The Renters’ Rights Act 2025 and what changed

The Renters’ Rights Act 2025 abolished Section 21 evictions in England and tightened the rules on what landlords can hold back from a deposit. What if the property is a 1930s detached on Park Street with a galvanised loft tank?

The galvanised cold-water tanks in the Park Street semis and detached are usually scaled inside and that’s a plumber’s job not a cleaner’s. We don’t open the tank. We do clean the tank cupboard, the dust on the tank lid, and the access hatch frame. If the clerk asks about the tank itself, that goes back to the landlord.

What about the 2010s estate off Salisbury Road – any quirks?

Pressed-bamboo floors in the open-plan kitchen-livings get faint white scuff marks from rubber-soled chair feet, and the integrated dishwashers usually have a build-up around the base of the spray arm that we have to lift and soak. The combi boilers don’t need cleaning but the boiler cupboard usually has a dust shelf nobody touched in the tenancy. We do.

Is there anything you won’t do?

We don’t do exterior windows above ground floor without a separate window-cleaner booking. We don’t move heavy furniture you haven’t pre-moved. We don’t open galvanised water tanks or touch consumer units. Everything else, yes.
