How do you hand back a 4-bed modern executive new-build off the Discovery Park approach in CT13 9, after a two-year pharma-industry corporate-relocation let with an integrated AEG canopy extractor and a tile-grout master ensuite, without the inventory clerk halving your deposit on the day-one developer-photo schedule? You phone someone who has cleaned a Discovery Park relocation-let before. Monster Cleaning has worked the Sandwich and CT13 9 patch since 2014 – the modern 4-bed detached executive new-builds on the Pfizer-era housing approach roads off Innovation Way and Monks Way, the Pebble Gate Place 3-bed energy-efficient detacheds on Dover Road, the Montagu Place 4-bed family homes on Woodnesborough Road, and the wider Sandwich CT13 9 fringe on the relocation-let book. We cover the whole Discovery Park residential approach. Phone 0333 555 2076 or email office@monstercleaning.com. Three-bed new-build from £339, four-bed from £425, full agent-approved.

Last updated April 2026. We focus on the Discovery Park residential approach and the modern relocation-let estates around the ex-Pfizer site rather than the Sandwich-town conservation core, which has a separate stock of medieval Strand Street timber-framed cottages and Tudor merchant houses we cover under the Sandwich town end of tenancy page. The full Kent end of tenancy hub lists every east-Kent town on the book, including Deal end of tenancy six miles south on the coast and Dover twelve miles south on the cliffs.

Why Discovery Park relocation-let deposits get clipped

Discovery Park is the science-and-technology business park on the southern edge of Sandwich, on the site Pfizer first occupied in 1954 and sold to a private consortium in 2012. As of April 2026 the park hosts 180-plus companies including Pfizer (still on a long-term anchor footprint), Asymchem (which took the former Pfizer pilot-plant facilities in 2024), Viatris, Concept Life Sciences, Cummins, ZeroAvia, GrowUp Farms, Resolian, Psyros Diagnostics and ChemPartner (which announced a European hub at the park in April 2026). About 3,000 people work on site. The residential approach to the park – Innovation Way, Monks Way and the connecting estates north and east toward Sandwich proper – has 112 new homes approved on land between Innovation Way and Monks Way, plus a wider 500-home outline allocation, none of which are affordable in the planning sense.

Tenancies here split three ways. The largest band is the corporate-relocation let on a 1-to-3-year contract: pharma and biotech employees moved across from a US, German or Indian parent, family lands in Sandwich for the school year, lease rolls for the project cycle, then the parent company moves them on. Second is the science-park graduate share-house: junior researchers on a Discovery Park lab, two or three to a 3-bed new-build. Third is the local professional family let. Corporate-relocation lets are walked tightest because the schedule was shot on day one with the developer specification untouched.

ONS Dover-district private rent hit £959 a month in February 2026, an annual rise of 6.6% on £900 the year before, against a South East average of 3.4% (ONS Dover-district housing prices tool, January-February 2026). CT13 specifically averaged £373,927 across 429 transactions over the last three years, with detacheds at £536,640. Discovery Park 4-bed detached new-builds off the approach roads let in the £1,950 to £2,400 a month band, deposit five weeks roughly £2,250 to £2,769.

Renters’ Rights Act 2025 – what changed on 1 May 2026

Section 21 no-fault evictions were abolished one week ago. The Renters’ Rights Act 2025 commenced its headline reforms on 1 May 2026: rolling periodic tenancies replace fixed-term assured shorthold, Section 21 is gone, and any Section 21 notice served on or before 28 April 2026 has to be acted on with a possession claim by 1 August 2026 or it falls. For a relocation-let pharma family on a fixed-term that ends naturally, this changes very little – the lease rolls into a periodic, the family hands keys back when the parent company says so, the deposit-return route remains the cleanest exit. For the landlord side of a Discovery Park relocation-let, the inventory walk now has more weight than it had six months ago because the possession routes have narrowed (Shelter private renting guidance).

The bar moved.

Dover District Council licensing in 2026

Dover District Council operates no borough-wide selective licensing scheme. The national mandatory HMO licensing regime applies to any let to five or more people forming two or more households, processed through the Private Sector Housing team at White Cliffs Business Park CT16 3PJ at £1,260 for up to eight habitable rooms plus £70 a room thereafter (Dover District Council HMO licensing page). The Article 4 Directions Dover holds in force are conservation-area design controls (the Sandwich town centre conservation area covering Strand Street, Knightrider Street and the medieval grid), not a small-HMO-conversion control or a wider Article 4 over the Discovery Park approach (Dover Article 4 Directions register). The practical consequence for a tenant handing back a Discovery Park modern executive new-build is that the clerk’s check is on developer specification rather than original historic fabric: the integrated AEG kitchen, the engineered-oak hall floor, the brushed-chrome bathroom fittings, the white-paint stairwell at builder grade. We price HMO common parts at standard room rates; you are not paying double on a science-park graduate share.

What is particular about cleaning a Discovery Park relocation-let new-build

Three things, in the order they cost cleaners time. First, the integrated AEG (or Bosch, or Neff) kitchen extractor canopy over the island. The developer-spec canopy on a 4-bed Discovery Park new-build runs the full width of the cooker zone, with a baffle filter behind a magnetic stainless plate that drops on a single catch. Two years of pharma-family weeknight cooking deposits a film on the underside of the plate, the baffle slats, and the duct outlet inside the canopy housing. We pull the baffle, soak it in a degreaser, hand-wipe the underside, brush the duct outlet, and rehang. We do not spray the LED downlight ring. Second, the tile-grout shower screen on the master ensuite. The combination of South East Water at 297 to 312 ppm, an open-screen walk-in shower with a chrome runner, and a porcelain-tile floor with a contrast grout (the developer default in 2022 to 2024) means the lower runner films a chalk ridge by handover and the grout takes a grey shade in the splash zone. We pre-treat with a paste descale, two passes with dwell time, then brush the grout joints with a stiff-bristle by hand. Third, the home-office carpet desk-chair scar. Pharma corporate-relocation contracts since the late-2020s pandemic shift mean the master bedroom or the spare double has been a home-office for the lead earner, with a wheeled desk-chair on the developer-spec wool-blend carpet. The wheel-track shaves the pile and the deposit walk takes a photo. We hot-water-extract, brush the pile back across the wheel zone, and tell you straight whether it is fair-wear-and-tear the landlord should be eating.

Streets and inspection patterns across the Discovery Park approach

We work the whole Discovery Park residential approach and the connecting Sandwich CT13 9 fringe. The streets and zones we book most often:

End of tenancy cleaning in Lewisham by Monster Cleaning
A recent end of tenancy cleaning our team finished in Lewisham.
  • Innovation Way and Monks Way – the spine roads into the science-park core, with the 112-home approved development between them and the wider 500-home outline
  • The Pebble Gate Place new-build cluster on Dover Road CT13 0DA – 3-bed energy-efficient detacheds with carports, a short approach back to the science park
  • Montagu Place on Woodnesborough Road – 4-bed detached family homes on private roads overlooking farmland, the standard relocation-let stock
  • The Chain CT13 – newer detached and semi-detached stock at the south Sandwich fringe
  • Dover Road CT13 0 – the southbound approach with a band of 1990s and 2000s detached estates feeding the park
  • Woodnesborough Road and Cooper Street fringe – the older inter-war and post-war detached stock with science-park overspill
  • Knightrider Street CT13 9EW and Strand Street CT13 9EU edges where the conservation-area medieval stock meets the modern fringe – we cover both but most of our relocation-let book sits on the modern side
  • The wider Sandwich CT13 9 outer ring – 1990s Barratt and Persimmon-era cul-de-sacs on the north and east approaches

If your address sits a few streets outside this list, ring the office. We almost certainly cover it. As to what the clerks flag: the Innovation Way and Monks Way 4-bed detached new-builds fail first on the integrated AEG canopy filter, the tile-grout master ensuite shower screen, and the home-office carpet wheel-track. The Pebble Gate Place Dover Road 3-bed energy-efficient stock fails on the air-source heat-pump intake grille (a developer-spec line item) and the engineered-oak hallway scratch from kids’ shoes. The Montagu Place Woodnesborough Road 4-bed family homes fail on the bi-fold patio-door track grit and the integrated dishwasher silicone seal. The 1990s Barratt-era detacheds on the outer ring fail on the leaded bay putty (a 1990s decorative repro detail) and the airing-cupboard cylinder shelf. The single most-flagged Discovery Park line item across the relocation-let book is the AEG canopy filter on the kitchen island. Train your eye there first.

Common reasons we get re-called on a Discovery Park CT13 9 job

The 48-hour re-clean guarantee is real and we honour it. Recurring patterns that bring us back to Discovery Park addresses:

  1. The integrated AEG canopy underside, behind the magnetic stainless plate – clerk drops the plate and torches the duct outlet; we now rehang only after a two-pass hand-wipe.
  2. The tile-grout shower screen lower runner on the master ensuite – 297 to 312 ppm chalk builds a ridge that resists a single descale pass; we now do two passes with a forty-minute dwell.
  3. The home-office carpet desk-chair wheel-track – hot-water extraction lifts the surface but the pile direction stays shaved; we now brush back across the wheel zone separately and write the residual into the report so the landlord cannot pin it on the clean.
  4. The bi-fold patio-door bottom track on Montagu Place 4-beds – garden grit caught in the runner; we now vacuum the track twice with a crevice tool before the final mop.
  5. The air-source heat-pump intake grille on Pebble Gate Place Dover Road 3-beds – dust and pollen film on the white-coated grille; we now soft-brush dry then microfibre-wipe, no spray.

What is included in our Discovery Park end of tenancy clean

End of tenancy is the hand-back clean. Deep is for staying. Regular is for keeping it tidy. The work below is the first one – one tight bullet list, kitchen first, then bathrooms, then living areas, then the throughout passes, all in the same flat read so you can match it against the inventory schedule on the kitchen island worktop:

  • Kitchen oven: cavity by hand, racks soaked, internal door glass pulled on double ovens where the door allows, telescopic-rail catch wiped
  • Integrated AEG / Bosch / Neff canopy extractor: magnetic stainless plate dropped, baffle filter soaked in degreaser, underside hand-wiped, duct outlet brushed, LED downlight ring left alone, plate rehung after two-pass dry (the CT13 9 line item)
  • Hob and induction zones: ceramic glass cleaner across induction surface, control-knob recess brushed, splashback wiped
  • Kitchen island and waterfall edge: stone-safe pH on the worktop, cabinet under the island wiped inside and out, footplate scrubbed
  • Integrated dishwasher and washing machine: filter pulled, drawer detergent dispenser worked, gasket cleaned, cabinet door fascia rehung
  • Fridge-freezer integrated: defrosted, washed, seals scrubbed, plinth pulled, cabinet door fascia rehung
  • Sink, taps, waste, instant-hot tap: descaled with a proper limescale-paste soak, brushed-chrome polished separately
  • Tile grout and silicone: grout brushed, silicone bead behind the hob worked with a soft brush
  • Engineered-oak hallway floor: dry vacuum then a barely-damp microfibre, no wet-mop on Pebble Gate Place or Montagu Place hallway oak
  • Master ensuite shower screen: two paste-descale passes on the lower runner with dwell time, hand-brush along the grout in the splash zone, chrome polished
  • Master ensuite WC, sink, mixer: all four faces of the bowl, brushed-chrome polished after descale
  • Family bathroom and second ensuite: bath, shower, tiles, grout splash zone, mirror cabinet, extractor grille
  • Wardrobes and fitted storage: inside and out, runners and rails wiped, including the developer-spec sliding mirror wardrobes in the master
  • Home-office carpet desk-chair zone: hot-water extraction first, then a separate brush-back across the wheel-track to lift the pile direction
  • Bedroom carpets: two-direction vacuum, spot-treat marks, edge-hand-vacuum on skirting joins
  • Bi-fold patio doors: bottom-track vacuumed twice with a crevice tool, glass cleaned both sides, threshold seal wiped
  • Air-source heat-pump intake grille: external grille soft-brushed dry, microfibre-wiped, no spray (Pebble Gate Place and newer Innovation Way 3-beds)
  • White-painted stairwell and landing: spot-clean shoe scuffs at builder grade, hand-clean the spindles and handrail, stairwell light-fitting dusted
  • Internal doors and skirtings: both sides, hinges, handles, tops, including the soft-close cushioned door-stop
  • Loft-hatch ladder and upper landing ceiling: dust shelf brushed (a developer-spec line item the clerks check)
  • Garage interior on the 4-bed detacheds: dry-sweep, light fitting dusted, internal door wiped (we do not pressure-wash an integral garage)
  • External windows ground floor: reach-and-wash on the front and rear elevations; bi-fold and patio glass internal-cleaned both sides
  • Front and rear gardens: path swept up to the front door, no garden tidy beyond that
  • Final torch walk-through: in low light to catch what daylight hides, especially the AEG canopy underside and the master ensuite shower-screen runner

What it costs around Discovery Park

Discovery Park pricing sits at our mid-tier coastal Kent base, no premium on top, because the Discovery Park approach is a relocation-let market not a London-borough rate. Studios start at £156. One-beds £207. Two-beds £243. Three-bed new-builds on Pebble Gate Place or the older Sandwich CT13 9 fringe stock £339. Four-bed modern executive detacheds on the Innovation Way and Monks Way approach or Montagu Place £425. Add £29 per bedroom for carpet shampoo, £77 for a single oven, £110 for a double, £143 for a 90cm range, £94 for two bedrooms and a living room, and the home-office desk-chair wheel-track brush-back is included in the carpet shampoo not extra. Fixed-price not hourly, with the 57-point checklist applied and the 48-hour re-clean guarantee included. No fuel surcharge across CT13 9, no Discovery Park approach surcharge, no relocation-let admin charge. Hourly bespoke work runs at £30 per cleaner, two cleaners with full kit. The National Living Wage moves to £12.71 an hour from April 2026 (gov.uk minimum wage rates).

What your agent will actually check

  1. The integrated AEG canopy underside and duct outlet on the kitchen island – clerk drops the magnetic stainless plate and torches the duct, then runs a finger along the baffle slat
  2. The tile-grout shower-screen lower runner on the master ensuite – clerk runs a fingernail along the bottom seal for residual chalk
  3. The home-office carpet desk-chair wheel-track – clerk photographs the pile direction in the wheel zone and notes whether it is brush-recoverable
  4. The bi-fold patio-door bottom track on Montagu Place 4-beds – clerk torches into the runner channel for garden grit
  5. The engineered-oak hallway scratch line on Pebble Gate Place 3-beds – clerk angles a torch low across the boards to read kids’ shoe scratches
  6. The air-source heat-pump intake grille external grille – clerk runs a microfibre over the grille face for pollen film
  7. The integrated-appliance silicone bead behind the hob – clerk uses a small brush to test the bead surface
  8. The brushed-chrome rainfall shower head on the master ensuite – clerk feels the spray-face for residual scale rings
  9. The white-painted stairwell wall at shoulder height – clerk torches the wall for shoe scuffs and bag-rub
  10. The South East Water chrome ridge on upstairs taps – clerk runs a fingertip for residual scale

How booking works

  1. Phone 0333 555 2076 or email office@monstercleaning.com. Tell us the postcode, the bedroom count, the developer if you know it, and your move-out date.
  2. We confirm a fixed quote on the call. Carpet add-on, oven type, integrated-appliance count and access quirks (gated cul-de-sac entry on Montagu Place, the Innovation Way approach across the science-park boundary, key handover at Colebrook Sturrock at 19 Market Street CT13 9DA or Strutt & Parker on the Sandwich book) get talked through then.
  3. We email written confirmation with the start time and the team lead’s name.
  4. The team arrives, usually three cleaners on a 4-bed Innovation Way detached, two on a 3-bed Pebble Gate Place new-build. They work to the 57-point checklist; photos taken on completion for the deposit file if you want them.
  5. Inventory clerk attends within 48 hours. If they flag anything on our checklist, we come back free. If they flag something outside it (a pre-existing scratch on the engineered-oak hall, fair-wear on a two-year home-office carpet), that is an inventory dispute and we will back you up with our photos. Most CT13 9 deposits are held with Tenancy Deposit Scheme or mydeposits.

Related services and neighbouring areas

Common add-ons and sister services on the same Discovery Park rota:

  • Standalone oven cleaning – if the AEG double oven and the canopy were the only thing the clerk circled on the relocation-let walk
  • Carpet shampoo and stain treatment – the home-office desk-chair wheel-track on the master and the kids’ bedroom carpets
  • Window cleaning – external bi-fold and patio-door glass on Montagu Place and the rear-elevation French doors on Pebble Gate Place
  • Hard floor restoration – engineered-oak hallway boards on Pebble Gate Place and the porcelain-tile master ensuite
  • Upholstery cleaning – the developer-spec sofa fabric on relocation-let part-furnished stock

Neighbouring towns we cover across the wider east-Kent patch: Kent end of tenancy (the county hub), Sandwich town end of tenancy for the medieval Strand Street and Knightrider Street conservation stock, Deal six miles south on the coast, Dover twelve miles south on the cliffs, and Ramsgate seven miles north-east on the Thanet coast.

We work with 300+ letting agents across our Kent, London and Surrey books, and to date we have helped recover over £1.2m in deposits across the same patch.

Frequently Asked Questions

How much does end of tenancy cleaning cost on the Discovery Park approach?

From £156 for a studio, £207 for a one-bed flat, £243 for a two-bed, £339 for a three-bed Pebble Gate Place or fringe-stock new-build, and £425 for a four-bed modern executive detached on the Innovation Way or Monks Way approach. Carpet shampoo, double-oven and 90cm range add-ons are priced separately. The price is fixed, not hourly, and reflects the integrated-appliance handling time on the developer-spec stock.

End of tenancy cleaning in Lambeth by Monster Cleaning
Lambeth: another job wrapped up by our cleaners.

How long does the clean take?

A four-bed modern executive detached new-build off Innovation Way takes a long day with three cleaners – half eight to nearly seven, integrated AEG canopy and tile-grout master ensuite included. A three-bed Pebble Gate Place runs eight hours with two cleaners. We do not rush by the clock; we work to the checklist.

Do you guarantee my deposit back?

We cannot guarantee the deposit because the inventory walks many lines we do not touch (paint, wear and tear, the landlord’s furniture, fair-wear-and-tear on a two-year home-office carpet). What we guarantee is the cleaning side: if the clerk flags any cleaning issue within 48 hours of our visit, we come back free.

Are you insured?

Yes. Public liability cover is in place. We are Monster Cleaning Ltd, trading since 2014. Insurance certificate on request.

Do I need to be there for the clean?

No. Most of our CT13 9 clients drop a key with the letting agent – Colebrook Sturrock at 19 Market Street CT13 9DA, Strutt & Parker on the Sandwich book, Lambert & Foster, Geering & Colyer, or Cooke & Co on the wider east-Kent patch – or use a key safe on the porch. We email a written check-out report when we leave.

Do you bring all the cleaning products?

Yes. South East Water descaler for the 297 to 312 ppm hardness, baffle-filter degreaser for the integrated AEG canopy, stone-safe low-pH solution for the kitchen-island worktop, hot-water extraction kit for the home-office carpet wheel-track, and a soft-brush set for the air-source heat-pump intake grille. You do not need to leave anything behind.

Will you handle the integrated AEG canopy extractor properly?

Yes. We drop the magnetic stainless plate, soak the baffle filter in a degreaser, hand-wipe the underside of the canopy plate, brush the duct outlet, and rehang. We do not spray the LED downlight ring. The canopy underside is the single most-flagged line item on the Innovation Way and Monks Way 4-bed detached relocation-let stock.

Can you brush back a desk-chair wheel-track on the home-office carpet?

We can lift it where the pile is recoverable and we will tell you straight where it is fair-wear-and-tear after a two-year corporate-relocation let. Hot-water extraction first, then a separate brush-back across the wheel zone, then a written note in the check-out report so the landlord cannot pin a lifting-pile shave on the clean.

What about hard-water mineral scale on chrome shower fittings?

South East Water across CT13 9 runs at around 297 to 312 parts per million calcium carbonate, very-hard band, drawn from the Kent chalk aquifer (South East Water hard water guidance). Brushed-chrome rainfall shower heads, screen lower runners and mixer taps all carry a calcium ridge by handover. We use a proper limescale-paste descale with two passes and a forty-minute dwell time, then polish. The lower edge of the master ensuite shower-screen runner is where the line item lands most often on Discovery Park new-builds.

End of tenancy cleaning in Barnet by Monster Cleaning
Fresh from a end of tenancy cleaning in Barnet.

Do you cover the older Sandwich-town conservation stock too?

We do, but the property type is different. The medieval Strand Street and Knightrider Street stock is timber-framed, hall-house, Tudor merchant or Grade I listed (The Salutation at CT13 9EW for example). The cleaning method on those is different – hand-buff on original timber, no spray on lime plaster, putty-loss flagged in writing not touched. See our separate Sandwich town end of tenancy page for the conservation-stock detail; this page covers the Discovery Park approach modern relocation-let estates.

Can you do same-week or next-day jobs on Discovery Park relocation-lets?

Usually yes for the CT13 9 patch. Our east-Kent rota carries enough cleaners that a same-week slot is normal across the Discovery Park approach, and we know the relocation-let market runs to a school-year cycle so summer is busy. Same-day is harder but we sometimes manage it for a smaller flat. Phone the office, do not rely on email for short-notice work.

Do you handle HMO common parts in the science-park graduate share-houses?

We do. HMO common parts (stairs, hallway, shared kitchen, shared bathroom) get priced as standard rooms. Dover District Council operates no borough-wide selective licensing scheme; the national mandatory HMO licensing applies to lets to five or more people forming two or more households, processed through the Private Sector Housing team at White Cliffs Business Park CT16 3PJ. Phone the office and tell us the property type and we will quote accordingly.

Do you handle the bi-fold patio-door track on Montagu Place 4-beds?

Yes. Garden grit caught in the bottom-track runner is a classic clerk catch. We vacuum the track twice with a crevice tool before the final mop, hand-wipe the threshold seal, and clean the glass both sides. The bi-fold-track grit is one of our re-call patterns so we now build the second vacuum pass into the standard kit.

What is the parking situation on the Discovery Park approach?

Innovation Way and Monks Way are wide approach roads with kerbside space; the Montagu Place private-road cul-de-sacs and the Pebble Gate Place driveways are off-street. We bring the kit on a small van, unload at the property, no surcharge. The science-park boundary itself we do not need to enter; the residential approach roads sit outside the perimeter.
