How do you stop a Boundary Road clerk knocking £180 off your deposit over a greasy extractor baffle and a scaled-up shower riser? You clean the flat to the report it was let on, not to a hopeful idea of clean, and you do not start the morning the keys are due. End of tenancy work around Leyton Midland Road is deposit work first and tidying second: checklist-led, built for the clerk who actually walks the upper flat, £30 per hour per cleaner, with a 48-hour re-clean guarantee measured against the check-out report. Ring 0333 555 2076 for a price in about three minutes.
Last updated June 2026. We cover the E10 6 core around the station plus the bleed into E10 5, the streets either side of the Gospel Oak to Barking line. This page sits inside the borough directory at End of Tenancy Cleaning Waltham Forest.
The move-in report is the standard, and almost nobody keeps it
Begin with the mechanism, because the whole deposit turns on it. When you moved into your Leyton flat, a clerk walked it and wrote a report, usually with photographs, often with “as new” against the kitchen and bathroom. Those words were honest on the day, because the flat had just been done professionally. At check-out a clerk walks it again and compares line by line, and anything materially worse than that first entry, past fair wear and tear, comes off your deposit. You are marked against a professional clean. A mop and a spare Saturday rarely reach it.
The money is not vague either. On the Leyton DIY hand-backs we are called in to rescue, the deductions sit in a steady pattern: £60 to £120 on the oven and extractor, £80 to £150 on bathroom scale and grout, £50 to £100 for the gaps behind appliances, more again on carpets and marks round the picture rails. Put that against a deposit now capped at five weeks’ rent, well north of £1,500 on a Leyton flat, and the arithmetic argues for itself. Most tenants only run it after the check-out has failed and the first round is lost. That is the dear way round, because the first round was the cheap one to win.
Why is the clerk so thorough here? Because the deposit is real money sitting in a scheme that somebody has to account for, and the agent is on the hook for protecting it. So the walk-through is genuinely adversarial: the clerk is paid to find the fault, not wave you past it. That is not unfair. It just means you turn up with evidence rather than optimism.
Two laws sit behind all this and pull in opposite directions. The Tenant Fees Act 2019 means your Leyton landlord cannot write professional cleaning in as a contractual condition, so nobody can force you to book us. Damp and mould, though, are a landlord obligation under the Homes (Fitness for Human Habitation) Act 2018, not a tenant cleaning failure. Where we find real damp behind a wardrobe or in a cold bathroom corner, we photograph it, so the charge lands where it belongs instead of on you.
What 1 May 2026 did, and what it quietly left alone
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault eviction is gone. Every existing assured shorthold tenancy in England has converted to a periodic one, and a tenant can now give two months’ notice at any point in the year instead of waiting for a fixed term to end.
Here is the bit people read wrong. The cleaning side of a move-out did not move at all. The Tenant Fees Act still applies. The check-in benchmark still applies. The deposit maths is what it was the week before. What changed is timing, and timing is what bites here.
Leyton was already high-churn: short professional lets, lots of sharers, young families priced out of Hackney and Stratford who landed one Overground stop east. Let those tenants leave on a rolling two months rather than a fixed end date and the move-outs get more frequent and harder to predict, so the month-end pile-up that already clogs E10 is not about to ease. The takeaway is dull and it pays for itself: book the clean earlier than you used to, because the slot you want will be gone if you sit on it.
The cleaning side of a move-out did not move at all.
One list, the whole flat: what the crew actually works through
Other firms split this into a dozen sub-lists. We work one. Below is the single run our Leyton crew goes through on a typical one-bed split flat, top to bottom, in the order a clerk tends to inspect. The full 57-point agent-approved checklist sits behind it. A bigger flat adds rooms, not new rules.
- Oven, stripped not wiped. Racks out to soak, door glass split so the brown film between the panels comes out, then the interior, roof, floor, fan, element and seals. The single oven is in the price; a double or a 90cm range is its own line.
- Extractor baffle out. Hood wiped outside, the metal baffle lifted clear and degreased, fan housing and light done, switch panel cleaned. On a hob that has had two years of frying over it, the clerk lifts that baffle. So do we.
- Hob and surrounds. Burner caps and trivets off and washed, drip trays cleared, control knobs off, splashback degreased, cooker pulled where it pulls so the gap behind is done.
- Kitchen units inside and out. Fronts and handles, the tops of the wall units the torch finds, inside the emptied cupboards and drawers, plinths and toe-kicks.
- Sink and taps descaled. Aerator off and soaked, taps brought back, drainer and plughole cleared, sink rinsed. The hard water never skips it.
- Fridge, freezer and the wet appliances. Shelves, drawers and seals once you have defrosted in advance; washing-machine drum, the door gasket the clerk opens first, the detergent drawer out; dishwasher filter, spray arms and salt reservoir.
- Bathroom scale work. The chrome riser, shower head, screen, tap aerators and tile joints worked until the film is off, not skimmed. This is the slow part of an E10 clean, and where deductions hide.
- Silicone, grout and the toilet. Bath and basin beads brought back to their real colour, grout above the bath scrubbed, the toilet done inside, under the rim, round the base and behind the pan.
- Shower screen, tray and the extractor fan. Glass descaled both sides, tray and drain cover lifted and rinsed, the bathroom fan cover wiped and the blades cleared where the housing comes off.
- Skirting, doors, switches and sills. Skirting wiped on every reachable run, finger marks off doors and frames, sockets and switches dusted on top, window sills and inside glass done, condensation streaks off the lower panes.
- Built-in storage and the airing cupboard. Inside the wardrobes and the tops of them, the airing-cupboard floor, shelf and tank top, the dust ring the clerk finds in two seconds.
- Floors, radiators and the soft stuff. Hard floors washed with the right product, carpets hoovered to the edges and under what lifts, radiator tops and backs, upholstery hoovered through with cushions up.
Two of those lines often want their own pass. A carpet clause asking for hot-water extraction with a receipt is common in newer Leyton lets, which is what the carpet cleaning add-on covers on the same visit. A part-furnished flat where the sofa stays sometimes needs full upholstery cleaning rather than a hoover, especially after a pet. Then a final walk-through, photographed room by room, before and after. That set is the evidence you keep.
Lea Valley water, and what it leaves on E10 chrome
Leyton sits in London’s hard-water zone, and Thames Water blends Lea Valley reservoir supply into the E10 mains. It runs around 280 to 300 mg per litre of calcium carbonate, the hard end of the London scale, and that one fact loses more local deposits than almost anything except the oven. Calcium sets on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk checks for it on purpose: a thumbnail down the tap, the screen held edge-on to the light.

Three winters of warm humid use on a chrome riser, plus a scrub once a fortnight, is not enough. We carry a proper descaler and work it into the chrome and the silicone long enough to actually shift the film, not smear it and hope. Where the bead has gone black under the surface we say so on the spot and price a re-seal separately, because honest grey is a handyman job, not a cleaning promise we can keep. Grout is the other quiet decider: more Leyton hand-backs turn on a bathroom tile joint than on anything to do with carpets. So we scrub it, and where a long tenancy has left it past saving we photograph the state before we touch it. A dated photo has settled more E10 disputes than any argument.
A dated photo has settled more E10 disputes than any argument.
Specialist floors sit outside the scrub-and-go work. Original boards in an Edwardian terrace, encaustic or quarry tile in a hallway, engineered board in a Marshall Road infill flat: each wants its own product, which is what the floor cleaning add-on is for. Exterior glass on a bay-fronted terrace is a separate job too, folded into the same visit when the inventory asks.
Borough-wide licensing and the clerk it puts on your doorstep
Waltham Forest runs a borough-wide selective licensing scheme that came in during May 2025 and runs to 30 April 2030. It covers privately rented homes let to an individual, one family, or two unrelated sharers across the whole borough, bar three wards well north of Leyton (Hatch Lane, Highams Park North and Endlebury) that do not apply round here. A larger shared house needs a licence under the additional HMO scheme instead. The licence costs landlords £895, payable in two parts, with a £125 discount where someone holds several properties.
For a tenant the practical effect is simple. A licensed landlord is held to a published management standard, keeps a tighter inventory, and hands the flat to a clerk who is more likely, not less, to flag a missed extractor baffle or a scaled riser. If your tenancy started after spring 2025 you will have a licence reference in your paperwork, and the inventory will name the standard the landlord answers to. One more reason the hand-back clean has to be the real thing.
Three jobs get muddled at this point, and it helps to book the right one.
- Check-in inventory report
- The document the clerk writes on day one, describing every surface with photos. It is the benchmark your check-out is judged against, which is why we clean to it rather than to a generic idea of clean.
- End-of-tenancy clean
- Built to pass that inventory and get a deposit back, with the flat empty and the 48-hour re-clean guarantee on it, at £30 an hour per cleaner.
- Deep clean
- A deep clean resets a home you are staying in, with no formal standard to hit. Also from £30 an hour.
- Regular domestic clean
- Ongoing maintenance on a domestic round, from £22 an hour weekly or £24 fortnightly. A different job again.
Leyton around the station, street by street
Leyton runs down the eastern edge of the Lower Lea Valley, with the River Lea and Hackney Marshes on the west and the Queen Elizabeth Olympic Park a short walk south. Most of what we clean within five minutes of Leyton Midland Road station is the classic E10 split-flat terrace: long Victorian and Edwardian rows put up between roughly 1870 and 1910, very commonly carved into an upper and a lower flat. The stock is fairly uniform, but the lets inside it are not, so the round breaks into a few patches.
The split-flat heartland off Boundary Road and Capworth Street
This is the bulk of the work. Boundary Road, Capworth Street, Midland Road itself and the grid of side streets between them are heavy upper-and-lower territory, two-storey terraces with one tenancy up and one down, a narrow rear extension on many, and a kitchen that is either six months old or last touched in the 1990s. Long lets mean years of build-up where nobody cleaned between tenants: behind the cooker, under the fridge, into the hall-tile grout. The clerks know exactly where to point the torch, and we win these on the slow, dull work. Coronation Gardens, the 1902 park off the High Road with its bandstand, sits right in the middle of this patch.
Francis Road, the High Road and the newer infill
Francis Road is the gentrified strip, the cafe, deli, bookshop and wine-bar parade that pushed Leyton rents up sharply after about 2015 and tightened agent standards in step. The flats above it, and the lets off Leyton High Road, turn over fast and get inspected hard. South of the station, around Marshall Road and the Lea Bridge Road end, you also get post-2010 modern infill and some 1930s ex-local-authority stock, with engineered floors and integrated appliances that clean a different way to a period flat. Petty Son and Prestwich, on the High Road and Francis Road since 1908, and the Stow Brothers, who have run Walthamstow and Leyton lettings since 2014, both send clerks through these who know the housing and will not skim the kitchen.
If a tenancy straddles a boundary or your next flat is one stop along, we work the rest of the borough too: Leyton proper, Leytonstone on the Central line, the Bakers Arms junction, and the historic conservation streets of Walthamstow Village two stops north, a very different stock to the Leyton terraces. Not sure which side of a boundary your postcode sits? Ring 0333 555 2076 with it and we will tell you in about ten seconds.
What it costs, and the sum nobody does until the deduction lands
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio flat | 3 to 4 hours, 1 cleaner | From £156 |
| 1-bed split flat (Boundary Road, Capworth Street) | 4 to 5 hours, 2 cleaners | From £207 |
| 2-bed flat or terrace | 5 to 7 hours, 2 cleaners | From £243 |
| 3-bed house or full terrace | 6 to 8 hours, 2 cleaners | From £339 |
| 4-bed house | 8 to 10 hours, 2 to 3 cleaners | From £425 |
| Carpet add-on, same visit | Per room | From £36 |
| Oven-only spec | 1.5 to 2 hours | From £77 |
Leyton runs at our standard London pricing: £30 per hour per cleaner, with kit, products and travel inside the borough included. Carpet shampoo is £36 a bedroom or £43 for the lounge, £115 for the whole carpet on a two-bed; a single oven on its own is £77, a double £110, a 90cm range £114. Those figures assume a flat in normal lived-in shape. A long tenancy with heavy wear, a pet household, or somewhere that has not seen a deep clean in years costs more, and we say so on the phone, not on the invoice.
Now run the sum the way the deposit makes you. A one-bed at £207 to protect a deposit well over £1,500 is not really a decision. Every Leyton booking carries a 48-hour re-clean guarantee: if the agent flags any cleanliness issue inside 48 hours, we come back and redo it free, as long as you tell us inside that window and nobody has moved in. Our pass rate across these jobs sits near 97%, but the guarantee is the point. There is a reason the local agents know us: we are on the books of 300+ letting agents, and over twelve years that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. That is really the whole job, money that stays with the tenant.

A Boundary Road upper flat, this spring
“We had the first-floor flat on Boundary Road for three and a bit years, our daughter born in the second one, and the kitchen extractor never properly degreased because we honestly did not know the baffle came out. Stow Brothers held back £240 in the agreed inventory and said £180 of it was riding on the clean. We rang on the Tuesday, the crew came in for nearly six hours on hand-back morning, stripped the oven, lifted the baffle, descaled the bathroom from top to bottom. The agent signed the second walk-through that Friday. Got the £180 back, and the bath silicone alone looked ten years younger.”
Helena, Boundary Road E10, March 2026
That is a fair example of the E10 pattern: a long tenancy, an extractor nobody had ever opened, hard-water scale in the bathroom chrome, and an agent who checks. The clean cost a fraction of what was at stake, and the dated photo set that went out with the invoice is the part most DIY hand-backs never have when the clerk pushes back.
Booking it round the month-end crush
Almost every check-out here lands on the last two or three days of the month, the slots go, and people who ring on the 29th for the 31st are often out of luck. Book early for those windows.
- Ring 0333 555 2076. Price in about three minutes. Give us the postcode, property size, hand-back date and any known problem areas, and mention anything the move-in report marked “as new”.
- We book you in, ideally the day before check-out with a buffer. Allow 7 to 10 days for an end-of-month slot, 3 to 5 mid-month.
- Flat empty when we arrive. Furniture out, personal things gone, rubbish cleared. We also do removals if you want the move and the clean on one booking, which helps on Leyton’s tight permit-parking side streets where several van trips become a problem.
- Photo proof at the end. Every room, before and after, with an itemised invoice on company-headed paper. That is your evidence pack if the check-out deducts.
- Check-out happens. Anything flagged inside 48 hours, we come back and fix it free.
One honest note on parking. The streets round the station sit inside a Waltham Forest controlled parking zone, the bays are tight, and the council has tightened visitor permits lately. It is the worst part of a move-out day here. Tell us the arrangement when you book, whether that is a visitor permit, a meter or a CPZ bay, and confirm how we get in: key safe, key with the agent, or you on the doorstep.
Questions we get asked
Do I really need professional end of tenancy cleaning in Leyton?
You are allowed to do it yourself; the Tenant Fees Act 2019 stops a landlord making it a contractual condition. The catch is the benchmark. The check-in standard was set by a professional clean, and the local clerks brief hard, so matching it without professional kit is genuinely difficult. With a Leyton deposit usually well over £1,500, the maths tends to point one way.
What does the Renters’ Rights Act 2025 change for Leyton tenants?
From 1 May 2026, Section 21 eviction is abolished and every existing assured shorthold tenancy in England converts to a periodic one, so a tenant can give two months’ notice at any point. The cleaning obligations at end of tenancy do not change at all. The real effect in Leyton is more frequent and less predictable move-outs, so book as early as you can.
Which streets around Leyton Midland Road station do you cover?
The E10 6 postcode core plus the bleed into E10 5. We are regularly on Boundary Road, Capworth Street, Midland Road and the side streets between them for the split-flat work, on the Francis Road parade and Leyton High Road lets, and around Marshall Road and the Lea Bridge Road end for the newer infill and the 1930s council stock.
What is the property mix you usually deal with in E10?
Mostly Victorian and Edwardian terraces built between about 1870 and 1910, very commonly split into an upper and a lower flat. On top of that there is post-2010 modern infill near the Lea Bridge Road end, some 1930s ex-local-authority blocks, and the parade flats above the Francis Road cafes.
Will the clean pass a Stow Brothers or Petty Son and Prestwich inventory?
Our 97% first-time pass rate is across 300+ letting agents, and the Leyton set is core to the round. We work to a 57-point agent-approved checklist built around what the clerks for those firms photograph: the extractor baffle, the bathroom scale, behind the toilet pan and the tops of the wardrobes.
What if the agent rejects something on the inventory?
The 48-hour re-clean guarantee runs on every job. If the agent flags anything inside that window, we come back and re-clean the flagged items free. The flag has to be on something we listed in scope, meaning the 57-point list, not on damage that pre-dates our visit.
Is Lea Valley water really hard enough to matter on the clean?
Yes. Thames Water blends Lea Valley reservoir supply into the E10 mains at roughly 280 to 300 mg per litre of calcium carbonate, the hard end of the London scale. Three winters of that on a chrome riser, the tap aerators and the inside of a kettle leaves a film a domestic wipe will never shift, so we carry a proper descaler and work it long enough to make a real difference.

Does the property need to be empty, and do I need to be there?
Fully empty is strongly preferred, because furniture left behind blocks access and creates uncertainty at the check-out. You do not need to be present: most of our E10 clients leave a key with the agent or in a key-safe, and we collect, clean, drop the key back, then message photos of the kitchen and bathroom on completion.
How long does a one-bed split flat take?
Roughly four to five hours for two cleaners on a one-bed Edwardian upper or lower flat. The extractor work and the bathroom descaling are the time sinks. A two-bed terrace with the lounge separate from the kitchen runs six to seven hours.
Does the borough-wide licensing affect the clean?
The Waltham Forest selective licensing scheme that runs from May 2025 to 30 April 2030 affects the landlord and the agent, not the clean directly. In practice it means licensed landlords keep tighter inventories and run more thorough hand-back walk-throughs, so our 57-point checklist is built to match that standard.
What happens if my landlord disputes the clean after a re-clean?
Escalate to your deposit scheme’s free adjudication. There are three statutory schemes in England, the TDS, the DPS and mydeposits, and your tenancy paperwork names which one holds your money. Our invoice, dated photo report and re-clean record are admissible evidence, and a tenant with a complete professional-clean paper trail very rarely loses. Shelter’s guidance walks through the steps.
Can you do an oven or the carpets on their own?
Yes. A single oven on its own is £77, a double £110, a 90cm range £114, usually turned round inside three working days. Carpets are £36 a bedroom, £43 for the lounge, £115 for the whole carpet on a two-bed, with proper drying time built in. Ring 0333 555 2076 or send a message.
