How the check-in report decides it before you pack

Almost nobody starts with the mechanism, and it is the whole game. When you moved in, a clerk walked the flat and wrote a report describing every surface, usually with photos, usually with the word “clean” against the kitchen and bathroom because the flat had just been done professionally. At check-out a clerk compares it line by line, and anything materially worse than the check-in entry, past fair wear and tear, is chargeable against your deposit. The money is not abstract. What changed is timing. Older ex-local-authority blocks sit in the mix too, solid post-war stock where the issue is built-up grime over a long tenancy rather than fragile detail. The pull across all of it is the green: Leyton Jubilee Park, the borough’s largest, with its community cafe and outdoor gym; the Lee Valley Riding Centre off the marsh; the Lee Valley Ice Centre, rebuilt at a cost of thirty million pounds with two Olympic-size rinks and reopened in 2023; and the towpath, where the narrowboats moor down the Hackney Cut towards Old Ford.
