The landmark is Snaresbrook Crown Court on Hollybush Hill, a grand Grade II listed Jacobean Gothic pile that George Gilbert Scott designed and that opened in 1843 as the Wanstead Infant Orphan Asylum, became the Royal Wanstead School, and is now the busiest Crown Court in the country, set in eighteen acres with Eagle Pond at the bottom of the lawn. The housing the Victorians and Edwardians put up beside the forest is still the housing we clean.

Three things follow from that. Nearly every job involves real plaster detail, so the ladder work is not optional. Mansion flats off Hermon Hill often run to two or three bathrooms, which is where the hours go. And the forest fringe carries the outside in: leaf litter and fine grit track onto hall skirtings, ground-floor and garden flats pick up green organic film on the lower glass and frames, and a spring move-out comes with pollen on every sill where an autumn one comes with leaf debris pressed into the doormat well. There is very little new-build here, so we size the team to the house, not to a generic flat.

What licensing and 1 May 2026 changed for Snaresbrook lets

The boundary around here is genuinely confusing, and people guess it wrong. The Crown Court and the station sit in the London Borough of Redbridge, but the line with Waltham Forest runs close along the western, Eagle Pond side, and Waltham Forest has a Snaresbrook ward of its own. Which side your postcode falls determines the licensing position, so it is worth knowing which council your landlord answers to.

On the Waltham Forest side, the landlord almost certainly needs a property licence. The borough brought in a new borough-wide selective licensing scheme that came into force on 1 May 2025 and runs to 30 April 2030. It covers privately rented homes let to one person, a single family or two unrelated sharers across the whole borough, with only Hatch Lane, Highams Park North and Endlebury at the Chingford end left out, so roughly twenty of the twenty-two wards are in. The Snaresbrook ward is covered. The licence fee is £895. There is a separate borough-wide additional licensing scheme for houses in multiple occupation that started on 1 April 2025 and runs to 31 March 2030. The current rules sit on the London Borough of Waltham Forest site.

Why a tenant should care: a licensed landlord is an inspected landlord. Licence conditions push them to keep tighter records, and that includes the check-in inventory and the check-out report. A Spratt Hall Road job from this spring

Three years in a big Edwardian house off Spratt Hall Road, the two of us and two children, so the place had lived hard.
