The mansion block is the job

Walk up Elgin Avenue or Sutherland Avenue and the housing tells its own story. Five and six storeys of red brick, built in long purpose-made blocks between roughly 1890 and 1914, with a porter somewhere near the front door and a communal garden hidden behind. Lauderdale Mansions on Lauderdale Road came first, finished in 1897. Elgin Mansions and Leith Mansions followed in 1900, Ashworth Mansions and Castellain Mansions in 1902, Biddulph Mansions and Delaware Mansions by 1907. Most of our Maida Vale work is inside those Edwardian blocks. High ceilings. Deep cornicing and picture rails. Tall sash windows. Solid panelled doors, the odd original fireplace, long internal hallways that a smaller flat never has. The kitchen is where most of the hours go. Bathrooms get the same close attention. Limescale off the glass and the chrome, soap scum gone, grout scrubbed back, the toilet done properly behind the pan as well as in it, the extractor fan dusted. Central London sits on hard, chalky water, so scale builds on every shiny surface within weeks, and a mansion-flat bathroom often has more chrome and glass to show it on than a modern one does.

Then everything else. We hoover the carpets and any upholstery left in the flat, clean the inside of every window, and wipe skirting, doors and frames. The cornicing and picture rails get the cobwebs and dust taken off, which in a flat with three-metre ceilings means proper ladders and reach poles rather than a quick flick with a duster. Radiators, the tops of the wardrobes, the long hallway nobody really cleans until a clerk walks it. The checklist we follow runs to 57 points and it is agent-approved, which is the whole point of it. Not every Maida Vale flat is a grand block conversion, mind. There are compact one-beds on the upper floors, a few newer infill blocks, and the odd mews place off the main avenues. And we need a few basics to do the work properly: running hot water, electricity, the flat cleared of your things, and the fridge-freezer switched off and defrosted before we arrive. A frozen freezer cannot be cleaned, and a clerk will note it.


Where the deposit goes in a W9 mansion flat

Deductions are rarely about one filthy room. They are about a handful of small misses, each one getting its own line on the clerk’s report, and on a Maida Vale tenancy the deposit is big enough that those lines stack up fast. The period detail is the W9 special. Deep cornicing, picture rails, the tops of tall sash windows, ornate cast-iron radiators. All of it gathers dust, none of it gets touched in the normal run of a tenancy, and all of it is in plain sight when the clerk looks up. In a flat with ceilings this high, looking up is exactly what they do.

Long hallways are their own trap in these blocks. A mansion flat often has a corridor running the length of it, with doors, frames, skirting and a picture rail all down both sides, and that corridor takes the daily knocks while getting cleaned the least. Scuffs near the floor, dust along the rail, marks around the light switches; a clerk walks that hall slowly because it is where wear shows first.

The licence your Maida Vale landlord now needs

This part changed recently, and plenty of tenants have not caught up with it. Renting in Maida Vale means renting under Westminster City Council, and since 24 November 2025 Westminster has run its first selective licensing scheme. The Maida Vale ward sits inside it. That is new, it runs to November 2030, and it matters when a deposit is in dispute.

Selective licensing means a privately rented home let to a single household, a family, say, or to two unrelated people sharing, now needs a licence from the council. The scheme covers 15 of Westminster’s 18 wards across two designations. Maida Vale is in the first designation, alongside Abbey Road, Church Street, Harrow Road, Knightsbridge and Belgravia, Little Venice, Queen’s Park and Westbourne. Only three wards, Pimlico South, St James’s and Vincent Square, sit outside the scheme entirely. Houses in multiple occupation are handled separately. A larger shared house, broadly five or more people from more than one household sharing facilities, needs a mandatory HMO licence under the national rules set out in the GOV.UK guidance on houses in multiple occupation, and that applies whatever the ward.

None of this changes the clean you need. What it changes is who is responsible for the flat’s condition, and how much standing a tenant has if a deposit argument turns nasty. A landlord operating without the licence their let now requires is on weak ground, and an agent running a licensed flat tends to run a tighter check-out to match. Booking around the avenues and the porter

Booking a clean around a Maida Vale move has its own quirks, and access is the biggest. The avenues are wide and tree-lined, which looks easy, but most of W9 sits under a controlled parking zone, and a van needs somewhere legal to stop while a team carries kit into a block. Add the porter and the single service lift, and the timing of a clean matters as much as the day of it. Transport is the easy part. Maida Vale station, on the Bakerloo line, opened on 6 June 1915 and sits right on the Elgin Avenue junction; it was designed by Stanley Heaps in the style of the earlier Leslie Green stations, and for a few years from 1915 it was famously staffed entirely by women while the men were at the war. The BBC Maida Vale Studios on Delaware Road, the 1930s recording rooms that were home to the Symphony Orchestra and the Radiophonic Workshop, were sold off by the BBC in 2023, and with the broadcaster moving its music operation to East Bank in Stratford the building is being turned into a new film and music studio, with the main works due to start around late 2026. The roundabout at the top of Warrington Crescent has the Grade II listed Warrington Hotel on it, all mosaic floors and stained glass. Lauderdale Road Synagogue, the Spanish and Portuguese congregation’s home since 1896, draws its own steady traffic on Lauderdale Road. None of it stops a clean; all of it is worth a heads-up so we bring the kit in the easy way.
