The report written on your first day decides your last

Almost nobody reads the check-in inventory when they move in. It arrives as a PDF, forty pages of photographs and phrases like “clean to a domestic standard” or “as new”, and it goes into a folder nobody opens again until the week the tenancy ends. That document is the entire argument. At check-out a clerk walks the house with it and marks each line against what is in front of them, and anything materially worse than the entry, fair wear and tear aside, is chargeable.

The kitchen, which is half the decision

The dishwasher filter, seals and spray arms. Sink, taps, drainer and plughole descaled. Grout scrubbed. Floor last, into the corners and under the kickboards.

Scale off the taps, shower head, screen and tile joints first, and worked until the glass is genuinely clear rather than improved, which no wipe achieves on water this hard. Toilet done inside, under the rim, at the base, round the hinges and behind the pan. Bath, taps, the underside of the taps, the overflow and the plughole. Mirrors, cabinets, and the wall behind them where they come off. Extractor vent wiped, because dust on it photographs. Sealant beads cleaned back as far as honest effort takes them. Floor into the corners and under the basin. The second WC and the en-suite get identical treatment, and in a Palewell house there is usually at least one of each, whether the family used it much or not.

Bedrooms, reception rooms and the bits an Edwardian house adds

Inside every wardrobe and built-in cupboard, and on top of them. Skirting along every wall, with the runs behind the doors done properly rather than gestured at. Picture rails, deep skirtings and the tops of the tall door frames, all of which these houses have and none of which a modern flat does. Window glass inside, sills, reveals, frames and runners. Radiators behind, under and on top. Switches, sockets, handles and the grey around them. Walls spot-wiped with a realistic line drawn, because nail holes and scuffs are a decorator’s bill and not something you can scrub away. Carpets hoovered through, hard floors and boards washed with the right product for the material. Then the hall, the staircase, the landings and the bannister, since almost every house here is on two or three floors and the stairs are on the inventory. Cobwebs out of the ceiling corners. The under-stairs cupboard and the airing cupboard, both of which clerks open and both of which quietly hold a year of dust on the slats.

Photographs of every room, before and after, go out with the invoice. That set is the thing that ends arguments.


What Thames Water leaves behind on a Palewell shower screen

Thames Water is blunt about this on its own hard water page: all the water in its region is hard. Its published scale puts anything over 200 mg/l of calcium carbonate in the hard band and anything over 300 into very hard, and the chalk under this part of the Thames valley keeps SW14 comfortably inside that territory. The consequence is dull and expensive. Calcium builds on taps, shower heads, screens and tile joints far faster than tenants expect, and a cloth does nothing to it.

The clerk’s method is always the same three moves. Thumbnail down the tap. Screen looked at edge-on against the light. Shower head pulled in close. Between the common and the South Circular: what we walk into

Palewell got built at a very specific moment, and you can still read it off the streets. Temple Grove school left in 1907 and its estate went to house builders, so the roads around the common are Edwardian and 1920s to 1930s family housing: bay-fronted terraces, semis, a fair amount of pebbledash, gardens running back towards the green. Original picture rails, deep skirtings and tall frames survived in a lot of them, which is why the dust list above is longer here than it would be in a new flat. Closer to Sheen Gate the houses get bigger and some are detached, with more bathrooms and considerably more floor. A handful of the larger ones were split into upper and lower flats decades ago, and where that has happened the shared hall, the staircase and the half-landing form part of the let and appear on the inventory.

We work the whole of it. The roads off Palewell Common and Fields, which is the twelve or so hectares of playing fields, tennis courts, pitch and putt and woodland with the Beverley Brook along its edge and Richmond Park the other side of the wall. The grid running up to Sheen Lane. The streets either side of the Upper Richmond Road West, which is the South Circular and the East Sheen parade at the same time, with the war memorial and the 1751 milestone on the triangle in the middle of it. Down towards Mortlake station. Round to Enmore Gardens and the woods. If it is in SW14 and you can get to it from the Palewell side, we cover it.

Two practical things about the ground. Parking is residents’-permit almost throughout and several of the roads along the common are narrow, so tell us the arrangement when you book and we will plan the van around it rather than turn up and circle for twenty minutes on your move-out day. And the level crossing on Sheen Lane by Mortlake station has the barriers down for a serious slice of every hour, which is the single most reliable way to lose half an hour in SW14. We build it into the timings. Everyone local does.

A clean that ignores the staircase on a split house, or the picture rails on an Edwardian terrace, fails on the obvious things first.


What it costs, in plain sentences

Fixed prices, by size, and they are the same numbers we quote on the phone. A studio is £156. A one-bed is £207. A two-bed is £243. Richmond’s licensing position, the level crossing, and booking around both

Licensing first, because Palewell landlords ask and the answer is short. Richmond upon Thames operates mandatory HMO licensing only. There is no selective licensing scheme and no additional licensing scheme in the borough, so a standard single-household let in a Palewell house needs no licence at all.
