What 1 May 2026 changed, and what it did not

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone, and every assured shorthold tenancy in England has converted to a periodic one, so a tenant can now give two months’ notice at any point rather than waiting out a fixed term.

Here is the part people get wrong. The cleaning side of a move-out did not change at all. An agent can still lawfully deduct for a flat handed back below its check-in condition, and the deposit scheme still decides on the inventory and the photos, not on what either side says happened. What changed is timing. Let tenants leave on a rolling two months instead of a fixed date and move-outs get more frequent and less predictable, so the month-end pile-up that already clogs TW9 is not going to ease. The dull, practical takeaway pays for itself: book the clean earlier than you used to, because the slot you want goes if you wait.

Window glass inside, sills, and the frames and runners. Radiators, including the backs and the tops where dust sits. Light switches, sockets, handles and the marks around them. On the split houses up towards Sheen Road the communal stair is the part tenants forget, because it never feels like part of the flat while you live there. It is on the inventory, the clerk walks it on the way in, and a dusty banister or a scuffed stair wall is a deduction like any other. What Thames Water does to a TW9 bathroom

North Sheen sits in a hard-water zone, and that one fact loses more deposits here than anything except the oven. North Sheen street by street: the stock changes as you cross the line

North Sheen is not one kind of property, and it helps to know what we are walking into. The grid between the station and Manor Circus is mostly interwar: 1920s and 1930s red-brick terraces and bay-fronted semis, plenty with pebbledash, original picture rails and the deep skirtings that came as standard then.
