Why E11 hard water costs people their deposit

Upper Leytonstone is supplied by Thames Water, and the whole region is hard, sitting in the 200 to 300 mg/l calcium-carbonate band. That one fact loses more deposits here than anything except the oven. Calcium builds on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk knows exactly where to look. They run a thumbnail down the tap, they catch the shower screen edge-on against the light, they pull the head in close. Where it is genuinely past saving, which happens in long Fillebrook and Bushwood Road tenancies, we photograph the state before we start so the clerk cannot bill you for wear that was already there at check-in. From Bushwood to the Snaresbrook border: the stock changes street by street

Upper Leytonstone is the northern, greener end of Leytonstone, the part that runs up toward Snaresbrook and Wanstead. It is widely held to have the best of Leytonstone’s Victorian and Edwardian terraces, the roads north of the A12 and west of Whipps Cross Road. The housing is not one thing, though, and the clean is not one method, so we work it in three bands.

Bushwood is the grand band. The road called Bushwood curves along the edge of Wanstead Flats, which is 334 acres of open Epping Forest grassland protected since the Epping Forest Act 1878, and the oak woodland in its north-west corner, Bush Wood, is what gives the area its name. The terraces here are tall, tree-lined and full of original detail: deep skirting, picture rails, ceiling roses, decorative fireplaces and shutters. The inventory report on a flat like this names those features one by one, so the clean has to match them one by one, and nothing aggressive goes near original paint or plaster. A scratched architrave is a bigger deduction than a missed oven. Forest Drive and the roads backing onto the Flats sit in this same band.

The middle: the High Road terraces and split conversions

Walk back toward the High Road and you get the family-rental belt: long Edwardian terraces, a lot of them split into upper and lower flats, around Fillebrook Road, Browning Road and the streets feeding off Leytonstone High Road. The Browning Road Conservation Area cottages are in here. Long lets mean decades of build-up nobody cleaned between tenants: behind the cooker, under the fridge, into the grout of a tiled hall. We win these check-outs on the dull, slow work. Off the south end, the Green Man roundabout marks where the A12 cuts the area off from central Leytonstone, and the newer blocks behind the High Road clean faster than the period stock for the same price.

The Snaresbrook border: Hollybush Hill and the 1930s semis

Keep going north and the rise up Hollybush Hill takes you to the Snaresbrook edge, past the Eagle Pond and Snaresbrook Crown Court, which opened in 1843 as the Wanstead Infant Orphan Asylum and is a Gilbert Scott building. Up here the stock shifts to bay-fronted semis and 1930s rendered and pebbledash houses, with fitted bedrooms that shed white dust onto the bottom rail of every door and airing cupboards full of cylinder dust. Some of these addresses straddle E11 and E18, technically Snaresbrook, but most agents file them as Upper Leytonstone and we quote them at the same rate. That job is a fair example of the middle band: a long family let, a dog, a tired stair carpet and an extractor canopy nobody had dealt with. The clean cost a fraction of what was at stake.
