The chrome test, and why Syon fails it more than most

Start with the water, because around here it decides more deposits than anything else on the report. Thames Water sorts its supply into bands, and the company’s own table puts anything between 200 and 300 mg/l of calcium carbonate in the hard band. The supply feeding TW7 sits in that band, up towards the top of it, drawn off the river and through chalk before it ever reaches a tap on Twickenham Road. What that means in a bathroom is dull and expensive. Calcium comes out of the water and settles on whatever it touches. A screen goes from clear to milky over a tenancy. Tap bases grow a white collar. The showerhead furs up until half the jets fire sideways. None of it is dirt in the way a tenant thinks about dirt, which is exactly why a tenant scrubs at it for an evening with a bathroom spray and gets almost nowhere.

The clerk knows this. They were sent to compare the bathroom against photographs taken the day the last tenant moved in, when the chrome was bright because the flat had just had a professional clean. That is the benchmark. Not tidy. The state in the picture.

Richmond on the envelope, Hounslow on the licence

People get this wrong constantly, and it matters more than a bit of trivia should. Syon sits on the Middlesex bank, opposite Kew, and the postal and search geography keeps dragging it across the river into Richmond upon Thames. The council does not. TW7 6AZ falls in the Isleworth ward of the London Borough of Hounslow, in the Brentford and Isleworth constituency. Your bins, your licensing and anything your landlord has to answer for all run through Hounslow.

That matters at check-out because of licensing. Hounslow designated an additional HMO licensing scheme on 11 September 2025, and it came into force across the whole borough on 11 December 2025, running for five years to December 2030. It pulls in smaller shared houses and a good number of the converted flats around Isleworth. The council sets out the scope on its HMO licensing pages.

The practical effect is simple enough. A licensed property carries condition obligations that sit on the landlord, the landlord has the council looking over their shoulder as well as the tenant, and the inventory work at both ends of the tenancy gets taken more seriously as a result. Shared kitchens and shared bathrooms are where those check-outs usually turn. What 1 May 2026 changed for a Syon move-out

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are abolished. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice whenever they like rather than waiting for a fixed term to run down.

Here is the part people get wrong. The cleaning position did not move an inch. You are still judged against the check-in inventory. Fair wear and tear is still not chargeable. The deposit maths is exactly what it was in April.

What did move is timing, and timing is what bites in a pocket like this one. The flats along the Syon Lane corridor turn over quickly at the best of times, with a lot of short professional lets serving the offices out on the Great West Road. Take away the fixed end date and those move-outs scatter across the calendar instead of clustering into something predictable. Book earlier than you used to. That is the whole lesson and it costs nothing to act on.

The kitchen, where the hours go

The oven is stripped rather than wiped. Racks go into a soaking tank, the door glass comes apart so the brown film between the panes is dealt with, and the interior, fan, element and seals all get worked. Then the rest of the room: hob rings and burners off, control knobs off and washed, the extractor hood degreased and the filter soaked or swapped. Every cupboard inside and out. The fridge and freezer once you have defrosted them. Appliances pulled out so the gaps behind them are done, then put back. The washing machine drum, the detergent drawer and the door seal, which is the first thing a lot of clerks open. And the sink, the mixer and the plughole descaled rather than wiped, because in Isleworth wiping a tap achieves nothing at all.

Bathrooms, the room that decides it

Descaling first, on the head, the screen, the taps, the tiles and the grout, then everything else in order. The toilet inside, under the rim, round the base and behind the pedestal. The screen on both sides including the tracks and the sealant bead. The bath, the underside of the taps, the overflow and the plughole. Mirrors and cabinets, and behind them where they come off the wall. The extractor vent. The floor into the corners and under the basin. Where limescale has etched into the chrome past saving, we photograph it before we start, so a clerk cannot bill you for damage that was already in the check-in pictures.

Bedrooms, living rooms, and the bits people forget

Inside every wardrobe, drawer and built-in cupboard. Skirtings, door frames, doors, handles. Light switches, sockets, radiators behind and underneath, and the picture rails the older Isleworth flats still carry, where a clerk will run a finger without being asked. Window sills, reveals and frames on the inside, with the sash windows in the riverside houses taking slow careful work because there are more of them and they are older. Walls spot-wiped for marks, with an honest line drawn, since nail holes and scuffs are a decorator’s bill rather than yours. Cobwebs out of the ceiling corners. Floors last, with the right product for the material.

Then the airing cupboard and the cupboard under the stairs, which sounds like a joke until you watch a clerk head straight for both. A tenant who cleaned those cleaned the rest. Everyone in the trade knows it, including the person writing your report.

This is not one kind of housing, and that changes the job more than most tenants expect. Walk from the Thames up to the Great West Road and you pass three different eras, each of which fails a check-out somewhere else.

Down on the riverside

Church Street and Lower Square hold genuine eighteenth and nineteenth-century houses fronting the water. The Isleworth Riverside conservation area was designated on 11 November 1972 and is the largest of Hounslow’s conservation areas, taking that whole stretch in. These let whole rather than split, they let rarely, and the inventory on one runs to a serious length. Uneven original floors, a lot of timber, old glass in old frames. We put more hours against these and we do the joinery by hand.

The terraces and the conversions in between

Most of the rented stock around Park Road, London Road and Twickenham Road is late-Victorian and Edwardian terrace split into one and two-bed flats, with Spring Grove, designated a conservation area on 18 April 2002, sitting behind it. Period flats carry the awkward bits a clerk is trained to check: deep moulded skirtings, picture rails, the high tops of internal doors. The kitchens and bathrooms were fitted into rooms never built for them, so the extractor runs and the boxed pipework collect grease where a quick wipe never reaches. Those two things, the original detail and the retrofitted wet rooms, are the priority zones in this kind of flat.

Out along the corridor

Syon Lane station opened on 5 July 1931 and still runs South Western Railway services on the Hounslow Loop in zone 4, and the housing that grew up around it looks its age in a good way. Inter-war semis, later blocks, then newer flats closer to Brentford and the canal. Less period detail out here, harder-working modern bathrooms, so those check-outs are won on the scale and the shower seals rather than on the mouldings. Same checklist, different emphasis.

Two local notes. Parking round Old Isleworth is tight and the riverside streets are worse, so tell us the arrangement when you book. Do I have to be there while you clean?
