The West Acton clean that decides your deposit

Stand on the platform at West Acton station, under that brick-and-glass front Brian Lewis drew up for the Great Western and finished in 1940, and most of the flats and houses you can see were built between the wars. That matters when you move out. W3 0EB and the streets around it are not a uniform housing block. You have Tudorbethan maisonettes on the Hanger Hill Garden Estate, plain 1920s semis along Noel Road, and brand-new flats going up at the old Friary Park site, now called The Verdean. Each one hides dirt in a slightly different place, and the inventory clerk knows all of them.

This page is the long version of one short answer. A move-out clean in West Acton, done to the standard a letting agent actually signs off, takes hours of proper work and a checklist that does not skip the bits clerks photograph. We have been doing this across Ealing since 2014. Below is how we price it, what the council’s licensing rules mean for your tenancy, where deposits really get docked, and the exact list our cleaners carry through the door. Read the part you need.

What the W3 housing stock does to the job

West Acton is an interwar suburb, and it shows in the work. The Hanger Hill Garden Estate went up in two phases between 1928 and 1936, designed by Douglas Smith and Barley, all gabled roofs and applied timber and leaded windows. Lovely to look at. A pain to clean to inventory standard, because those leaded panes have dozens of small glass squares and the timber detailing holds dust you will never see until a clerk shines a torch on it.

The semis along Noel Road and the streets off Brunner Road are a different animal. Most date from the 1920s. They have picture rails, deep skirting, and the kind of bay windows where the sill collects grime in a thin line you stop noticing after a year of living there. Painted woodwork in these houses takes a real wipe, not a flick with a cloth, and the agent’s clerk checks the tops of doors because tenants almost never do.

Then there is the new stock. The Verdean, on the regenerated Friary Park site off Friary Road, is putting up well over a thousand flats in phases, half of them affordable. New-build move-outs look easy and rarely are. Matt paint marks if you breathe on it, the extractor hoods clog with a greasy film, and the shower screens in these flats show every drop of hard water. London sits in a hard-water belt, so limescale builds on glass and chrome faster than people expect.

The point is simple. A clean that passes in a 1928 Garden Estate flat is not the same clean that passes in a 2024 Verdean flat, and pretending otherwise is how deposits get docked.

A clean that passes in a 1928 Garden Estate flat is not the same clean that passes in a 2024 Verdean flat, and pretending otherwise is how deposits get docked.

West Acton also has a particular kind of tenant, and it changes the rhythm of move-outs here. The Japanese School on Creffield Road, which moved onto the old Haberdashers’ Aske’s site in 1987, anchors a long-settled Japanese community, and a fair number of the lets around Creffield Road and Twyford Avenue turn over on the school year rather than the usual London churn. We see a run of move-outs in late summer as families rotate home or move on, and those tend to be spotless tenancies where the clean is about meeting a high check-in standard rather than rescuing a wreck. It is a useful reminder that a move-out clean is judged against the report, not against the next street’s mess.

We also work the practical stuff, because the logistics here are real. There is no Friary Park estate to park in any more while it is a building site, and the controlled parking bays around the station fill up on weekdays once commuters have taken the Central line in. We plan vans around that. West Acton is on the Ealing Broadway branch of the Central line, one of seven stations carrying the Acton name, and that good transport is half the reason people rent here and half the reason the kerb space is tight. If you are near the school on Creffield Road at the start or end of the day, we will not book your slot for half eight in the morning, because nobody is moving a van down that road then.

What Ealing’s licensing means for your move

If you rent in West Acton, your landlord almost certainly needs a licence from the council, and that affects you more than you would think. West Acton falls inside the old Hanger Hill ward, and Hanger Hill is one of the wards covered by Ealing’s second selective licensing scheme. That scheme started on 3 January 2023 and runs for five years. Under it, even a property let to a single household or two sharers needs a selective licence from the council.

On top of that, Ealing runs an additional licensing scheme right across the borough. It began on 1 April 2022 and continues to 31 March 2027, and it catches smaller shared houses let to three or four unrelated people. Larger shared houses, five people or more, need a mandatory HMO licence under national law. The council sets out the schemes, the fees, and a postcode checker on its private rented property licensing pages, and a selective licence runs to a few hundred pounds while the additional HMO licence costs more.

So why does a cleaning firm care about licensing? Because a licensed landlord is an inspected landlord. Licence conditions push managing agents to keep tight check-in and check-out inventories, with dated photographs, because the council can ask to see them. That paper trail is exactly what your deposit dispute will turn on. A licensed let in Hanger Hill is far more likely to be the kind of tenancy where the end-of-tenancy clean is judged line by line against the check-in report.

There is a practical knock-on for you at the end of the tenancy. Where a property is licensed, the managing agent tends to run a formal check-out with an independent inventory clerk rather than a casual walk-round, and that clerk works to a written schedule. A casual landlord might shrug at a dusty skirting board; a clerk photographing against a check-in report will note it. So in West Acton, more than in some patches of London, the clean genuinely has to match a documented standard. That is not a reason to panic. It is a reason to clean to the list rather than to a feeling, which is exactly what our team does.

Your deposit itself sits in one of three government-backed schemes. The Tenancy Deposit Scheme, the Deposit Protection Service, and mydeposits all hold money in protection and run free dispute resolution, and cleaning is the single most common thing landlords try to deduct for. The Tenancy Deposit Scheme publishes its own figures on that year after year. The rules tightened again under the Renters’ Rights Act 2025, so it pays to know where you stand before you hand the keys back.

One thing worth saying plainly. A landlord cannot insist you use a particular cleaning company, and since the deposit cap rules they cannot make a professional clean a blanket condition of the tenancy. What they can do is deduct for a genuine difference between how the place looked at check-in and how it looks at check-out. Shelter and the government’s own deposit protection guidance both spell that out. The aim is to hand the flat back at the standard the check-in recorded, no worse for fair wear.

The 57-point list, room by room

Our cleaners carry a 57-point agent-approved checklist through the door, and they work it in order so nothing gets skipped near the end when everyone is tired. It is the same list the local managing agents recognise, which is why we keep a 97% first-time pass rate on inventory checks. Here is what it actually covers.

In the kitchen, the oven is the battleground. Clerks open it, every time. We degrease the interior, the racks, the inner glass, the door seal, and the grill. We pull the hob apart, clean under the rings, and wipe down the splashback. Extractor filters come out and get soaked. We clean inside and on top of every cupboard, behind the kettle, around the taps where limescale gathers, and we pull the fridge and washing machine out where we can reach to clear the gap behind them.

Bathrooms are the other place a clean wins or loses. We descale the shower screen, the taps, and the showerhead, because in this hard-water part of London the white film comes back fast and clerks notice it. We scrub the grout, clean the tile, polish the mirror, and get the limescale off around the base of the taps. The toilet gets done properly, including the hinges and the bit behind the pan that most people never touch.

End of tenancy cleaning in Ealing by Monster Cleaning
A recent end of tenancy cleaning our team finished in Ealing.

Through the rest of the flat, we dust and wipe every surface from the picture rail down, clean the tops of doors and door frames, wipe skirting boards, and get the cobwebs out of the ceiling corners. Internal glass gets cleaned, including those small leaded panes in the older Garden Estate flats. We clean light switches and sockets, hoover the carpets, and clean inside fitted wardrobes. Hard floors are mopped last so nobody walks over them.

A few items on the list catch people out because they are easy to live with and obvious to a clerk. Radiators collect a grey fur on top and a clerk runs a finger along them. Window tracks and the runners on sliding doors hold a surprising amount of grit. The waste bin under the sink, the inside of the bathroom cabinet, the trim around the front door where keys and bags have scuffed it. None of these are hard. They just get missed by a tenant who has cleaned the same flat the same way for two years and stopped seeing it. The whole value of working a fixed 57-point list is that it does not let the cleaner skip the dull bits, and the dull bits are where deductions hide.

One honest caveat. The checklist is a cleaning list, not a repairs list. If a wall is marked from furniture or a carpet is worn thin in the doorway, that is the landlord’s wear-and-tear question, not something a clean fixes, and we will say so rather than pretend a scrub will lift it.

What the list does not cover is anything that needs specialist kit, like hot-water carpet extraction or a full strip-down oven soak. Those are separate, and I will come to them. The checklist is the standard move-out clean, and for most West Acton tenancies that is the whole job.

What a move-out clean costs in West Acton

We price by the size of the property, not by the hour, so you know the figure before we start and the team stays until the list is done. A studio flat is £156. A one-bedroom flat is £207. Two bedrooms come to £243. A three-bedroom house is £339, and a four-bedroom is £425. Those are the full move-out cleaning prices, supplies and detergents included, nothing added on the day.

There is good sense in the fixed price. Move-out cleaning is not predictable by the hour. A one-bed near the station that has been kept tidy might take less time than a grimy studio off Brunner Road, and an hourly rate punishes you for the previous tenant’s neglect. If you do want hourly work, for a part-clean or a top-up rather than a full move-out, that runs at £30 per cleaner per hour. Most people booking around a tenancy end want the fixed move-out price, because that is what comes with the guarantee.

A quick word on what drives the number up. Heavy oven grease, carpets that need extraction, or a flat left in a genuine state will mean add-ons, and we quote those honestly on the phone rather than spring them on you. We do not discount the headline clean, because a cut-price move-out clean that fails the inventory check is the most expensive clean there is once the deductions land.

It helps to know how a move-out clean differs from the other things we do, because people mix them up. A regular domestic clean keeps a lived-in home ticking over. A deep clean tackles a place that has been let go, scrubbing built-up grime back to a baseline. An end-of-tenancy clean is the one tuned to a check-out, worked against an agent’s checklist with the deposit in mind. They overlap, but you book the move-out clean when a tenancy is ending, because it is the only one that comes with the inventory-pass guarantee. If you are unsure which yours needs, we will tell you on the phone.

We are on the books of 300+ letting agents, and over the years we have helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. That is the number that matters. The clean costs a couple of hundred pounds; the deposit it protects is usually well over a thousand.

When to slot the clean into your move

Timing trips people up more than the cleaning itself. The clean has to happen after the van is loaded and the flat is empty, but before the check-out appointment, and in West Acton those two events are often closer together than you would like.

The usual pattern is removals in the morning, clean in the afternoon, check-out the next day. We need the place fully clear, so book the cleaners for after the furniture has gone, not around it. If your moving date and your check-out fall on the same day, which happens when an agent wants keys back fast, tell us when you call and we will get a team there early enough to finish before the clerk arrives. Working seven days a week helps here, because check-outs love to land on a Saturday.

If you are moving somewhere else in the borough, you can stack jobs sensibly. We can clean the old flat for the check-out and handle a move-out clean elsewhere in Acton on the same round, which keeps the cost down. The one thing not to do is leave the clean until the morning of the check-out and hope. A clerk who turns up to a half-done flat writes that down, and a rushed clean is the most common reason a re-clean gets called.

Where West Acton deposits actually get lost

After enough West Acton jobs you learn where the money goes. It is rarely the obvious stuff. It is the oven, every time, because tenants clean the kitchen they can see and forget the inside of the appliance. It is the hard-water film on bathroom glass and taps, which builds up so slowly you stop seeing it. It is the carpet, where a tenant hoovers but the clerk wants the marks lifted out. And it is the small forgotten surfaces, the tops of doors, the inside of the kitchen cupboards, the window tracks.

The thing that decides a dispute is the check-in inventory. That report, with its photographs from the day you moved in, is the benchmark. If the place comes back cleaner or equal to that, deductions do not stick. If it comes back worse, the difference is fair game. This is why we clean to the check-in standard, not to some vague idea of tidy.

It is worth knowing how a deposit dispute actually plays out, because most tenants never see one until it is too late. When you cannot agree, the deposit scheme runs free adjudication: both sides submit evidence, and an independent adjudicator decides. The landlord has to prove the deduction, with the check-in report, the check-out report, dated photographs, and receipts. A vague claim that the flat was left dirty, with no photographic before-and-after, usually fails. A claim backed by a clerk’s report showing a greasy oven at check-out against a clean one at check-in usually succeeds. So the evidence cuts both ways, and a clean done to a recognised standard, with the day and the scope on record, is your half of that evidence.

This is also why a cut corner is a false economy. A tenant who skips the oven to save an hour can lose a deduction many times the cost of having done it. We have watched it happen, which is part of why we keep the headline price fixed and the list complete rather than offering a cheaper, lighter clean that looks fine on the day and falls over at the check-out.

End of tenancy cleaning in Ealing by Monster Cleaning
Ealing: another job wrapped up by our cleaners.

Some terms are worth knowing before you argue your corner.

Check-in inventory
The dated, photographed record of the property’s condition and cleanliness on the day your tenancy started. It is the benchmark every check-out is measured against.
Selective licence
A licence Ealing requires for most private lets in covered wards, including Hanger Hill where West Acton sits, even for a single household. Details and the postcode checker are on the council’s licensing pages.
Deposit protection scheme
One of three government-backed schemes that hold your deposit and run free dispute resolution. Government guidance sits on GOV.UK.
Fair wear and tear
The gradual decline a landlord cannot charge you for, such as thinning carpet from normal use. Dirt and stains are not wear and tear, which is why cleaning is deductible and ageing is not.

Get the clean right and most disputes never start. Where one does, an inventory clerk who can see the work was done to standard is far harder to argue against, and that is the whole reason the guarantee exists.

The add-ons most flats here want

Some jobs need more than the standard checklist, and in West Acton three add-ons come up again and again.

Carpet cleaning is the first. We use hot-water extraction, which forces hot solution into the pile and pulls the dirt back out, the only thing that genuinely lifts ground-in marks rather than masking them. It costs £36 a bedroom, £43 for a living room, or £115 for a whole two-bedroom flat. Worth it on any carpet a clerk is going to inspect closely, and most older West Acton flats have carpet in the bedrooms at least. You can read the detail on our carpet cleaning page.

Oven cleaning is the second, and for a really baked-on oven it goes beyond the checklist wipe-down. We take the door apart, lift out the glass, and soak the removable parts so the grease comes off properly. A single oven is £77, a double is £110, and a range cooker is £114. Our full oven cleaning service is the one to book if yours has not been touched in a while.

Then there is glass. The leaded windows on the Garden Estate and the big bays on the Noel Road semis are exactly the sort a clerk peers through, and exterior panes need reaching safely. We use water-fed poles and purified water for the outside, which dries without streaks or spots, through our window cleaning service. Sofas and mattresses get the same hot-water extraction as carpets if your tenancy covered furnished items, and that sits under upholstery cleaning.

If the flat needs more than a tenancy clean, say it has been empty and neglected, a full deep clean is the better fit. We will tell you straight on the phone which one your place needs, because booking the wrong service helps nobody.

Booking, and the 48-hour re-clean guarantee

Booking is a phone call. Ring 0333 555 2076, tell us the address and the number of bedrooms, and mention any extras like carpets or a bad oven. You get a fixed price on the spot, no survey needed. We work seven days a week, weekends and bank holidays included, which matters when your check-out date lands on a Saturday and the agent wants the keys by noon.

For the clean to count, the flat needs to be empty of your belongings, with the electricity on and hot water running. We cannot clean around boxes, and we cannot descale a bathroom with no hot water. Once the place is clear, our team goes in and works the 57-point list start to finish.

Here is the part that protects you. Every move-out clean comes with our 48-hour re-clean guarantee. If the inventory clerk or the agent flags anything within three days of the clean, we come back and put it right at no charge. That is why we hold a 97% first-time pass rate, and why so many local agents send tenants our way. You can get in touch by email at [email protected], or write to us at 255 Upper Richmond Road West, SW14 8QS. Monster Cleaning has run domestic cleaning across London since 2014.

If you want a sense of how we cover the wider area, we run the same service across the rest of Acton, up in North Acton by the new towers, and across the parent borough through our Ealing end of tenancy hub.

Questions West Acton tenants ask

How much is end of tenancy cleaning in West Acton?

It depends on the size. A studio is £156, a one-bed £207, a two-bed £243, a three-bed house £339, and a four-bed £425. The price is fixed, includes all supplies, and the team stays until the 57-point list is finished.

Do I really need a professional clean to get my deposit back?

You are not legally required to use a cleaning firm, and a landlord cannot make it a blanket condition. But your deposit can be docked if the flat comes back dirtier than the check-in inventory recorded, and cleaning is the most common deduction, so a professional clean is the simplest way to protect the money.

What does the 48-hour re-clean guarantee actually mean?

If the inventory clerk or agent challenges anything within 48 hours of our clean, we return and redo it free of charge. The flat needs to have been empty with power and hot water on for the guarantee to apply.

Does my West Acton landlord need a licence from Ealing?

Very likely yes. West Acton sits in the old Hanger Hill ward, which is covered by Ealing’s selective licensing scheme, so even a single-household let needs a licence. Smaller shared houses need an additional HMO licence borough-wide. The council’s licensing pages have a postcode checker.

End of tenancy cleaning in Ealing by Monster Cleaning
Fresh from a end of tenancy cleaning in Ealing.

Is the clean charged by the hour?

No. The move-out clean is a fixed price based on bedrooms, so you know the cost up front and we stay until it is done. We do offer hourly work at £30 per cleaner if you only want a part-clean rather than a full move-out.

Can you clean at the weekend or on a bank holiday?

Yes. We work seven days a week, including weekends and bank holidays, which is useful when a check-out date or key handover lands on a Saturday or a Monday holiday.

What is included in the 57-point checklist?

It covers the kitchen including the oven, hob and cupboards, the bathrooms including descaling and grout, and the rest of the flat from skirting and door tops to internal glass, switches, carpets and hard floors. It is the standard agents recognise.

Do you clean the oven inside?

Yes, the inside of the oven is on the standard checklist. For a heavily baked-on oven we offer a full strip-down where the door comes apart and the parts are soaked, at £77 for a single, £110 for a double and £114 for a range.

Is carpet cleaning included or extra?

Hoovering is included, but hot-water extraction to lift stains is a separate service at £36 a bedroom, £43 a living room, or £115 for a whole two-bed flat. Older West Acton flats with bedroom carpet usually benefit from it.

How do I get a quote?

Call 0333 555 2076 with the address, the number of bedrooms and any extras, and we give you a fixed price on the phone. No home visit is needed before booking.

What do you need from me before the clean?

An empty property with no belongings left, working electricity, and running hot water. Those three things let the team reach everything and finish the list, and they are also the conditions for the re-clean guarantee.

Will scale on the bathroom glass cost me my deposit?

It can. London is a hard-water area, so scale builds quickly on screens, taps and showerheads, and clerks do notice it. Descaling all of that is part of the standard bathroom clean we carry out.

Do you cover the new Verdean flats at Friary Park?

Yes. We clean the new Friary Park and Verdean flats as well as the older Garden Estate and Noel Road housing. New-build flats have their own quirks, like marking matt paint and greasy extractor hoods, and the checklist accounts for them. The managing agents on these new developments tend to run strict check-outs, so a clean to the full list is well worth it here.

What if my landlord uses their own cleaning company?

A landlord cannot force you to pay for their chosen cleaner as a condition of getting your deposit back. You are free to book your own clean, and ours comes with the 48-hour re-clean guarantee, which protects you if the agent challenges the work. Keep your booking confirmation and the date as part of your check-out evidence.

Which other areas near West Acton do you cover?

We work right across Acton and North Acton, and through the wider Ealing borough. If you are moving locally, the same team and the same 57-point standard apply wherever the new place is.
