Moving out around Wood Street and the village

Wood Street station sits on the Weaver line of the London Overground, the old Chingford branch that runs down to Liverpool Street, and it is the rough centre of Upper Walthamstow. If you are reading this, you probably live within a ten-minute walk of it. This is the older end of Walthamstow. Walk fifteen minutes south-west and you reach Walthamstow Village, with St Mary’s church and the Ancient House, a timber-framed building that is one of the oldest in the whole borough. Forest Road takes you to Lloyd Park and the William Morris Gallery, set in the Georgian Water House where Morris grew up. The licence on the wall, and why it raises the bar

Waltham Forest runs one of the most extensive private-rented licensing regimes in London, and it changes how checkouts here are handled. In May 2025 the council launched a new borough-wide selective licensing scheme that runs until 30 April 2030. It covers almost every privately rented home let to a single household or to two sharers, in every ward except Hatch Lane, Highams Park North and Endlebury. The fee is £895 per property. On top of that there is an additional HMO licensing scheme, expanded in April 2025, which catches smaller shared houses with three or more occupants that fall outside mandatory HMO rules, including some flats in purpose-built blocks. A word on what we will and will not move. We clean an empty flat, which is the standard a checkout is judged on, so the furniture and boxes need to be gone first. What an E17 checkout clean costs

Carpets come first. A lot of these flats are let furnished or part-furnished with a fitted carpet that has had two years of foot traffic, and a hoover will not lift ground-in dirt or pet smell.
