually with photos, that records the condition and cleanliness of the property on the day you moved in. Your check-out clean is compared against this, room by room.
Deposit protection scheme
By law your deposit must be held in a government-approved scheme such as mydeposits, the Deposit Protection Service or the Tenancy Deposit Scheme. If you and the landlord disagree over a cleaning deduction, the scheme’s adjudicator decides, using the inventory as evidence.
Fair wear and tear
Normal ageing from everyday living, which a landlord cannot deduct for. A worn carpet is wear and tear; a curry stain ground into it is not.

What a deposit-back clean covers

An end of tenancy clean is a top-to-bottom reset, not a maintenance tidy. We work a 57-point checklist that the letting agents themselves signed off, and the team brings it on site and ticks through it room by room. It is the same checklist whether the property is a studio off Plaistow Road or a four-bed terrace near the Memorial Recreation Ground.

The kitchen is where most deposits are won or lost. Ovens get the longest attention.

Kitchen
Oven cleaned inside, including the door glass and racks; hob and extractor degreased; fridge and freezer wiped inside and out once defrosted; every cupboard and drawer emptied and cleaned inside and out; tops of units degreased; splashbacks, sink and taps descaled.
Bathroom
Tiles and grout scrubbed, limescale removed from the shower screen, taps and showerhead, toilet sanitised inside and behind, mirrors and chrome polished, extractor vent dusted.
Living spaces and bedrooms
Carpets hoovered through, hard floors washed, skirting boards, doors, frames and light switches wiped, wardrobes and drawers cleaned inside, cobwebs cleared, windows cleaned internally.
Throughout
Internal glass, sills and ledges, radiators, sockets and switch plates, handles and the back of doors, the spots a clerk always checks and a quick clean always misses.

What that list keeps off your deduction sheet is grease, limescale and dust in the three places clerks photograph first: the oven cavity, the shower screen and the tops of the kitchen units. A maintenance clean skims those. A check-out clean cannot.

It helps to understand how a clerk actually works, because we clean for that, not for a casual once-over. They arrive with the check-in report on a tablet, and they go room by room comparing each line. Kitchen first, almost always. They open the oven door and photograph the inside. They pull out the fridge salad drawer. They check the tops of the wall units where a tenant’s eye never goes. Then the bathroom grout, the shower screen, behind the toilet. By the time they reach the bedrooms they have usually decided how the report reads, and a tidy-looking flat with a dirty oven still fails.

We do not do gardens, exterior paintwork or anything that needs the property to be empty of your belongings. Clear the flat first, defrost the fridge the night before, and leave the electricity and hot water on, because we cannot descale a bathroom or run carpet extraction without them. We also will not move heavy furniture you have left behind; the clean assumes the flat is empty, which is how the clerk will see it anyway.

That checklist is also why we hold a 97% first-time pass rate. When a clerk does query something, the 48-hour re-clean guarantee means we come back and put it right inside three days at no charge, which is usually well before the deposit return clock runs out. Over the years that combination has helped tenants recover £1.2m in deposits that would otherwise have disappeared into cleaning deductions, and it is a big part of why we are on the books of 300+ letting agents across London.

The housing stock and what it does to a clean

West Ham is mostly terraces. Long rows of late-Victorian and Edwardian two and three-storey houses run off the main roads, and a large share of them were carved up into flats years ago, which is why the HMO licensing here is so active. Then there is the newer layer: flats built around the station and along the fringe where the Stratford and Olympic Park regeneration has crept south and west. Two very different cleaning jobs hide behind those two property types.

The older terraces and their conversions bring the classic East London problems. Hard water leaves limescale on every tap and showerhead. Original or part-original kitchens have grease baked into the gaps around the hob. Sash and casement windows collect grime in the runners. Painted skirting in a hallway that has seen a decade of tenants needs more than a wipe. None of it is hard if you have the right kit and the time, which is exactly why an hourly tidy falls short here.

The new-builds look easier and are not, quite. The finishes are tighter, so a clerk expects them spotless: brushed-steel splashbacks that show every smear, glass shower screens, integrated appliances behind cabinet doors, underfloor-heated tiles. Agents managing these blocks run strict inventories because the developer-grade fittings are expensive to make good. A streak on a shower screen reads worse in a flat that is two years old than in a terrace that is a hundred.

There is a good chunk of older social and ex-council housing in the mix too, around the West Ham and Plaistow streets, and those flats clean up much like the terraces: hard water, tired kitchens, plenty of painted woodwork. The point is that West Ham is not one housing type with one cleaning recipe. We quote off the bedroom count, but we send the right kit for the property once we know what it is.

The area wears its history on the surface, which tells you something about the building stock. The Memorial Recreation Ground on Grange Road, a short walk from the station, is where West Ham United started life. The club began in 1895 as Thames Ironworks, the works team of Arnold Hills’s shipbuilding company on the river, and Hills built the Memorial Grounds there in 1897 to mark Queen Victoria’s sixty years on the throne. The team played on that ground until it moved to the Boleyn Ground at Upton Park in 1904. The terraces around it went up to house the dockers and ironworkers, and that same Victorian and Edwardian grain is exactly what we are cleaning today.

Parking is the other thing, and it is the worst part of working here. Most of West Ham sits under a Newham controlled parking zone, and the streets around the station fill early. We sort our own parking and factor it into the slot, so it never eats into the cleaning time you are paying for. If a job is a straight walk from the bus or the DLR, even better. The roads off Manor Road and around the Memorial Recreation Ground are tight, and a van cannot always get to the door, so we plan the unload before we arrive.

What it costs in West Ham

We price end of tenancy cleans as a flat fee by property size, not by the hour, so the number you are quoted is the number you pay. The team stays until the checklist is done, even if that runs to a full day on a grimy four-bed.

  • Studio flat: £156
  • One-bedroom: £207
  • Two-bedroom: £243
  • Three-bedroom: £339
  • Four-bedroom: £425

Those are the full prices, with the checklist and the 48-hour re-clean guarantee included. Fixed pricing matters more than it sounds in a fast-turnover area like this. When you are paying for an hourly clean and the clock beats the checklist, the clean stops half done and the deduction lands anyway. A flat fee removes that gamble.

If you genuinely only need a part-clean, say one room left after you have done the rest yourself, we also work at £30 per cleaner by the hour. For a full check-out, though, the fixed-price clean is what passes inspections, so it is what we steer most West Ham tenants towards.

One thing worth saying plainly. The price does not change because the flat is filthy. A four-bed where the oven has not been touched in two years costs the same £425 as a four-bed someone kept on top of, because we have quoted the size, not the state. That is the whole appeal of a flat fee when you have inherited a mess from a housemate and the clock is against you.

We do not ask for payment up front and we do not add surprise charges for the awkward jobs. The quote on the phone is the quote. If you want the carpets or the oven done as well, we tell you those numbers on the same call so there is nothing to work out later.

Booking around a Newham move

Timing is everything on a move. Book the clean for the day after the van leaves and the day before the check-out, so we work an empty property and the flat is fresh when the clerk arrives. We clean seven days a week, weekends included, because Newham tenancies do not all end on a Friday.

Three things have to be true for the guarantee to mean anything. The flat needs to be empty of your things, the fridge and freezer defrosted, and the electricity and hot water on. We cannot extract a carpet, run a steamer or descale a bathroom in a flat with the power off, and a clerk will not pass a property cleaned cold. If you have already had the utilities cut off for the move, ask the supplier to leave them running one more day, or warn us so we can plan around it.

People ask whether they should clean a bit themselves first to save money. Honestly, no. The price is fixed by size, so a half-hearted pre-clean saves you nothing and sometimes leaves smears or streaks we then have to redo. Leave it to the team and spend the time on the move instead.

Then the 48-hour re-clean guarantee does its job. If the inventory clerk or your agent flags anything from our checklist within three days, we return and redo it free. That window is deliberately short, because deposit timelines are short. Government guidance requires your deposit to sit in a protection scheme and to be returned within ten days of you and the landlord agreeing the figure, so a fast re-clean keeps you inside that clock rather than fighting it afterwards.

End of tenancy cleaning in Newham by Monster Cleaning
Newham: another job wrapped up by our cleaners.

To book, ring 0333 555 2076 or email [email protected] with your postcode, the number of bedrooms and your check-out date. We confirm a fixed price on the call. You do not need to be there on the day if you can sort key collection through your agent. Our office is at 255 Upper Richmond Road West, SW14 8QS, if you ever need us by post.

A small tip on the date, learned the hard way. Do not book the clean for the morning of your check-out and hope it all lands in sequence. Removals run late, traffic on the A13 backs up, and then the cleaners are working around your boxes while the clerk waits. Give it a clear day if you possibly can. If the timeline is genuinely that tight, tell us when you call and we will work out the order of play with you rather than turn up to a flat that is not ready.

Add-ons most tenancies here need

The standard clean handles the property itself. Carpets, ovens, upholstery and exterior glass are separate jobs, and on most West Ham tenancies the inventory will pick up at least one of them.

Carpets are the common one, especially in the terraces and conversions where bedrooms are carpeted and the living room takes the traffic. We use hot-water extraction, the machine method that pulls embedded grit and stains out rather than skating over them. Carpet cleaning runs £36 a bedroom, £43 for a living room, or £115 for a whole two-bed done together. If your check-in report logged the carpets as professionally cleaned, you will likely need this to match it.

Ovens are where deductions hide. A landlord-grade oven clean means we take the appliance apart, lift out the door glass and the racks, and degrease every face by hand: £77 for a single, £110 for a double, £114 for a range cooker. It is built into the full end of tenancy clean already, but worth booking on its own if the oven is the only thing standing between you and the deposit.

We also handle upholstery cleaning by the same hot-water extraction method, useful where a sofa came with a furnished let, and exterior window cleaning with water-fed poles for upper-floor glass the internal clean cannot reach. If you are moving the whole household rather than just the contents of one flat, our removals service can take the lifting off your hands on the same day.

Furnished lets are common around the station, where landlords kit out flats for the steady churn of renters who want to drop a suitcase and move in. That is where the upholstery clean earns its place. A sofa logged as clean at check-in needs to come back clean, and a couple of years of someone else’s takeaways do not lift with a sponge. The same hot-water extraction we use on carpets pulls it out of the fabric.

One word on hard floors, because West Ham has a lot of them now. The new-builds tend to come with engineered wood or large-format tile through the living space, and a clerk will mark a hazy, smeared floor as readily as a dirty carpet. That is covered in the standard clean, but it is worth flagging when you book if the floors have taken a battering, so we bring the right pads rather than guess.

Where we clean around West Ham

We cover the whole of Newham and the boroughs around it, so a West Ham booking sits inside a tight cluster of work. That keeps our slots flexible and our travel time, and your wait, short.

Close by, we run regular end of tenancy cleans in Stratford just north, around the station and the Olympic Park flats, in Plaistow immediately south through the terraces, and over in Canning Town towards the river. The regeneration that started at the Olympic Park has been spreading south and west for years, so a lot of our Stratford and West Ham jobs are now the same kind of new-build flat with the same strict inventory. The terraces in Plaistow, by contrast, clean exactly like the West Ham streets do.

For the full picture of how we work across the borough and which areas we reach, our Newham end of tenancy hub pulls it all together. If you want a wider clean of your next place rather than the one you are leaving, our deep cleaning service is the one to ask about, and for ongoing help once you are settled we also run a regular domestic cleaning service.

A four-bed where the oven has not been touched in two years costs the same as a four-bed someone kept on top of, because we have quoted the size, not the state.

Questions West Ham tenants ask

How much is an end of tenancy clean in West Ham?

It is a flat fee by size: £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed. The price is fixed on the phone and includes the full checklist and the re-clean guarantee.

Will the clean get my deposit back?

It gives you the strongest case. We clean to the 57-point agent checklist and hold a 97% first-time pass rate, and the law only lets a landlord deduct for cleaning if the flat is left worse than at check-in. A clean that matches your check-in report is hard to argue with.

What is the 48-hour re-clean guarantee?

If the inventory clerk or your agent flags anything from our checklist within 48 hours of the clean, we come back and put it right at no extra cost. The short window is meant to keep you inside the deposit-return timeline.

End of tenancy cleaning in Newham by Monster Cleaning
Fresh from a end of tenancy cleaning in Newham.

Does Newham’s landlord licensing affect my deposit?

Indirectly, yes. West Ham sits in Newham’s borough-wide selective licensing scheme, so most lets here are licensed and inspected, which usually means a proper check-in inventory exists. That inventory is the baseline your check-out clean is judged against.

Do you clean ovens as part of the service?

Yes. The oven is taken apart, the door glass and racks lifted out, and every surface degreased by hand as part of the standard end of tenancy clean. You can also book it on its own from £77 for a single oven.

Is carpet cleaning included or extra?

It is a separate job because it needs hot-water extraction machines. Carpet cleaning is £36 a bedroom, £43 a living room, or £115 for a whole two-bed. If your inventory logged the carpets as professionally cleaned, you will probably need it to match.

How long does the clean take?

A studio or one-bed is usually a few hours; a three or four-bed can take much of a day. Because we price by property size rather than by the hour, the team stays until the checklist is finished whatever that takes.

Do I need to be home during the clean?

No, as long as we can get keys, often through your letting agent. Many West Ham tenants have already moved out and hand over access remotely.

What do I need to do before you arrive?

Clear all your belongings, defrost the fridge and freezer the night before, and leave the electricity and hot water switched on. We cannot run extraction machines or descale a bathroom without power and water.

Can you clean at the weekend?

Yes, we clean seven days a week, weekends included. Newham tenancies end on all sorts of days, so we book Saturday and Sunday slots as normal.

How do I get to you if I rely on public transport?

You do not need to come to us at all; we come to the property. West Ham station gives you the Jubilee, District and Hammersmith and City lines, the DLR and c2c if you do want to reach our SW14 office, but bookings are handled by phone or email.

Do you cover the new-build flats near the station?

Yes. We clean both the older terraces and conversions and the newer blocks around West Ham station and the Stratford fringe. The newer flats often need the tightest finish because their inventories are strict.

What if my agent uses a different inventory company?

That is fine. We clean to a checklist the agents approved, so it lines up with what independent clerks check. If a clerk you have never dealt with raises a point, the 48-hour re-clean guarantee still applies.

Can you also help with the move itself?

Yes. Alongside the clean we offer a removals service, so the lifting and the cleaning can happen on the same day rather than across two stressful ones.

A price in about three minutes.

Month-end fills up fast. Book 7 to 10 days before your inspection.
