Salt, sea mist and what a coastal clean adds
Stand on the sea wall at Minnis Bay on a windy day and you can taste the salt. That same salt settles on every seaward-facing window in the village. Anything north of Canterbury Road, within a few hundred metres of the beach, picks up a fine saline film on the glass, on the uPVC frames, and on the chrome in the bathroom. Rents in Thanet have not stopped rising. The ONS figures for Thanet put the average private rent at about £1,108 a month in spring 2026, up 5.9% on the year, with the average sold house price around £261,000. Birchington itself sits a little above the district average on sale prices, partly because the detached stock out towards Quex Park and Acol pulls the figure up, and a higher value behind a tenancy tends to mean a landlord who reads the check-out report line by line.
What that means in deposit terms is simple. Under the five-week cap a two-bed flat around £950 a month carries roughly an £1,100 deposit. A three-bed semi off Park Lane or Canterbury Road will be £1,400 to £1,700. The trains are part of why. Birchington-on-Sea station sits on the Chatham Main Line, and Southeastern run high-speed services up to St Pancras through Ebbsfleet as well as the slower line to Victoria via Chatham and Bromley South. The Renters’ Rights Act 2025 came into force on 1 May 2026, and it changed the shape of every check-out. Section 21 “no-fault” notices are gone. Every tenancy is now a periodic assured tenancy, and a landlord can only seek possession on a statutory ground. The old soft lever, simply not renewing a fixed term, no longer exists.

The penalty for running an unlicensed one is no longer capped at £20,000, it is an unlimited fine now, and the council can also make a rent repayment order.
