If you’ve cleaned a Northumberland Avenue pebbledash semi before, you already know the airing cupboard around the immersion cylinder is where the inventory clerk will spend ten minutes with a torch. Monster Cleaning has worked across the whole of Laindon since 2014 – High Road, Berry Lane, Northumberland Avenue, Pound Lane, the Westley Heights fringe out toward Langdon Hills, the plotland survivors on the rural edge, and the 1990s estate houses on the Noak Bridge side. SS15 in full. Phone 0333 555 2076 or email office@monstercleaning.com. Two-bed from £243.
Last updated April 2026. We cover SS15 across the wider Laindon area – the High Road and station hinterland, Berry Lane and Pound Lane, Northumberland Avenue, the Westley Heights and Langdon Hills fringe, the surviving plotland smallholdings, Noak Bridge – with same-week turnaround on most postcodes. The full Essex end of tenancy hub lists every Essex town we book.
We’re a small London-headquartered firm running Essex routes since 2014. Two to four cleaners per job, all kit carried in, fixed price not hourly, work checked against a 57-point agent-approved checklist. The hard-water descaling step matters here more than on our central London patch. So does the oven, because Basildon clerks treat the glass inside the oven door as a pass-fail.
Answer in one line: end of tenancy cleaning in Laindon starts at £156 for a studio and £207 for a one-bed, fixed price, with the 48-hour re-clean guarantee included.
Why Laindon deposits get deducted
Average private rent in Basildon district hit £1,318 a month in January 2026, up 5.8% on the year before, against an East of England average of 4.7% (ONS Private Rent and House Prices, January 2026). Three-bed semis carried the increase harder than the flats. The arithmetic of the deposit follows the rent. If your monthly went from £1,050 in 2023 to £1,260 today, that extra £210 is the figure agents now feel comfortable holding back over a missed oven trim or a chalky shower screen.
Laindon housing stock is mixed in a way that catches out-of-area tenants. The dominant archetype is post-1949 Basildon New Town: 1950s and 1960s pebbledash semis and detached houses laid out along Berry Lane, Pound Lane, Northumberland Avenue, and the streets behind the High Road. Stair access, integral airing cupboard, original timber stair treads under carpet, side-return kitchen with a back door to a garden. Then there’s the surviving plotland: the rural fringe out toward Westley Heights and Dunton, where some of the original 1900s working-class self-builds still stand on big irregular plots – shacks that became proper homes, extended in stages over generations, with the back garden running into woodland. Add a band of 1980s estate housing on the Langdon Hills slope, 1990s detached family stock around Noak Bridge, and a small layer of 2010s infill flats above retail near the c2c station. Each archetype hides a different failure mode at handover.
The third constant is the water. Anglian Water serves SS15 from East Anglian chalk and Greensand sources, which puts hardness here around 250 milligrams of calcium per litre, classified hard (Anglian Water hardness data). At handover that means every chrome shower head, kettle, mixer tap base, dishwasher arm and washing-machine drawer carries a chalky film within a fortnight. Basildon inventory clerks look for it specifically. A generic kitchen spray won’t shift it. We use a measured weak-acid soak with proper dwell time, then a polish, and we bring the products with us.
Renters’ Rights Act 2025 and the deposit lever
Section 21 no-fault evictions have been abolished. The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and the headline reforms commenced on 1 May 2026: rolling periodic tenancies replace the old fixed-term assured shorthold, Section 21 is gone, and any Section 21 notice served before 28 April 2026 has to be acted on with a possession claim by 1 August or it’s deemed invalid. The knock-on for Laindon tenants is that the deposit-return process is now the cleanest exit from a tenancy. Eviction routes have narrowed. Inventory walks have got more thorough.
Basildon Borough Council licensing
Basildon Borough Council operates mandatory HMO licensing for properties with five or more occupants forming more than one household, in line with national rules (Basildon Council HMO information). Selective and additional licensing across the borough remains subject to consultation rather than a borough-wide scheme, but specific designations have been considered for parts of the town centre and station-area stock. For an end of tenancy job that means: if you’re moving out of a licensed HMO room on Berry Lane or the High Road, the licence holder has standing to deduct for shared-area condition. Stairwells, communal kitchens, shared bathrooms, bin stores, hallway carpet – all walked separately by the clerk. We price HMO common parts as standard rooms, no premium.
The Plotlands heritage and what it means for cleaning
This is the part of Laindon that surprises a cleaner working the area for the first time. Before Basildon was a New Town, Laindon was one of the famous Essex plotlands: from the early 1900s, agricultural land was sold off in small parcels to working-class Londoners who built their own homes on it – bungalows, shacks, smallholdings, weekend retreats that became permanent. The Dunton Plotlands site at Langdon Hills, now run by Essex Wildlife Trust around The Haven, preserves one of the original 1930s bungalows – The Haven – as a small museum. Plenty of survivors are still lived in around the Westley Heights fringe. They’re not New Town stock. They’re hand-built on irregular footprints, often with later extensions on different floor levels, original timber boarding under newer cladding, and a back garden that runs into woodland. The cleaning quirks: the rooms don’t line up, the skirting heights vary between the original build and the extension, the windows are a mixed catalogue (some original timber casements, some replacement uPVC), and the kitchens have grown sideways out of what used to be a back porch. Inventory clerks who know the plotlands walk them carefully and slowly. So do we.
Inspection deposits across Basildon
If your deposit is held in a UK scheme, you can request free adjudication when a deduction is disputed. The three approved schemes are Tenancy Deposit Scheme, mydeposits, and the Deposit Protection Service. The clean has to be photographed at handover for the dispute to be winnable, which is why we email a written check-out report with timestamped photos.

Coverage – streets and zones across Laindon
The streets and zones we book most often. Order of frequency, not importance:
- High Road – the stretch from the station up past the shops, plus the small block of flats above retail on the newer infill end (1950s-60s flats, 2010s infill)
- Berry Lane – the long spine of post-war pebbledash semis running south of the High Road (1950s-60s semis and detached, integral airing cupboards, side-return kitchens)
- Northumberland Avenue – 1950s and 1960s semis and detached, deep front gardens, original timber stair treads under the carpet
- Pound Lane – the band of post-war semis east of the station, similar stock to Berry Lane
- Westley Heights fringe – up the slope toward Langdon Hills, mixed plotland survivors, 1970s estate housing, larger detached on the higher ground
- The plotland survivors out toward Dunton and Westley Heights – hand-built bungalows and cottages on irregular plots, mixed periods of extension
- Noak Bridge – the 1980s and 1990s detached and semi-detached family estates on the north side
- Langdon Hills – the 1980s estate stock and older detached on the hill, plus the streets behind the Country Park entrance
- Laindon Centre and the streets behind the station – the post-1980s redevelopment around the c2c platform
- The Hiawatha estate and other 1960s-70s council-built stock that’s now a mix of right-to-buy ownership and private rental

What it costs in Laindon
| Property | Fixed price | Typical timing |
|---|---|---|
| Studio | £156 | Long morning, 2 cleaners |
| 1-bed flat or smaller plotland bungalow | £207 | 3-4 hours, 2 cleaners |
| 2-bed flat or 2-bed New Town semi | £243 | 4-6 hours, 2 cleaners |
| 3-bed semi (the standard Berry Lane or Northumberland Avenue figure) | £339 | 6-8 hours, 3 cleaners |
| 4-bed detached or extended plotland survivor | £425 | 7-10 hours, 3-4 cleaners |
| Hourly bespoke (top-up after a partial clean) | £30 per cleaner | Minimum 3 hours |
Pricing is fixed not hourly, with the 57-point checklist applied and the 48-hour re-clean guarantee included. No fuel surcharge, no extra for plotland-fringe driveway access. Add £29 per bedroom for carpet shampoo, £36 for the living room, £94 for two bedrooms and a living room. Single oven is £77 if booked standalone (it’s already in the standard end of tenancy), £110 for a double, £143 for a 90cm range cooker with the chrome trim treatment. External upper-floor windows on Berry Lane and Northumberland Avenue stock get quoted on site because the older sloping plots can change the reach.
For comparison, the National Living Wage rose to £12.21 per hour in April 2025 and moved to £12.71 from April 2026 (gov.uk minimum wage rates). Our £30 per hour bespoke rate covers two cleaners working in tandem with full kit.
What your agent will actually check
The order Basildon-area inventory clerks tend to walk a Laindon property. Different stock, different inspection lines.
- Oven door glass, between the panes where the door allows. The single most common deduction line across the SS15 book.
- Extractor hood baffle filter. Pull it out; if it’s brown, it counts.
- Chrome shower head and screen runner. Anglian Water leaves a chalky film inside a fortnight if it’s not descaled properly.
- Kitchen tap base and washing machine drawer. Same scale issue, less obvious.
- Airing cupboard cylinder housing on the post-war semis. Slatted shelving, watermark ring, dust under the immersion.
- Inside of the front door and letter box flap. Clerks walk this on the way in.
- Skirting tops along the hall. Especially the long ground-floor halls on the Berry Lane semis.
- Under the kitchen sink. The Anglian Water rusty drip ring under the U-bend.
- Cupboard tops in the kitchen. Dust accumulates in a way that photographs grey under a clerk’s torch.
- Bay window underside on the front lounge. Original wooden sills on the older stock collect a band of grime.
- The flat top edge of every internal door. The bit nobody dusts.
- Bath sealant and the corners where the screen meets the tiles. Looks black if it’s mildewed.
- The bit of garden patio inside the back door threshold. Sometimes counted, sometimes not – depends on the agent.

How booking works
- Phone 0333 555 2076 or email office@monstercleaning.com. Tell us the postcode, the bedroom count, and your move-out date.
- We confirm a fixed quote on the call. Carpet add-on, oven type, any access quirks (plotland-fringe lane access, Berry Lane driveway parking, Laindon station drop-off timing) get talked through then.
- We email written confirmation with the start time and the team lead’s name.
- The team arrives, two to four cleaners depending on size. They work to the 57-point checklist. Photos are taken on completion if you want them for the deposit file.
- Inventory clerk attends within 48 hours. If they flag anything that’s on our checklist, we come back free. If they flag something outside the checklist (a pre-existing chip in the hob, a curtain yellowed with age), that’s an inventory dispute, not a cleaning issue, but we’ll back you up with our photos.
Related services and neighbouring areas
Same teams, same patch, same vans. The most common add-ons:
- Standalone oven cleaning – the line item Basildon agents fail people on most often, particularly the glass inside the door
- Carpet shampoo and stain treatment – useful on Berry Lane semis where original wool carpets have absorbed Essex clay dust over the years
- Upholstery cleaning – landlord-supplied sofas in furnished SS15 lets, particularly the 2010s station-area infill flats
- Hard floor restoration – original timber boards under the New Town semi carpets, engineered oak in the newer flats
- Window cleaning – external upper-floor reach on Northumberland Avenue and Pound Lane stock
- Removals – same-day-as-the-clean coordination
- After-builders cleaning – if your landlord ran a refurbishment between tenancies
Neighbouring Basildon-area zones and Essex towns we cover for end of tenancy:
- Corringham end of tenancy – similar post-war and 1980s estate stock on the Thurrock side
- Grays end of tenancy – the wider Thurrock c2c corridor
- Hadleigh end of tenancy – the Castle-village stock east toward Southend
- Leigh-on-Sea end of tenancy – the seafront and Old Leigh terraces
- The full Essex end of tenancy hub with every town we cover
To date we’ve helped recover over £1.2m in deposits across our Essex and London books, working with 300+ letting agents. The 57-point checklist and the 48-hour re-clean guarantee are the headline numbers; the line that matters most to a tenant is the deposit cheque arriving on the Friday.
Frequently asked questions
How much does end of tenancy cleaning cost in Laindon?
From £156 for a studio, £207 for a one-bed, £243 for a two-bed flat or New Town semi, £339 for a three-bed semi (the standard Berry Lane or Northumberland Avenue figure), and £425 for a four-bed detached. Carpet and double-oven add-ons are priced separately.
How long does the clean take?
A two-bed station-area flat runs four to six hours with two cleaners. A three-bed Berry Lane semi takes six to eight hours with three cleaners. Studios are usually a long morning. Plotland survivors with extensions can stretch to a full day because the floor plan often doesn’t behave. We work to the checklist, not to the clock.

Do you guarantee my deposit back?
We can’t guarantee the deposit because the inventory walks many lines we don’t touch (paint, wear and tear, the landlord’s furniture). What we guarantee is the cleaning side: if the inventory clerk flags any cleaning issue within 48 hours of our visit, we come back at no charge.
Are you insured?
Yes. Public liability cover. We’re Monster Cleaning Ltd, trading since 2014. Insurance certificate available on request.
Do I need to be there?
No. Most of our Laindon clients drop a key with Beresfords, Balgores, Hunters or the letting agent of the day. We send a written check-out report by email when we leave.
Do you bring all the cleaning products?
Yes. Everything from the weak-acid descalers we use on Anglian Water shower fittings to the soft cloths we use on the integrated appliances in the newer station-area flats. You don’t need to leave anything behind.
What if my landlord uses a specific inventory company?
Tell us the firm when you book. We’ve worked with most of the Basildon-area inventory clerks and we know which ones lean strict on which categories. We brief the team accordingly.
Can you clean a property while it’s still partly furnished?
Better if it’s empty, but we’ll work around stored furniture if it’s confined to one room. We can’t shampoo a carpet under a wardrobe or behind a sofa, and the inventory clerk will see the line. Worth bearing in mind.
Do you cover Berry Lane and Northumberland Avenue semis?
Yes. The 1950s and 1960s pebbledash semis along Berry Lane, Northumberland Avenue, Pound Lane and the streets behind the High Road are some of our most-booked addresses in SS15. The airing-cupboard cylinder housing and the glass inside the oven door are the two most common inspection failures, and both are standard for us, the door glass as far as the design allows.
Do you handle the plotland survivors out toward Westley Heights?
Yes. The hand-built bungalows and cottages on the rural fringe near Dunton and Langdon Hills get the same checklist as the New Town stock, but we usually price them on site because the floor plans don’t line up with a standard bedroom count. Ring with the address.
What about hard water on chrome shower fittings?
Anglian Water sits around 250 milligrams of calcium per litre across SS15, classified hard. Chrome shower heads, screen runners, mixer taps, kettle elements need a measured weak-acid soak with proper dwell time, then a polish. We carry all the kit. If your existing cleaner has been using a generic kitchen spray, the deposit will look chalky however hard they’ve scrubbed.
What’s the 48-hour re-clean guarantee?
If the letting agent or inventory clerk flags any cleaning issue within 48 hours of our visit, we send a team back at no extra charge. We’ve used it on roughly three jobs in every hundred since 2014.

Do you take card or only bank transfer?
Card on the day, bank transfer in advance, or cash. We send an itemised invoice for the deposit file.
How quickly can you book me in?
Usually 48 to 72 hours’ notice. Same-day is sometimes possible if a team is finishing a nearby Basildon or Corringham job; ring the office.
Will you work with my letting agent’s preferred inventory firm?
Yes. We coordinate with most Basildon-area inventory firms regularly. Keys, timings, written reports – all standard.
Do you handle HMO common parts in licensed Laindon properties?
We do. HMO common parts (stairs, hallway, shared kitchen, shared bathroom, bin store) get priced as standard rooms, no premium. Mandatory licensing under Basildon Borough Council applies to properties with five or more occupants forming more than one household.
