Why does a Keston hand-back cost more than a Bromley flat?

What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone, and every existing assured shorthold tenancy in England has converted to a periodic one, so a tenant can give two months’ notice at any point rather than waiting for a fixed term to end.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. The check-in benchmark still applies, the deposit maths is exactly what it was the week before, and the clean is judged the same way. What changed is timing, and in a village of long family lets that mostly means move-outs land a little less predictably.
