The clerk doing a check-out off Camp Road heads for the chrome before anything else, runs a thumbnail down the shower mixer, and looks for the scale line at the foot of the screen. In Gerrards Cross that line comes back inside a fortnight, because the water here is some of the hardest in the country, and it is the single most reliable deduction in the town. So this is what an end of tenancy clean in SL9 has to be: built to satisfy the person who writes the report, run to a checklist, and priced at £30 per hour per cleaner on a part job, with a 48-hour re-clean guarantee measured against the check-out itself. Ring 0333 555 2076 for a price in a couple of minutes.

Last updated June 2026. We cover SL9 7 and SL9 8 in full, from the Common and Packhorse Road out to the Camp Road and Bull Lane houses, the Latchmoor and Orchehill roads south of the station, Bulstrode Way and the gated infill, plus the Chalfont St Peter fringe. This page sits inside the county directory at End of Tenancy Cleaning Buckinghamshire.

The report that quietly sets your deposit

Start with the mechanism, because hardly anyone does, and it decides the whole thing. When you moved in, a clerk walked the house and wrote a report on every surface, with photos, usually marking the kitchen and bathroom “new” or “as new”. That was true on the day, because the place had just had a professional clean before you arrived. At check-out a clerk walks it again and compares it line by line against that first report. Anything materially worse than the move-in entry, beyond fair wear and tear, is chargeable against your deposit. You are being judged against a professional standard, which is exactly why a mop and a spare Saturday rarely clears it.

The money is not small here. On the SL9 jobs we get called in to rescue after a first attempt has failed, the deductions land in a pattern: the oven, the grout and the scale on the chrome, the gaps behind the appliances, the carpets, the marks on skirting. Set that against a Gerrards Cross deposit running into several thousand pounds and the sum makes itself. The catch is that most people only do it after they have tried, failed the check-out, and lost the first round. The first round is the cheap one to win.

Why is the clerk so thorough here? Because the deposit is large and the agent has to account for it. Average rents across SL9 sit around £2,500 a month, well over the county average, and the prime houses clear far more. The inspection is genuinely adversarial. That is not unfair, it just means you turn up with evidence rather than hope.

One piece of law is worth knowing. Cleaning cannot be forced on you as a contractual condition under the Tenant Fees Act 2019, so nobody can make you book us. The benchmark, though, is still the professional clean in that check-in report, and matching it without professional kit is the hard part.

What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every assured shorthold tenancy in England has rolled over to a periodic one, so a tenant can give two months’ notice at any point in the year instead of waiting out a fixed term.

Here is the part people get wrong. The cleaning side of a move-out did not change one bit. The Tenant Fees Act still applies. The check-in benchmark still applies. The deposit maths is exactly what it was the week before. What shifted is timing.

Gerrards Cross has a steady churn of corporate and family lets on one and two-year terms, and a fair number of tenants here are relocating for work. Let people leave on a rolling two months rather than a fixed date and the move-outs spread out and get harder to predict. The dull but useful takeaway: book the clean earlier than you used to, because the slot you want goes if you wait.

The cleaning side of a move-out did not change one bit.

What Chiltern chalk water does to a GX bathroom

Gerrards Cross sits on the Chiltern chalk, and the water tells you so. Affinity Water draws this supply through the aquifer and it comes out above 276 parts per million calcium carbonate, which puts it in the very-hard band on Affinity’s own hardness checker. Calcium sets on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing. The clerk knows this. They run a thumbnail down the tap, they look at the screen edge-on against the light, they pull the shower head in close.

Scale that has set into chrome is not a quick job. We give it an acid soak with a real dwell time, longer than a soft-water area would need, then polish the metal back up. On the older houses the fittings are sometimes original chrome or brass, which rules out the brute-force descalers a new-build would shrug off, so those get a gentler hand.

Grout is the other one. Kitchen and bathroom grout is the line between a pass and a deduction here more often than anything to do with carpets. We scrub it rather than wipe it. Where it is genuinely past saving, which happens in a long let, we photograph the state before we start, so the clerk cannot bill you for staining that was already grey in the check-in pictures. That dated photo has settled more disputes than any argument.

That dated photo has settled more disputes than any argument.

The toilet rim catches it too: a brown line forms under there within about ten days. Specialist floors sit outside the scrub-and-go work, original parquet under a lifted carpet or encaustic tile in a hallway, each wanting its own product, which is what the floor cleaning add-on is for. Outside glass on the upper leaded windows is a separate job again, folded into the same visit through window cleaning when the inventory asks.

The 57 things, room by room

Every Gerrards Cross booking runs to a 57-point agent-approved checklist, built over a decade of local check-outs and tuned to what the clerks round here flag. The full list comes with the job. Here is the shape of it.

The kitchen, where most deposits go

The oven is cleaned through by hand. Racks go in to soak, the interior, fan, element and seals all get done, and the brown film between the door panels comes out where the door can be taken apart. That film is the most flagged oven fault in any check-out, and the integrated lines in the bigger GX kitchens get cleaned to the maker’s care guidance. If the oven is the only thing your agent flagged, standalone oven cleaning covers it on its own from £77.

After the oven we work the rest of the room. Hob and burners off, knobs off and washed; induction in the newer houses, gas in the older ones. The extractor is degreased and the filter soaked or swapped. Every cupboard, inside and out. Fridge and freezer cleaned through once you have defrosted them. Appliances pulled out so the gaps behind and under them are done, then slid back. And the washing machine: drum, detergent drawer scrubbed, and the door seal, where the chalk water leaves a grey scale in the rubber folds. Dishwasher filter, salt reservoir and seals. Microwave inside, out and underneath. Sink, taps and plughole descaled. Tile grout scrubbed. Bins washed. Floor hoovered and mopped, stone and quarry tile by hand.

Bathrooms and en-suites, the other place it goes wrong

Scale comes off the taps, shower head, screen and tiles first, with the careful approach on the original chrome and brass you find in the period houses. Grout is scrubbed back as far as honest effort takes it, and photographed first where it is clearly past saving. Then the rest, in plain order.

  • Toilet done properly: inside, under the rim where the chalk line forms, the base, cistern, hinges, and behind the pan where nobody looks but the clerk
  • Shower screen both sides, the runner track, the sealant bead, and the scale tide line at the foot of the screen worked separately
  • Bath, taps, the underside of the taps, overflow and plughole; roll-top baths get their feet and underside done too
  • Waterfall and multi-jet shower heads descaled across every rose face, behind the visible plate as well
  • Mirrors and cabinets, and behind them where they sit off the wall; extractor grille pulled, dusted, refitted
  • Marble or stone floors hand-treated, never abrasive; floor into the corners, behind the loo and under the basin

Bedrooms, reception rooms and the rest

Inside every wardrobe, drawer and built-in cupboard, and the walk-in dressing rooms in the larger houses can be enormous, so they always get opened. Skirting, picture rails and any dado the older rooms have kept, door frames, doors, handles and finger plates. Light fittings, shades, switches, and the ceiling roses, which in a period GX room hold years of dust. Window cills, reveals and frames inside, the leaded and Crittall windows needing slow work. Radiators behind, under and on top, the cast-iron ones taking longer than a modern panel. Walls spot-wiped for marks, with a realistic line drawn, because nail holes are a decorator’s bill and not yours to scrub. Then the staircase and banister, and the larger Camp Road and Bull Lane houses often have a second back stair off the boot room that tenants walk past daily without thinking of it as a thing to clean; the clerk does not forget it. A final walk-through with a low torch catches what daylight hides. Every room photographed, before and after. That photo set is the evidence you keep.

Gerrards Cross top to bottom: the stock changes street by street

Gerrards Cross barely existed as a town before the railway. There was a hamlet around the Common, a few farms and estate cottages on the Bulstrode land, and the old crossroads where the Oxford Road meets the Windsor Road. Then a station opened in 1906 on the joint line now run by Chiltern Railways into Marylebone, and within a generation the place was built up as a garden suburb for London’s professional classes: large Arts and Crafts houses on generous plots, then 1920s and 1930s detached as the estates spread. One method does not pass all of that, so we work the patch in a few bands.

The town centre and the station side

Packhorse Road is the spine: the shops, the agent corridor with Hamptons at 34, and a scatter of flats and above-shop conversions. Around it, south of the station, sit the early roads on the old Latchmoor fields, Latchmoor Avenue and the streets off it, then the Orchehill roads laid out on former estate land. These are the Edwardian and early-1900s villas and smaller detached, and where a lot of the family lets sit. Most of our bookings land on these station-side roads, with the Chalfont St Peter fringe next.

The Common and the conservation area

Gerrards Cross Common is the green heart, and the houses fronting it are the oldest stock in the town, the pre-railway cottages and early villas, inside a conservation area. St James Church, the Gothic Revival landmark from 1859, sits at this end. Bulstrode Camp, the Iron Age hillfort that is the largest in Buckinghamshire, lies just west, and Camp Road was laid out around its ramparts in the last century. The houses here keep original lime plaster, encaustic tile and leaded glass, so the clean is gentler and slower, but there is no surcharge: a three-bed here is the same £339 as anywhere else in SL9.

The Camp Road and Bull Lane houses, and the gated roads

North and west of the centre the houses get large. Camp Road, Bull Lane, Lower Road and Bulstrode Way carry the biggest detached stock, 1920s and 1930s mansions on long plots, many added to over the years with extra glazing, second staircases and the kind of kitchen that takes a full team a full day. Some of the private stretches off Bulstrode Way need an access code, which we sort beforehand. These are the jobs where the leaded windows, the stone worktops and the back stair all turn up at once.

If your address sits a street or two off this run, ring the office; we almost certainly cover it. The Buckinghamshire end of tenancy hub lists everywhere we work in the county, and Beaconsfield and Denham are the next stops on the line.

What it costs, and the sum nobody runs in time

Here are the numbers in plain prose, because a table hides as much as it shows. A studio, the rare one above a Packhorse Road shop or a converted annex, is £156. A one-bed flat is £207. A two-bed villa near Latchmoor or a smaller detached comes to £243. A three-bed is £339. A four-bed detached on Bull Lane or Lower Road is £425 and a full day with three cleaners. Past four bedrooms, the big Camp Road and Bulstrode Way houses with second staircases and a lot of glazing, we quote on a quick look at the layout, building up from the four-bed figure. Where a full clean is overkill and you only need a top-up, the rate is £30 per hour per cleaner.

Those are the full prices, the same across SL9 7 and SL9 8, kit, products and travel included. We do not load a premium on for the postcode, which a fair few firms round here do. The figures assume a house in normal lived-in shape; a long tenancy with heavy wear, a pet household, or somewhere not deep-cleaned in years costs more, and we say so on the phone rather than after.

Add-ons are simple. Carpet shampoo is £29 a bedroom, £36 a living room, or £94 for the carpeted area of a whole two-bed. A single oven on its own is £77, a double £110, a 90cm range £143. Outside windows and a stone-worktop polish are quoted on the day.

End of tenancy cleaning in Southwark by Monster Cleaning
Southwark: another job wrapped up by our cleaners.

No fuel surcharge.

Now run the sum the way the deposit makes you. A two-bed at £243 to protect a deposit several times that is not really a decision. Every booking carries a 48-hour re-clean guarantee: if the agent flags a cleaning point inside 48 hours, we come back and redo it free, as long as you tell us inside that window and nobody has moved in. On Gerrards Cross jobs the guarantee is the point, because a failed check-out on a deposit this size is no small thing. There is a reason the agents know us. We are on the books of 300+ letting agents, and that work has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions.

Booking it, and the month-end pinch

Month-end is the squeeze here, the same as everywhere. Most tenancies end on the last few days of the month, the slots go, and people who ring on the 29th for the 31st are often out of luck. Book early for those windows. The steps are simple.

  1. Ring 0333 555 2076 or email office@monstercleaning.com. Give us the postcode, the bedroom count and the move-out date, and mention anything the check-in report marked “new” or “as new”.
  2. We confirm a fixed quote on the call, ideally booking you the day before check-out with a buffer. Two to three days’ notice mid-month is usually fine; allow longer for month-end.
  3. House empty when we arrive. Furniture out, personal things gone, rubbish cleared. We also do removals if you want the move and the clean on one booking, which helps on the gated roads where several van trips get awkward.
  4. Access sorted in advance: a key with the agent on Packhorse Road, a key safe, or the estate code for the gated roads off Bulstrode Way.
  5. Photo proof at the end, every room, with a written report by email. Anything flagged inside 48 hours, we come back and fix it free.

Add-ons, the village next door, and three jobs people muddle

A Gerrards Cross move-out often pulls in more than the core clean. Carpet cleaning is the common one, and it is written into some tenancies here as a condition rather than an option. Oven cleaning is in every end of tenancy job as standard, and also stands alone from £77 if that is all the agent flagged. Upholstery cleaning covers sofas and armchairs in furnished lets, worth doing on landlord-supplied furniture, and window cleaning handles the outside glass an inventory sometimes asks for.

Three different jobs get muddled, and it is worth booking the right one.

End of tenancy clean
Built to pass the inventory and get a deposit back, against the agent’s benchmark, with the house empty and the 48-hour guarantee on it. Fixed price by bedroom count.
Deep clean
A deep clean resets a home you are keeping, lived-in, with no formal standard to hit, charged from £26 an hour per cleaner.
Regular domestic clean
A domestic clean is ongoing upkeep on a kept home, from £23 an hour weekly or £24 fortnightly, the same cleaner kept on.
One-off team clean
A standalone blitz by a small team, £26 per cleaner an hour with a £186 minimum, which is two cleaners for three hours plus the £30 kit charge. Not the retainer, and not an end of tenancy clean.

We work the villages and towns around Gerrards Cross too, which matters when your next place is one over: Chalfont St Peter, Denham, Farnham Common and Beaconsfield.

Questions we get asked

How much does end of tenancy cleaning cost in Gerrards Cross?

A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. Those are the full prices, the same across SL9 7 and SL9 8, with no premium loaded on for the postcode. Bigger detached houses on Camp Road or Bull Lane, anything past four bedrooms, we price on a quick look at the layout. Add-ons like carpet shampoo or a second oven are extra and we tell you the figure on the call. For a part-job the rate is £30 per hour per cleaner.

How long does the clean take?

A two-bed villa near Latchmoor runs about five to seven hours with two cleaners. A three-bed off Orchehill Avenue is six to eight. A four-bed on Bull Lane is a full day, usually three of us. The larger Camp Road houses with a second staircase and a lot of glazing can run into a long day. We work to the checklist, not the clock, so the time flexes with the state of the place.

Do you guarantee I get my deposit back?

We cannot, and anyone who says they can is selling you something. The inventory covers things we never touch: paintwork, the landlord’s furniture, a marble chip that was there before you moved in. What we guarantee is the cleaning. If the clerk flags a cleaning point inside 48 hours of our visit, we come back and put it right at no charge. That is the 48-hour re-clean guarantee.

Are you insured, and who actually are you?

Monster Cleaning Ltd, trading since 2014. Public liability cover is in place and the certificate goes out on request. We are a proper limited company with a paper trail, not a man with a van and a leaflet.

Do I need to be there when you clean?

No, and most people are not. The usual arrangement here is a key left with the agent. Hamptons at 34 Packhorse Road runs a secure handover and the other Packhorse Road offices do the same, or you leave a code for a key safe. For the gated stretches off Bulstrode Way we just need the estate code in advance. We email a written report when we finish.

What does Gerrards Cross hard water do, and can you shift the scale?

Affinity Water draws this supply from the Chiltern chalk, and it lands above 276 parts per million calcium carbonate, firmly in the very-hard band. Scale on the shower screen, kettle, toilet rim and chrome taps comes back within a fortnight, and a kitchen spray does nothing to it. We descale with an acid soak and a proper dwell time, longer than a soft-water area needs, then polish the chrome back up. The scale tide line at the foot of a screen is one of the first things a clerk runs a thumbnail over.

End of tenancy cleaning in Hounslow by Monster Cleaning
Fresh from a end of tenancy cleaning in Hounslow.

Has Buckinghamshire Council brought in a cleaning or HMO licence for Gerrards Cross?

There is no selective licensing across SL9, so for an ordinary let there is no council licence tied to your tenancy. Mandatory HMO licensing under the Housing Act 2004 still applies to the larger shared houses, five or more people from two or more households sharing a kitchen or bathroom, but the town has very few of those, being mostly owner-occupied detached or large family lets. Buckinghamshire has run as a single unitary council since 2020, when South Bucks district was wound up.

Do you clean the leaded and Crittall-style windows in the older houses?

Yes. The Arts and Crafts and inter-war houses around the Common often have leaded lights or steel-framed Crittall windows, and they want a gentle hand. We wipe the panes one at a time with a barely-damp microfibre, and we do not blast glass spray straight at the lead came or the putty bead, because over time that loosens it. The lower edge of each pane, where condensation runs and chalk residue settles, gets done last once the rest is dry. If the putty is already going we say so before you are billed for it.

Can you handle marble and stone worktops without damaging them?

Yes. A lot of the kitchens here sit on marble or natural stone, and acid or a citrus spray will etch it permanently. We use a pH-neutral stone-safe solution and a soft pad, never anything abrasive. Where there is an etch ring already worked into the slab from an oil or wine spill, we flag it as pre-existing so it goes on record before the inventory walk rather than against your deposit.

How much notice do you need?

Usually two to three days across Gerrards Cross and the villages around it. Same-week is normally fine. Same-day depends on whether a team is already finishing nearby in Chalfont St Peter, Beaconsfield or Denham. Month-end is the squeeze, the same as everywhere, because most tenancies end then, so ring early if your move-out lands on the 28th to the 31st.

What if my landlord uses a particular inventory firm?

Tell us who when you book. We have worked alongside most of the clerks who rotate through the Packhorse Road agents over the years, and we know which ones lean hard on grout, which ones open every appliance seal, and which ones go straight for the window cills. We brief the team on the day so nothing on that clerk’s usual list gets left.

Do you cover the Common conservation area and the gated roads off Bulstrode Way?

Yes to both. The conservation-area houses fronting Gerrards Cross Common get the same clean as anywhere else in SL9 7, with a more careful touch on the older lime plaster and original tile, and no surcharge. For the gated and private roads we need the access code beforehand, and the integrated appliance lines that come as standard in those houses get cleaned to the maker’s care guidance, not a generic spray.
