The clerk who checks you out of a split terrace off Edinburgh Road heads for the kitchen first, opens a wall unit, and runs a finger along the inside of the carcass before they so much as glance at your mopped floor. That hidden cabinet interior, the grout behind the hob and the bottom of the airing cupboard are where a Walthamstow E17 deposit is won or lost. We are Monster Cleaning Ltd, a London firm working since 2014, and we clean end of tenancy flats around Walthamstow Queen’s Road to the 57-point agent-approved checklist your clerk marks against, from £156, at £30 per hour per cleaner, with a 48-hour re-clean guarantee on the report. Ring 0333 555 2076 for a price.

Last updated June 2026. We cover the streets around Walthamstow Queen’s Road across E17 6, E17 7 and E17 8, from Edinburgh Road and Markhouse Road up to the High Street and the market. This page sits inside the borough directory at End of Tenancy Cleaning Waltham Forest.

How a hand-back clean actually passes

Start with the mechanism, because almost nobody does, and it is the whole job. When you moved in, an inventory clerk walked the flat and wrote a report describing every surface, nearly always with photos, usually with the word “clean” against the kitchen and bathroom because the place had just been done professionally. At check-out a clerk walks it again and compares, line by line, against that record. Anything materially worse than the check-in entry, fair wear and tear aside, is chargeable against your deposit. You are being marked against a professional clean, which is exactly why a tired weekend scrub with a supermarket spray rarely clears it.

So the clean is not really about making the flat look nice. It is about matching a document. We work to the same 57-point agent-approved checklist the clerk is ticking, room by room, in the order they inspect, and we photograph each finished room dated against that list. When the clerk arrives, the flat is already evidenced clean before anyone with a clipboard walks in. That is the bit that turns a tense hand-back into a short one.

The hand-back around here is usually tight. Demand near the station and the market is steady, the independent agents on Hoe Street and the High Street turn flats over quickly, and there is rarely slack in the diary for a re-clean argument. Keys back to the office, clerk in, next tenant in within days. We book into the gap between your van pulling away and the clerk arriving, which is the slot that decides everything and the one that books out first.

The clean is not really about making the flat look nice. It is about matching a document.

The 57 checks, walked room by room

Every booking around Queen’s Road runs to a 57-point checklist built over a decade of E17 check-outs and tuned to what this borough’s clerks actually mark. The full list comes with the job. Here is the shape of it.

The kitchen, where most of the deposit is decided

On the old back-addition kitchens common in these terraces, the oven is one of the first lines a clerk checks, so it is stripped rather than wiped: racks soaked, the door glass split where it comes apart so the brown film between the panels lifts, then the interior, fan and seals. We clean inside, on top of and behind the wall and base units, including the deep awkward corners these refits leave. The splashback, and the grout and sealant behind the hob, get scrubbed, not smeared, because grease works into the cabinet carcass and the grout where a surface wipe never reaches. The extractor canopy is degreased inside and out and the filter soaked or swapped. We pull the cooker, fridge and washing machine out to do the gaps and the floor behind, then put them back. Worktops, sink, taps and tiles are descaled. The washing machine drawer comes out and the door seal gets done, because that is the first thing a careful clerk opens.

The bathroom, the other place it slips

Hard E17 water sets the agenda in here. The shower screen, tiles, taps, basin, bath, toilet and the spray head are all descaled and worked until the glass runs clear and the chrome is bright. Grout is scrubbed back as far as honest effort takes it, and where mould has stained the silicone permanently we photograph it first, because re-sealing is a handyman job and not a cleaning failure you should be billed for. Toilet done properly: under the rim, the base, the hinges, and behind the pedestal where nobody looks but the clerk.

Living rooms, bedrooms and the bits people forget

Through the rest of the flat we do skirting, picture rails, cornice and the tops of doors and frames, light switches, sockets and radiators, internal glass, and the inside of every fitted cupboard. Window interiors are cleaned, runners and sills included, and on the painted-shut sash openings the older terraces still carry, the glass and frame still get done. The airing cupboard, the boiler cupboard and the understairs space in a lower-floor flat are the last traps, because tenants forget them and clerks open every door. Hard floors are washed with the right product for the material, carpets vacuumed through. Then a final walk, photographed before and after, every room.

Two jobs sit outside the base clean and need their own pass. Carpets want a separate hot-water machine, which is what the carpet cleaning add-on covers on the same visit, and an oven beyond a standard single is the oven cleaning add-on. Everything in the three paragraphs above is in the base price for the property size.

What a Queen’s Road clerk reaches for first

The stock here has a pattern, and so does the report. Most of these flats are halves of a late-Victorian or Edwardian two-storey terrace, split years ago into an upper and a lower home with separate front doors, a back-addition kitchen, and a strip of garden the lower flat usually keeps. The local clerks know that stock cold. They use the same handful of inventory firms repeatedly for the independent agents around Hoe Street and the High Street, so they know exactly where an E17 terrace hides its faults.

In the period conversions the kitchen goes first, every time: the inside and tops of the units, the grout and sealant behind the hob, the extractor and its filter, and the slot the cooker slides into. After that the bathroom, where the reservoir-fed hard water leaves scale that has to be dissolved. Then the detail the architecture gives you for nothing: picture rails, deep skirting, cornice and the tops of internal doors, where a grey dust line collects at eye level and a clerk runs a finger along it. In the interwar maisonettes and the ex-council flats scattered through the grid, the period mouldings are gone, so the weight shifts to the kitchen and bathroom, scuffed skirting, and the inside of fitted wardrobes. In the newer infill flats behind the market there is no period detail at all, so it comes down to a flawless kitchen and bathroom, the balcony if there is one, and clean tracks on engineered or laminate floors. We clean each type to what its own clerk checks, not to a generic list.

They know exactly where an E17 terrace hides its faults.

What Thames Water leaves in an E17 bathroom

Walthamstow sits in the Thames Water supply area, and E17 water runs hard, around 290 parts per million of calcium carbonate. In a flat that has not had the bathroom descaled properly in a couple of tenancies, you get a milky film on the shower screen, a hard ring inside the kettle and the toilet, and a dull crust round the basin taps and the spray head. Clerks here know the local water and look for it, edge-on against the light. Scale that has set into chrome is not a quick wipe. We treat the screen, taps, tiles and toilet with a proper descaler and work it until the glass is clear, rather than going over it once and hoping the photo is forgiving.

That one detail loses more deposits in this postcode than almost anything except the oven. A scaled screen or a crusted tap reads to a clerk as “not cleaned”, and it photographs that way too. It is dull, slow work, and it is most of what wins an E17 bathroom back.

Why borough licensing makes the report decisive

This is the bit that quietly changes how tenants are treated at the end of a let here. Waltham Forest runs a borough-wide selective licensing scheme that came in on 1 May 2025 and runs to 30 April 2030, covering 20 of the 22 wards. Only the three North Chingford wards, Hatch Lane, Highams Park North and Endlebury, sit outside it, and the Queen’s Road streets are firmly inside. Almost every privately rented flat let to one person, one family or two sharers needs a licence, the fee is £895, and a separate borough-wide additional HMO scheme has run alongside it since 1 April 2025. The council site tends to block automated visitors, so take the dates from here rather than expecting the page to load for you.

Why does a licence matter to a tenant cleaning a flat off Markhouse Road? Because a licensed landlord is under council scrutiny on condition and standards, so the check-out tends to be done formally, with a documented inventory and a clerk who works to it. The report becomes the document everything hangs on. A vague clean does not survive that kind of paper trail. Detail does, and so does dated evidence that the detail was there when you left.

The Renters’ Rights Act changed the timing, not the standard

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and existing assured shorthold tenancies in England have converted to periodic ones, so a fixed end date no longer forces your hand. What did not change is how a deposit deduction is judged. Your landlord still has to show the flat came back worse than the check-in inventory recorded, fair wear and tear aside, and the deposit still sits in a government-backed scheme such as the Tenancy Deposit Scheme. The practical effect around Queen’s Road is that more people now leave on a rolling tenancy with a movable date, which puts even more weight on the clerk’s report when there is no fixed-term deadline pushing both sides to settle. A clean that matches the check-in photographs is still the thing that gets the money back.

Queen’s Road to the market, street by street

The station itself stands on Edinburgh Road, facing Walthamstow (Queen’s Road) Cemetery, about 300 metres on foot from Walthamstow Central, on the Suffragette line that runs across to Barking Riverside. Work outward from there and the housing keeps changing. Most of our jobs sit in the residential grid either side of the line and up toward the High Street, home to Walthamstow Market, one of the longest street markets in Europe at roughly a kilometre of stalls, and on toward Lloyd Park and the William Morris Gallery at the Forest Road end.

The roads around Markhouse Road, Edinburgh Road and Queen’s Road are typical of the pocket: long runs of two-storey terrace, most of them long since divided into self-contained flats. Greenleaf Road and Vallentin Road, a little to the north, are the well-kept terrace runs with strong residents’ associations. Closer to the market and Hoe Street you hit the busier end, with flats above the shops and infill blocks behind the High Street. Mixed through all of it are interwar maisonettes and the odd run of ex-council flats. We price the clean off what the flat actually is and the state it is in, not off the postcode, because a lower-floor conversion with a back-addition kitchen is a different job from a new build with a balcony.

It is the same E17 pocket as our St James Street end of tenancy cleaning page covers from the other side, and the stock overlaps, but the flat type changes the job far more than the exact street does.

What it costs, and the sum worth doing first

Pricing for a standard end of tenancy clean around Walthamstow Queen’s Road is by property size and fixed before we start. Walthamstow carries no central-London premium, so these are the same figures as the rest of our standard areas.

PropertyTypical durationEstimated cost
Studio flat3-4 hours, 1 cleanerFrom £156
1-bed conversion flat4-5 hours, 2 cleanersFrom £207
2-bed upper or lower flat (Greenleaf, Vallentin, Markhouse Road)5-7 hours, 2 cleanersFrom £243
3-bed split house or large maisonette6-8 hours, 2 cleanersFrom £339
4-bed house8-10 hours, 2-3 cleanersFrom £425
Carpet add-onSame visit£36 a bedroom, £43 a living room
Oven add-onSame visit£77 single, £110 double, £114 range

Most upper or lower conversion flats on Greenleaf or Vallentin Road land at the two-bed price. If you would rather book by the hour for an unusual or part job, it is £30 per cleaner per hour, though for a hand-back clean the fixed price is the safer bet because it ties to the checklist rather than the clock. Whole-flat carpet on a two-bed done together is £115. Every quote is itemised in writing, with any carpet or oven add-on shown up front. No day-rate creep, no “materials” line at the end.

Run the sum the way the deposit makes you. A two-bed clean at £243 to protect a deposit that, on a five-week cap, often runs past £2,000 is not really a decision. Most tenants only do that maths after they have tried, failed the check-out, and lost the first round, which is a shame, because the first round is the cheap one to win. Every booking carries a 48-hour re-clean guarantee: if the clerk flags a cleaning item we were responsible for within 48 hours, we come back and put it right at no charge, provided the flat is still as we left it with nobody moved in. We hold a 97% first-time pass rate on cleans checked against an inventory, we are on the books of 300+ letting agents across London, and over the years that work has helped tenants recover more than £1.2m in deposits that would otherwise have gone on cleaning deductions.

A Vallentin Road job from May

We left a two-bed upper conversion on Vallentin Road after nearly three years, two of us sharing, both teachers, so we ran out of time the way everyone does in the last week of term. The check-in report had the kitchen and the bathroom screen underlined, and the screen in particular was a write-off to my eye, completely milky from the hard water. Monster sent two cleaners, stripped the units inside and out, pulled the cooker and the washing machine, and got that shower screen back to clear glass, which I genuinely did not think was possible. The agent on Hoe Street passed it with nothing held off the deposit. Both of us got the full amount back a fortnight later. Fair price for a flat that size, and they told us straight on the phone what they would and would not reach.
Priya and Tom, Vallentin Road E17, May 2026

That is a fair example of the pattern up here: a longish share, a kitchen the check-in had flagged, and hard-water scale on the bathroom glass that a normal clean leaves behind. The clean cost a fraction of what was at stake. What turned it was the dated photo set that went out with the invoice, which is the part most DIY hand-backs never have when the agent pushes back.

Booking it around your check-out

Booking is simple, and the timing is the only thing that really matters.

  1. Ring 0333 555 2076 or email [email protected] with the street, the flat size, and whether it is an upper or lower conversion, an ex-council flat or a new build.
  2. We send a fixed written quote the same day, itemised, including any carpet or oven add-on, so there is no surprise.
  3. You pick a slot, ideally after the van is loaded out and before the inventory check-out, so the flat is photographed clean.
  4. We clean to the 57-point checklist and send you the dated photographs.
  5. If the clerk flags anything we were responsible for, we come back inside the 48-hour re-clean guarantee at no charge.

Two practical notes for this pocket. Parking on the terrace streets around Queen’s Road is controlled-zone and tight, so tell us the arrangement when you book, whether that is a visitor permit or a bay, and confirm how we get in: key, key safe or an agent drop-off. And book early for month-end. Tenancies here turn over hard on the last few days of the month, the pre-check-out slots go first, and someone ringing on the 29th for the 31st is often out of luck. Three or four days is comfortable mid-month; allow more for the month-end rush.

If you are moving as well as cleaning, we can fold the move into the same booking, which genuinely helps on these narrow permit-parking streets where several van trips turn into a problem of their own.

Questions we get asked

How much is end of tenancy cleaning near Walthamstow Queen’s Road?

Studios start at £156, one-beds £207, two-beds £243, three-beds £339 and four-beds £425. Most upper or lower conversion flats on Greenleaf or Vallentin Road are the two-bed price. Carpet shampoo and ovens beyond a single are priced add-ons, and every quote is fixed and itemised in writing before we start.

Do you clean inside the kitchen units and behind the cooker?

Yes. On the split terrace flats around Queen’s Road that is the first thing the clerk checks, so we clean inside, on top of and behind the units, the grout and sealant behind the hob, and we pull the cooker, fridge and washing machine out to clean the gaps and the floor behind them.

Is the oven included in the price?

A standard single oven is part of the end of tenancy clean. A double oven is a £110 add-on and a 90cm range is £114, because they take far longer. On the old back-addition kitchens common in E17 the oven is one of the first lines a clerk marks, so it is worth confirming which you have when you book.

What does the 48-hour re-clean guarantee cover?

If the inventory clerk flags something we were responsible for within 48 hours of the clean, we come back and put it right at no charge. It is tied to the agent-approved checklist, so it covers the cleaning items a check-out is judged on, not damage or wear that was already there at check-in.

Will hard water scale in the bathroom lose me part of my deposit?

It can, because E17 is a hard-water area on the Thames Water network and clerks here look for it. A milky shower screen, a scaled toilet or a crust on the taps reads as not cleaned. We use a proper descaler on the screen, tiles, taps and toilet and work it until the glass and chrome are clear, rather than wiping over it.

Do you clean the sliding sash windows in the older terraces?

Yes. On the period terrace flats the window interiors, including the runners and the sills, are part of the clean, and painted-shut openings still get the glass and frame done. We clean what the clerk can reach and inspect from inside the flat.

How does the Renters’ Rights Act 2025 affect my deposit?

It changed the tenancy timeline, not the cleaning standard. From 1 May 2026 tenancies are periodic rather than fixed-term, but a deposit deduction still has to be evidenced against the check-in inventory, fair wear and tear aside, and the deposit stays in a government-backed scheme. A clean that matches the check-in photographs is still what gets the money back.

End of tenancy cleaning in Waltham Forest by Monster Cleaning
Fresh from a end of tenancy cleaning in Waltham Forest.

Does Waltham Forest’s selective licensing affect tenants?

Indirectly, yes. The borough-wide scheme running from 1 May 2025 to 30 April 2030 puts licensed landlords under council scrutiny, so check-outs around Queen’s Road tend to be done formally with a documented inventory. That makes the clerk’s report the document that decides the deposit, which is why detail matters more here than a quick once-over.

Do you cover the streets up to Walthamstow Market and the High Street?

Yes. We cover the residential grid from the station across to Walthamstow Market and the High Street, the roads toward Lloyd Park and the William Morris Gallery, and down toward St James Street and Walthamstow Central. The flat type changes the job more than the exact street does.

Can you work around my move-out and the check-out time?

Yes. We schedule the clean for after the flat is emptied and before the inventory check-out, so it is photographed clean. Tell us the street and whether it is an upper or lower flat, and we will fit the slot around your van and key handover.

How far ahead should I book?

Three or four days is comfortable, more around month-end when tenancies turn over. We can sometimes do next-day, but the slot before an inventory check-out is the one that books out first, so it is worth calling early once you have your check-out date.

Do I have to be there for the clean?

No. Most clients leave keys with us or the agent. We photograph the flat dated on completion and send it through, so you have evidence the place was handed back clean even if you are not there to see it.

What if my landlord wants to use their own cleaner instead?

You are entitled to return the flat clean yourself rather than accept a deduction for a cleaning service you did not choose. Our dated photographs and the itemised checklist give you the evidence to challenge an unreasonable cleaning charge through the deposit scheme if it comes to that.
