A Fellowship Square one-bed faces a glazed living wall that runs from skirting to soffit, and on the south-facing apartments in Brunner and Marlowe that wall picks up a fingerprint and condensation halo across the lower track that a household sponge will never lift. Way of Life’s check-out walker tests it first. The rest of this page is the working detail behind a hand-back clean on the Long Harbour estate behind Walthamstow Town Hall – five blocks, 485 rental homes, the kitchen and floor spec the original photo pack was taken against, and the way the Way of Life walker reads the apartments at the end of a let.
Last updated April 2026. Monster Cleaning Ltd has booked end-of-tenancy work across Waltham Forest since 2014 and Fellowship Square has been on our weekly run since the Brunner and Tipping blocks reached residents in 2022. The wider Waltham Forest end of tenancy hub covers borough-wide pricing and council policy.
End of tenancy cleaning at Fellowship Square E17 4 starts at £156 for a studio and £207 for a one-bed in Brunner, Holstein, Marlowe, Stillington or Tipping, fixed price, with the 48-hour re-clean guarantee included.
Why a Fellowship Square deposit gets clipped
Long Harbour secured the site directly behind Walthamstow Town Hall and the Assembly Hall in 2018, with the five blocks (Brunner, Holstein, Marlowe, Stillington and Tipping) handed over in phases between 2022 and 2024. Around 485 rental homes sit alongside the regenerated Town Hall fountains that front the 1942 listed civic complex. Every apartment was finished to the same Long Harbour hand-over pack: integrated AEG single oven, AEG induction hob, integrated Bosch fridge-freezer and Bosch dishwasher, a Bosch washer-dryer combo on the in-flat utility wall, engineered-oak in the living and bedroom areas, ceramic-tiled wet rooms, full-height living-room glazing, recessed LED downlights, video-entry intercom, and basement parking. Way of Life runs the management contract on site at the Brunner ground-floor office on Forest Road.
Average private rent across Waltham Forest reached £1,753 a month in March 2026, up 1.9% on the year before, against a London-wide figure that climbed 4.1% over the same period (ONS Private Rent and House Prices, March 2026). Fellowship Square sits well above that mean. A current Way of Life one-bed in Brunner or Marlowe lists between £1,950 and £2,250 depending on floor and orientation, a two-bed in Holstein or Stillington runs £2,400 to £2,800, and a three-bed in Tipping is closer to £3,000. Five-week deposits sit behind every tenancy. The Way of Life walker is not guessing what the apartment looked like new because there is a photo pack from the original handover. Any film, heel-trail, or condensation streak on the lower glazing track is a deduction conversation.
Hard water is the third factor. The Coppermills treatment works on Coppermill Lane feeds E17 from a chalk-fed aquifer, and Thames Water tests across the postcode in the 280-290 mg/L band, classified hard to very hard (Thames Water hardness data). Calcium scale climbs back inside a fortnight on the chrome rainfall heads, the AEG hob trim, the Bosch washer-dryer drawer and the kettle base.
Renters’ Rights Act 2025 and what it means for a Fellowship Square check-out
Section 21 no-fault evictions are gone. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and Phase 1 commenced on 1 May 2026. None of that alters the deposit route at the back end of a let. Your protected deposit still has to come back inside ten days of agreement, and Way of Life still has to evidence any cleaning deduction with photographs against the original handover pack. The Act stopped landlords requiring a paid-for professional-clean receipt as a tenancy clause; deductions for a dirtier-than-inventory return are still allowed. Disputes go to the relevant scheme: Tenancy Deposit Scheme, mydeposits, or the Deposit Protection Service. Free advice sits with Shelter.
Waltham Forest selective licensing and the Fellowship Square BTR position
Waltham Forest’s selective licensing scheme started on 1 May 2025 and runs to 30 April 2030. The fee is £895 per privately rented home let to a single household or two unrelated sharers, and the scheme covers 19 of the borough’s 22 wards (Hatch Lane, Highams Park North and Endlebury sit outside it, per the Waltham Forest selective licensing scheme). Fellowship Square sits inside High Street ward, inside the scheme footprint. Long Harbour holds the freehold and Way of Life runs the management, so the council operates a block-level licensing arrangement for the 485 apartments rather than 485 individual licences. The bar that decides your deposit is the Way of Life hand-back standard, and the in-house walker uses the same checklist on every apartment.
The Long Harbour BTR archetype – what’s particular about cleaning a Fellowship Square apartment
Three things, in the order they cost tenants time. First, the floor-to-ceiling glazing on the south-facing flats. The living-room glazed wall on Brunner, Marlowe and the upper floors of Stillington runs from skirting to soffit, and the inner face of the lower track picks up a condensation halo and a faint hard-water spotting line that the walker tests with a cloth on the first sweep. We use a microfibre with a vinegar-and-water dilute and a separate buffing cloth, working top-down in single passes. Second, the integrated AEG kitchen. The single oven inner door has a gap between the two glass panes that builds a baked grease film over a long let; we unscrew the door, drop both panes, and clean the inner pane on the worktop. The Bosch dishwasher fascia and washer-dryer drawer collect a calcium and detergent residue around the silicone seal that a generic kitchen spray will not lift. Third, the engineered-oak living-area flooring. It runs on a plywood substrate with a UV-cured lacquer. Heel-trails from a chair rolled across the dining run, or a sofa shifted without sliders, leave faint grey streaks. We use a manufacturer-safe wood polish on a microfibre, never anything abrasive.
“Sixteen months in a Brunner one-bed on the seventh floor facing west across the Town Hall fountains, both of us in media (he edits a documentary unit out of Hackney Wick, I produce for a podcast network in Old Street), and the thing that actually worried us was the south-west corner glass. Late-afternoon sun straight onto a floor-to-ceiling living-room wall meant every fingerprint, every cooking-mist film, every condensation halo along the lower track was visible from across the room at half five. We had wiped the glass twenty times and never properly got it streak-free. Monster came on a Tuesday morning. Two cleaners, full day. The lead spent an hour and a half on the glass alone, working top-down in single microfibre passes with a vinegar-and-water dilute, then a buff with a separate dry cloth. The lower track came up clean. Way of Life’s walker passed the apartment on the Friday and the full five-week deposit landed in the joint account the following Wednesday.” – Imogen and Felix, Brunner one-bed, E17 4QH
Coverage – streets, blocks and zones at Fellowship Square

Fellowship Square sits a five-minute walk from Walthamstow Central, which runs the Victoria Line direct to Oxford Circus in twenty-two minutes and the Overground to Liverpool Street in fourteen. The 230, 357 and W19 buses pass along Forest Road. The William Morris Gallery on Lloyd Park is fifteen minutes west; the Walthamstow market on the High Street, billed as Europe’s longest, is six minutes south.

The letting-agent side is dominated by Way of Life’s in-house team, which runs the 485 BTR units direct out of the Brunner ground-floor office. Foxtons Walthamstow at 234 Hoe Street, Petty Son and Prestwich (running E17 stock since 1908) at 152 Hoe Street, Spicer and Son at 197 Hoe Street, and Bairstow Eves Walthamstow at 171-173 Hoe Street list the smaller resold leasehold flats and the wider High Street ward stock.
What’s included in our Fellowship Square end of tenancy clean

What your inventory clerk will check first at Fellowship Square
Three years of working with Way of Life’s in-house team gives us a fair sense of where the clipboard goes first on a Long Harbour walk. In rough order:
- Floor-to-ceiling living-room glazing – inner face, lower-track condensation halo, fingerprint shadows in late-afternoon sun
- AEG single oven inner door – the gap between the two glass panes where grease bakes
- AEG induction hob trim – hard-water spotting around the silicone seal
- Bosch washer-dryer combo – door seal, drum, lint filter, faint smell
- Bosch dishwasher fascia – calcium and detergent line at the door edge
- Engineered-oak flooring – heel-trails, scuffs, gloss consistency

- Communal-corridor threshold and the inside face of the apartment entrance door
- Bathroom – shower-glass scale, silicone joint, behind the WC, extractor vent dust

End of tenancy versus deep clean versus regular clean
| Service | What it is | When to book |
|---|---|---|
| End of tenancy | Full hand-back clean against the Way of Life inventory, photographed, with a 48-hour re-clean guarantee | You are moving out and want the deposit back |
| Deep clean | One-off restorative clean for an apartment you are staying in – same depth as EOT, no inventory hand-back | You are staying but the flat needs a reset |
| Regular clean | Weekly or fortnightly maintenance, hourly rate, two-hour minimum | You want it kept tidy across the let |
The work below the EOT line is the first one. Fellowship Square stock is let furnished or part-furnished depending on the tier, so the clean covers the operator chattels too: the AEG oven, the induction hob, the integrated Bosch fridge, the wardrobes, the bed-frame bases.
How a Fellowship Square booking works
- Phone 0333 555 2076 or email [email protected] with the block, floor, bedroom count and move-out date.
- We confirm a fixed quote on the call. Carpet add-on, glazing reach, Juliette-rail moss and basement-parking load-in get talked through then.
- Written confirmation by email with the start time and team lead. You pay a small deposit on a card link; balance on the day.
- We arrive sized for the apartment. A Brunner or Marlowe one-bed is two cleaners for four to five hours. A Holstein two-bed is two for six to seven, or three for four to five. A Tipping three-bed is three for a full day. Concierge clears us through.

Frequently Asked Questions
How much is end of tenancy cleaning at Fellowship Square?
Studios start at £156. One-bed apartments in Brunner, Marlowe or Stillington are £207. Two-bed apartments in Holstein or Stillington are £243. Three-bed apartments in Tipping are £339. The rare four-bed is £425. Hourly cover is £30 per cleaner per hour with a two-cleaner minimum. The 57-point agent-approved checklist and the 48-hour re-clean guarantee are included on every job.
Do you clean inside Brunner, Holstein, Marlowe, Stillington and Tipping?
Yes. We are inside all five Long Harbour blocks every week, plus the basement parking decks for load-in. Way of Life’s concierge clears us through the Brunner lobby or the relevant block lobby on the day; we take a code through the building manager for the basement bay system.
Is Fellowship Square inside Waltham Forest selective licensing?
Fellowship Square sits inside High Street ward, which is inside the £895 selective licensing scheme that started on 1 May 2025 and runs to 30 April 2030. Long Harbour holds the freehold and Way of Life runs the management, so the council operates a block-level licensing arrangement for the 485 apartments rather than 485 individual licences. The bar that decides your deposit is the Way of Life hand-back standard.
How long does a clean of a Fellowship Square one-bed take?
Four to five hours with two cleaners on a standard Brunner or Marlowe one-bed. A Holstein or Stillington two-bed runs six to seven hours with two. A Tipping three-bed is a full day with three cleaners.
Are you safe to use on the engineered-oak floors?
Yes. Manufacturer-safe wood polish on a microfibre, never abrasive pads or acidic descalers. The Fellowship Square engineered-oak runs on a plywood substrate with a UV-cured lacquer.
How do you clean the floor-to-ceiling living-room glass without leaving streaks?
Top-down in single passes with a microfibre and a vinegar-and-water dilute, then a buff with a separate dry cloth. The lower track and silicone seal get a separate hand-wipe. Late-afternoon sun on the south-facing Brunner and Marlowe flats reveals any streak the standard household sponge leaves, which is why the walker tests the glass first.
Can you handle the AEG oven inner door?
Yes. We unscrew the door, drop both glass panes, and clean the inner pane on the worktop with a non-caustic degrease before re-fitting. The gap between the two panes is one of the most-pinged items on a Way of Life check-out.
What about the Bosch washer-dryer combo and the Bosch dishwasher?
Door seal pulled back, scrubbed and dried, lint filter cleared, drum given a hot service wash. The Bosch dishwasher fascia gets the calcium-and-detergent line wiped separately – the 280-290 mg/L water makes the line the consistent failure point if missed.
Do you cover the balcony Juliette rail on courtyard-facing flats?
Yes. The powder-coated lower channel can pick up moss on the underside, and a sponge will not lift it. Soft brush and a non-acidic rinse. The walker reads the rail panel on every check-out.

What does the 48-hour re-clean guarantee cover?
If the Way of Life walker or any third-party agent flags a cleaning issue inside 48 hours of our visit, we come back and re-do that area at no extra cost. Cleaning issues only. Not redecoration, not damage repair. About 97% of our jobs pass first time without a callback.
Are professional clean receipts still required under the Renters’ Rights Act 2025?
No. The Act stopped landlords requiring a paid-for professional-clean receipt as a tenancy clause. Deductions for a dirtier-than-inventory return are still allowed. We give you a dated job sheet and the 57-point checklist you can attach to a deposit dispute if needed.
Do you have public liability insurance?
Yes. £5m public liability, employer’s liability, certificate sent to managing agents on request. The Way of Life concierge usually wants to see it before clearing the booking.
How does parking work on the Fellowship Square site?
The basement parking deck under Brunner and Marlowe takes a resident code through the building manager. Forest Road has a paid loading bay strip we use for short load-ins. The Assembly Hall service road on the eastern flank is delivery-access only.
Do you do letting agent inventories direct?
We work with 300+ letting agents across London, including Way of Life’s in-house team at the Brunner ground-floor office, Foxtons Walthamstow at 234 Hoe Street, Petty Son and Prestwich (running E17 stock since 1908) at 152 Hoe Street, Spicer and Son at 197 Hoe Street and Bairstow Eves Walthamstow at 171-173 Hoe Street.
How much have your tenants recovered in deposits?
£1.2m in deposit money recovered for tenants since 2014. We document every clean with photographs and a checklist sign-off so disputes can go to the Tenancy Deposit Scheme with proper evidence.
