Walls spot-cleaned for marks with a realistic line drawn, because a nail hole is a decorator’s bill and not a cleaner’s job. Hard floors washed into the corners, carpets vacuumed thoroughly including under where the sofa and beds stood.

Thatcham top to bottom: the estates, the Broadway, and why it is not Newbury

Thatcham sits just east of Newbury in the Kennet valley, and it is worth saying plainly what it is not. It is not Newbury’s racecourse, its retail parks or its town-centre commercial core. Thatcham is smaller, mostly residential, and built in waves outward from a genuinely old centre rather than around a shopping district.

The historic core sits around the Broadway and the Market Place, a scatter of Georgian and Victorian houses and shopfronts, including Chancellors’ letting office in a Grade II-listed building on the Broadway, with the parish church and the old chapel close by. Beyond that the town is almost entirely post-war and late-twentieth-century estate housing: Henwick and Brookway to the west, Dunstan Park and the newer Kennet Heath development to the north, Siege Cross and Crookham to the east. That means fitted kitchens, more bathrooms per house than the older stock, and matt-painted plasterboard walls a clerk reads clean under an ordinary ceiling light, rather than hunting for damage in old lime plaster.

West of the centre, out along Colthrop, sits a business and industrial estate rather than a shopping street, home among other things to Thatcham Research, the motor insurance industry’s vehicle safety and crash-testing centre. Tenants near Kennet Heath end up walking it more than they expected to when they signed the lease.

Thatcham also carries a claim that surprises people: it was long named one of the oldest continuously occupied settlements in England, on the strength of Mesolithic finds unearthed near the river dating back roughly ten thousand years. A 2014 excavation at a Wiltshire site pushed the record earlier, so the superlative has technically moved on, but the archaeology under the town is real, and the local museum still holds the finds.

West Berkshire Council runs mandatory licensing for larger houses in multiple occupation, five or more unrelated occupants across two or more households, through westberks.gov.uk. Unlike a lot of London boroughs, the council has not brought in a wider selective licensing scheme covering ordinary rented houses and flats, so most Thatcham lettings sit outside any licence requirement at all. How far ahead should I book?
