The deposit maths on a Bushwood tenancy

Bushwood is one of the dearer pockets in E11. Sold prices in the conservation area sit around £534,000, and a double-fronted Victorian on Lister Road or Forest Glade routinely goes past £900,000. Rents follow. A one-bed flat lets at £1,200 to £1,400 a month, a two-bed around £1,500, a three-bed Victorian terrace between £1,800 and £2,200. Here is the part people forget. The deposit is the cap, not the deduction. A clerk does not take £2,800 off you; they take £60 here, £140 there, a single uncleaned oven, a bathroom with limescale the previous tenant left and you inherited. The check-out is judged against the check-in report, so the standard you are held to is the state the place was photographed in on the day you moved in, not perfection. Living on the edge of Bush Wood and the Flats

Start with the geography, because it changes the clean. Bushwood is the curved road that runs along the southern edge of Wanstead Flats, with Bush Wood, the actual ancient woodland, forming the north-east border and Lister Road closing it off to the south. The High Road Leytonstone is the western edge. That puts a whole tier of homes here a few steps from open grassland and old forest, which is lovely to live next to and a nuisance the day you move out.

Wanstead Flats is the southern tip of Epping Forest. The City of London Corporation runs it, as the Conservators of Epping Forest, under the Epping Forest Acts of 1878 and 1880, and the northern central strip between Lake House Road and Centre Road is a Site of Special Scientific Interest, notified in 1986 for its acid grassland and its breeding skylarks. Bush Wood itself is what is left of the eighteenth-century landscaped park of Wanstead House, with avenues of sweet chestnut and lime still standing in it.

None of that is tourist trivia when you are cleaning. Homes on the Flats side get fine grass pollen through every open window from May to July, and it settles on sills and window tops where a clerk runs a finger. The unmade desire-line paths off the grassland mean mud walks straight into hallways from October on, and it dries grey into the grout of a tiled Victorian porch. Dogs are everywhere here because the Flats is the nearest big off-lead space, so we see more matted hair pressed into stair runners and skirting lines than we do on a comparable street further from green space.

The grazing history matters too, oddly. The Flats was common grazing from 1199 until 1996, so the soil is light and sandy rather than clay, and the dust it throws up is finer and travels further than London clay would. Cleaners who have only worked clay-belt postcodes underestimate how far that gets into a property. We do not. We bring the window pockets and sills forward in the running order on every Flats-facing job, because that is where the deduction hides.

One practical note on the area itself. Parking around the conservation streets is the worst part of working here, narrow Victorian roads, residents’ bays, and on a sunny weekend half of east London parks up to walk the Flats. We plan vans accordingly and would rather tell you straight than turn up and circle for twenty minutes on your move-out morning.


Period stock between Browning Road and the Flats

The housing here is older and more detailed than the E11 average, which is most of why a normal clean misses the mark. You have three rough types, and they each fail an inventory differently.

The conservation cottages come first. The Browning Road Conservation Area was designated by Waltham Forest in March 1973 to keep what survives of the old hamlet of Leyton-atte-Stone, the Georgian-style cottages around Browning Road and Mornington Road with The North Star pub at their heart. These have original timber, lime plaster, ceramic porch tiling and the kind of fittings you cannot replace. Bleach on that porch tile stains it; a harsh abrasive on a stripped board strips the wax with it. Then the bigger terraces. The double-fronted Victorians and tall Edwardian houses on Lister Road, Forest Glade, Stanmore Road and Hainault Road carry moulded skirtings, picture rails, ceiling roses and cast-iron fireplace surrounds, and most have a freestanding range cooker against a tiled splashback rather than a wipe-clean integrated oven. The old box-frame windows hold dust in their counterweight pockets. Stripped pine boards show every grease mark and every shadow where a rug used to sit.
