The village the Land Society built

In 1854 the Conservative Land Society laid out the St Margarets Estate on the meadows between Twickenham and Richmond, and the grid of villas it drew, along Ailsa Road, St Margarets Road and the streets around them, is still the shape of the place today. This is the riverside St Margarets in TW1, the little village around the station and Crown Road, with the Thames towpath a few minutes south and Marble Hill across the water. It is a different cleaning job from the new flats by the station or the family terraces up towards Twickenham, and we clean across all of it.

The short version, for anyone who only wants the figure. End-of-tenancy cleaning in St Margarets from Monster Cleaning is a fixed-price, whole-property deep clean to a 57-point agent checklist, priced by the size of your home, with a free re-clean inside 48 hours if the inventory clerk flags the work. A one-bed flat is £207 and a two-bed £243, both with the oven done as standard. That is the part most people came here to read.

The rest of this page is the detail behind that price. What a clerk actually opens on the day, why cleaning is the deduction landlords reach for first, the kind of homes St Margarets lets and how each one ages, the hard water that comes off the chalk, the match-day and riverside quirks that shape when we can park, and the shared-house rules in this particular borough. Richmond upon Thames does licensing differently from its neighbours, so there is a section on that too.

A word on why we go into this much detail. St Margarets is not one place. The estate villas off St Margarets Road feel nothing like the riverside flats down by the towpath, and neither feels like the busier end towards Twickenham and the rugby ground. A clean that passes an inventory in a tall Victorian villa is a different shape of job from one in a converted flat or a 1930s semi, and a quote that treats them all the same is guessing. We would rather tell you where the hours actually go.

The homes St Margarets lets

St Margarets rents out three broad kinds of home, and each ages in its own way. Knowing which one you are leaving tells you where the cleaning hours will land.

First, the estate villas. The Conservative Land Society stock from the 1850s onward gave the area its tall, bay-fronted houses along Ailsa Road, St Margarets Road, Kilmorey Road and their neighbours, many now cut into flats. They are handsome and they hold dust in every cornice, picture rail and deep skirting, and the original sash windows collect grime in the runners that a clerk knows to check. Edwardian houses fill in the gaps around them. These are the homes where the careful, slow part of the clean lives.

Second, the riverside flats. Closer to the towpath and the Twickenham boundary there are converted houses and purpose-built blocks let to professionals and young families, plus a scattering of newer flats near the station. Standard lets, mostly, where the kitchen and bathroom carry the wear and the oven is usually the worst single item in the home. Gordon House, the Grade II Georgian mansion on the river, sits at the grand end of this riverside fringe; most of what we clean is more ordinary than that, but the river is never far from any of it.

Third, the family terraces and inter-war semis towards Twickenham and the rugby ground. Bay-fronted semis and terraces, some later additions, the sort of three-bed family lets that turn over in the school summer holidays. The kitchen does the damage in these, and the carpets on the stairs take a beating, so those are the two things we look at first when we quote one.

Across all three the kitchen and bathroom carry the verdict. A clerk might glance at a tidy living room and then spend ten minutes in the bathroom with a torch. So that is where we put the time too: the grout, the sealant, the loo, the shower screen, the taps and the extractor. Get those right and most of the inventory is already won before anyone looks at the bedrooms.

One feature of the older estate villas is worth flagging, because it catches people out. The tall original windows and their splayed reveals gather condensation over winter, especially in a flat that has been shut up while someone works long hours, and that shows as black spotting on the paint and the seals. It is not damage you caused. It is the kind of thing a clerk logs all the same, so it pays to wipe those reveals and air the rooms before a check-out rather than leave it on the report.

What an inventory clerk records

An inventory clerk does not clean. The clerk records. They walk the home with the check-in report from the day you moved in and compare every line to what is in front of them now, room by room, with a camera. That report is the document that decides your deposit, so it helps to know what they actually do on the day.

They run a finger along the tops of doors and skirting. They open the oven and look at the inner glass and the grill. They pull out the fridge drawers. They check the loo under the rim and the scale at the waterline, the shower sealant for black mould, the extractor fan cover for dust. In a riverside flat they pay extra attention to the window reveals and the bottom of external walls, because damp shows there first and they want to log whether it is condensation, which can be cleaned off, or something structural, which is the landlord’s problem and not yours.

Our 57-point checklist exists because that is roughly how many separate things get inspected in a normal home, and it is built from the agent reports themselves. It is not a tidy-up list. Each line is a job a clerk can fail you on.

  • Oven interior, door glass, racks and grill pan, degreased rather than wiped over.
  • Scale lifted off taps, shower screens and the inside of the kettle.
  • Behind and beneath the white goods, where grease and crumbs gather out of sight.
  • Window interiors, sills and the splayed reveals on the older houses.
  • Skirting boards, door tops, light switches and the backs of internal doors.

Notice those points are not all the same shape, because the work is not. Some of it is a five-minute wipe. The oven is an hour on its own. When our team arrives they stay until the whole list is done, top to bottom, rather than clocking off at a set time, which is the whole point of charging by the size of the home instead of by the hour.

The other thing worth knowing about clerks is that they work to the check-in, not to their own taste. If a wall was already scuffed when you moved in and the report logged it, that scuff is not your problem at check-out. This is exactly why the move-in inventory matters so much, and why we tell tenants to dig theirs out before booking. A clean only has to return the home to its starting state. Where the check-in says the oven was spotless, the oven has to come back spotless, and that single line is responsible for more deductions in St Margarets lets than anything else in the kitchen.

Clerks around here tend to be thorough. A lot of the estate and riverside stock is managed by agents who use professional inventory firms rather than a landlord eyeballing it, and a professional clerk misses nothing. We would rather you knew that going in than found out from the deduction schedule a fortnight later.

Why cleaning is the first deduction

Cleaning leads the list of deposit disputes for a dull reason: it is the easiest deduction to prove with a photo. Damage gets argued over. A greasy oven does not. The clerk takes the picture, the agent attaches it to the schedule, and the cost lands on you.

There is a rule worth knowing here, and it cuts in your favour. You only have to return the home clean to the same standard it was in when you moved in, as recorded on the check-in inventory. Shelter is blunt about it: a landlord cannot make you pay for professional cleaning as a blanket condition, and a tenancy fee like that is banned. Their guidance on what a landlord can charge for cleaning sets it out plainly. So if the flat was spotless at check-in, you have to hand it back spotless, and that is the realistic bar in most St Margarets lets because the inventories here are thorough.

If the worst happens and the deductions look unfair, the deposit itself is protected. Under the rules at gov.uk on tenancy deposit protection your money sits in one of three approved schemes, and each runs a free dispute service. Shelter also has a clear walk-through of how to get your deposit back if the agent drags it out. Keep your check-in report and take dated photos on the day you leave; that pairing wins most cleaning arguments.

This is where the guarantee earns its keep. Our clients pass the inventory first time about 97% of the time, and on the rare day a clerk pushes back, the 48-hour re-clean means we return inside three days and redo whatever was flagged for nothing. Over the years that approach has helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions, and it is one reason we are on the books of 300+ letting agents across south-west London. The law is shifting under all of this too: the Renters’ Rights Act 2025 is changing how tenancies end and how disputes are run, so the move-out clean matters as much as it ever did.

Hard water off the chalk

South-west London water is hard. The supply across St Margarets runs through chalk before it reaches the tap, and that leaves scale on everything it touches: taps, kettles, shower screens, the heating element inside the kettle, the loo at the waterline. It is the second thing we scrub off after oven grease, and it is the second most common cleaning deduction too.

The marks build slowly, so you stop seeing them. A clerk has not lived with the flat and spots them at once: the cloudy shower glass, the white crust round the mixer tap, the dull ring in the toilet bowl. None of it is damage and none of it is your fault, but limescale that has not been removed still counts as the home not being clean to the check-in standard, and that is a deduction like any other.

Getting it off properly takes the right product and some patience, not a quick going-over with whatever is under the sink. We treat the scale across the kitchen and bathroom as a standard part of the end-of-tenancy job, including the spots people forget, like the shower head and the kettle. If your flat has glass shower panels, expect those to take the longest, because hard-water deposits on glass are stubborn and a clerk always checks the screen.

A practical tip if you are cleaning yourself before we ever get involved, or just want to keep on top of it. Dry the shower screen and the taps after use and the scale builds far more slowly. It will not stop entirely, the water is too hard for that, but it is the difference between a wipe and a scrub at check-out. Tenants who have been in the older estate villas for a couple of years tend to have the worst build-up, because the fittings are older and the deposits have had longer to set hard.

Match days, the towpath and parking

Twickenham Stadium is a short walk from the north end of St Margarets, and on a big rugby weekend the whole area changes for a day. Roads fill, the controlled parking zone is enforced hard, and a van cannot just pull up outside a villa on Ailsa Road while eighty thousand people head for the ground. That is a logistics problem for a cleaning crew, not a cleaning problem, but it is a real one.

We plan around it. If your check-out lands on an international or a big club fixture, we will start early or shift the slot, because loading and unloading near the stadium in the middle of a match-day crowd wastes everybody’s time. Tell us your move date and we will check the fixture list against it. Most weeks it is a non-issue; a handful of Saturdays a year it matters a lot.

The river is the other thing that shapes the working day. The Thames towpath runs along the southern edge of St Margarets, opposite Marble Hill House and the wooded shape of Eel Pie Island, and the riverside lanes near the Barmy Arms are narrow and busy with walkers in good weather. Some of the nicest flats we clean back onto that stretch, and they are lovely to work in, but access is on foot from the nearest road more often than not, so we travel light and carry the kit in. None of that changes the price, which still goes on the number of bedrooms; it just means we like to know which side of the railway your home sits before the day.

The short point. Where you are in St Margarets affects when we come, not what it costs.

Where you are in St Margarets affects when we come, not what it costs.

Shared houses and the Richmond licence

Some St Margarets houses are shared, which matters at move-out because the licensing rules in this borough are not the same as next door. Richmond upon Thames runs only the national mandatory HMO scheme. There is no borough-wide additional scheme for smaller shared houses and no selective scheme for ordinary single-family lets, which is a real difference from Hounslow across the river, where an additional scheme now applies.

End of tenancy cleaning in Richmond upon Thames by Monster Cleaning
Richmond upon Thames: another job wrapped up by our cleaners.

In plain terms, a house in multiple occupation in St Margarets needs a council licence when five or more people from two or more households share it, with shared kitchen or bathroom facilities. Smaller sharers, three or four people, do not need a licence here, though the council can still act on conditions. The council sets out its current position on its own page about houses in multiple occupation in Richmond upon Thames, and that is the place to confirm whether your home is licensable.

Why a cleaning page mentions licensing at all. A licensed HMO is inspected more closely, and the landlord has clearer duties on condition, so the check-out standard for a room or a shared house tends to be applied more firmly. If you are the outgoing tenant in a shared kitchen, the communal spaces get scrutinised as hard as your own room, and that is where end-of-tenancy disputes between housemates usually start.

A common St Margarets situation. Five people share a converted estate villa near the station, one moves out mid-tenancy, and the agent inspects that person’s room plus a share of the communal kitchen and bathroom. The kitchen is where it gets tense, because nobody owns the oven and everyone has used it. If you are the one leaving, getting the shared kitchen cleaned properly protects your slice of the deposit even when the housemates staying on have let it slide. We can clean a single room and the communal areas without disturbing the rest of the house.

What the clean covers and how to book

The end-of-tenancy clean is whole-property and priced by size, not by the hour. The team brings all the detergents and equipment. A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425, and every one of those includes the oven cleaned as standard, which is the item clerks fail most often.

Three conditions have to be met on the day, and they are not us being awkward. The home needs electricity and running hot water so we can actually clean, the fridge and freezer want defrosting beforehand so we can get inside them, and the place must be empty of your belongings so every surface is reachable. An occupied flat cannot be cleaned to inventory standard, because the clerk checks behind and under everything.

On timing, the best slot is after the removal van has gone and before the check-out appointment, even if that means the same day. An empty home cleans faster and to a higher standard, and a clerk inspecting straight after we leave sees the work at its best. If your check-out is booked for a morning, an afternoon clean the day before tends to work well. We fit the order around your dates rather than the other way round, and we work seven days a week with no weekend surcharge.

A few jobs sit outside the standard clean because they need separate machines. If your carpets are heavily marked, our carpet cleaning service uses hot-water extraction rather than a hoover, priced at £36 a bedroom, £43 for a living room, or £115 for a whole two-bed flat. If the oven is genuinely caked rather than just dirty, the dedicated oven cleaning service strips it down to the parts, at £77 for a single, £110 for a double and £114 for a range. Most tenants do not need either, but the older estate villas with their original ovens often do.

Booking is a phone call. Ring 0333 555 2076 and tell us the size of the home and your check-out date, and we give you a fixed price there and then, no hourly meter and no weekend surcharge. You can also contact us by email at [email protected]. We are based at 255 Upper Richmond Road West in East Sheen, SW14 8QS, a short run down the river, so St Margarets is firmly on our regular round.

If you want to see how St Margarets sits in our wider coverage, the Richmond end-of-tenancy hub links the whole borough, and we run the same service in neighbouring Twickenham, Teddington and Isleworth if you are moving somewhere close.

Questions St Margarets tenants ask

How much is end-of-tenancy cleaning in St Margarets?

It is a fixed price by property size: £156 for a studio, £207 for a one-bed flat, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed. The oven is included as standard in every one. You are not charged by the hour, so the team stays until the whole 57-point list is done.

Does the price include cleaning the oven?

Yes. The oven is part of the standard end-of-tenancy clean at no extra cost, because it is the item inventory clerks fail tenants on most often. If the oven is heavily caked rather than just dirty, the separate oven cleaning service strips it to the parts for a deeper result.

Will I get my full deposit back if I book you?

Most clients pass the inventory first time, around 97% of them. If the clerk or agent challenges the cleaning within 48 hours, we come back and redo it for free, which usually settles it. Keep your check-in report and dated move-out photos, because that evidence wins most cleaning disputes.

What is the 48-hour re-clean guarantee?

If the inventory clerk or letting agent flags any of our cleaning within three days of the visit, we return and put it right at no charge. It covers the cleaning we did, not new mess made after we left, and it is the same guarantee we give the 300+ agents we work with.

Do I have to pay for professional cleaning at the end of my tenancy?

Not as a blanket condition. You only have to return the home clean to the standard recorded on your check-in inventory, and Shelter confirms a landlord cannot make you pay for professional cleaning as a tenancy fee. If the home was professionally cleaned when you moved in, though, the realistic bar to match it is high.

Can my landlord deduct money from my deposit for cleaning?

Only if the home is left dirtier than it was at check-in, and they have to show evidence. Your deposit sits in a protected scheme with a free dispute service, so if a cleaning deduction looks unfair you can challenge it. Fair wear and tear is never a valid reason for a deduction.

Do you clean the Victorian villas on the St Margarets Estate?

Yes, the estate villas off Ailsa Road and St Margarets Road are a regular part of our round. They have a lot of cornice, deep skirting and original sash boxes that hold dust and winter condensation, so they take a careful clean, but the fixed price still goes by the number of bedrooms.

Why is hard-water scale such a problem in St Margarets?

South-west London water is hard, so scale builds on taps, shower glass, kettles and the toilet waterline. A clerk spots it straight away even when you have stopped noticing it, and scale left on the fittings counts as the home not being clean to standard. We treat it across the kitchen and bathroom as part of the job.

Does a rugby match at Twickenham affect my cleaning slot?

It can affect the timing, not the price. On a big fixture the parking zone near the stadium is enforced hard and the roads fill, so we start early or move the slot to load the van sensibly. Tell us your move date and we check it against the fixture list.

Do I need an HMO licence for a shared house in St Margarets?

Only if five or more people from two or more households share it with communal facilities, because Richmond upon Thames runs just the national mandatory scheme. There is no additional licence for smaller sharers and no selective licence for single-family lets here. The Richmond council HMO page is the place to confirm your situation.

Do you charge extra for weekends?

No. We work seven days a week at the same price, with no weekend surcharge. That suits St Margarets well because local tenancies tend to end whenever the move falls, not on tidy weekdays, and the family lets near Twickenham often change over at the weekend.

What do I need to have ready before you arrive?

Three things: electricity and running hot water so we can clean, a defrosted fridge and freezer so we can get inside them, and the home emptied of your belongings so every surface is reachable. An occupied flat cannot be cleaned to inventory standard, because the clerk checks behind and under everything.

How long does an end-of-tenancy clean take?

It depends on the size and state of the home rather than a set clock, because the team stays until the whole list is finished. A one-bed flat in fair condition is a few hours; a larger or heavily worn villa is most of a day. The oven and the hard-water scale are usually the slowest parts.

Can you clean the carpets as well?

Yes, as a separate service using hot-water extraction rather than the hoover that comes with the standard clean. It is £36 a bedroom, £43 for a living room, or £115 for a whole two-bed flat. The older estate flats with fitted carpets often benefit from it before a check-out.

Do you cover the rest of the Richmond area?

We do. St Margarets sits inside the London Borough of Richmond upon Thames, and we run the same end-of-tenancy service across the borough, including neighbouring Twickenham, Teddington and Isleworth. The Richmond hub page links the wider coverage if you are moving somewhere else nearby.
