The housing here and how it cleans

Woodside Park is not one kind of street. Walk it and you get three.

East of the station sit the big Victorian and Edwardian houses, many cut into flats decades ago. These are the ones that eat time. High ceilings mean cornicing and picture rails that collect dust no tenant ever looks at. Original sash windows, where they survive, have grimy runners and painted-over catches. Period skirting is deep and moulded, so it holds more than the flat MDF you get in a new-build. Then there is the Woodside Park Garden Suburb, the planned 1920s and 1930s estate west of the brook. Fred Ingram built it and named almost every road after a place in Sussex, which is why you get Chanctonbury Way, Okehampton Close and the rest, with Linkside the lone exception. These are large detached and semi-detached family houses, arts-and-crafts in feel, and they come up for rent less often. When they do, the let is usually a whole house rather than a flat, so the clean is bigger: more bathrooms, more bedrooms, a proper kitchen, often a utility room and a conservatory tacked on at some point.

The third type is the post-war and later infill, including the semis built in the 1950s and the newer blocks near the station. These clean faster. Sealed double glazing instead of sashes, shallow modern skirting, kitchens fitted in the last twenty years. A two-bed flat of this sort is a half-day job for a team that knows what it is doing.

Why does this matter to your quote? Because we price on bedrooms, but we plan the visit on the building. A three-bed conversion in an Edwardian house off Woodside Park Road needs longer on site than a three-bed in a 1990s block, even though the price is the same. We bring more cloths and more time for the older places, and we will tell you on the phone which kind of job yours looks like.

One practical note on the Suburb houses. Several back onto the Dollis Brook or the Folly Brook, and gardens that close to water bring damp, leaf litter and the odd spider colony into utility rooms and rear porches. We hoover those down as part of the clean. The brook is lovely. The cobwebs it breeds are not.

There is also a seasonal pattern worth flagging. The streets running down to the Greenwalk get a heavy leaf-fall in autumn, and it tracks indoors on shoes and through back doors left open during a move. A September or October check-out in one of these houses nearly always needs more attention on entrance halls, porches and the bottoms of staircases than the same house would in spring. We factor that in rather than acting surprised on the day.

The fridge and freezer, defrosted and wiped, which is why we ask you to switch them off the night before. Behind the washing machine if it pulls out.

Bathrooms get descaled. North Finchley is on hard water, so taps, shower screens and tile grout build up a chalky film that a quick wipe leaves behind. We work it off properly, polish the chrome, clean the extractor, and do the bits people skip: the toilet hinges, the underside of the seat, the sealant line round the bath.

Access and the moving day in N12

Getting a team and their kit to your door is rarely a problem in Woodside Park, but the area has its quirks, and they shape how we plan a visit.

The Garden Suburb streets are wide, low-traffic and largely unrestricted, so parking a van near the door is usually easy. That is a genuine advantage over the tighter terraces closer to North Finchley town centre, where a controlled parking zone and a busy high road can mean carrying equipment a hundred yards from wherever we can stop. If your place is one of the Sussex-named roads, we can almost always pull up outside. If it is a flat off Ballards Lane, we plan for a walk and an earlier start.

The converted flats east of the station bring their own access puzzle. Many sit on upper floors of houses cut into two or three units, with a shared front door, a narrow hall and no lift. Carrying a carpet machine up a steep Edwardian staircase is part of the job, and it is one reason those cleans take longer than the bedroom count suggests. Tell us which floor you are on when you book, because it changes how much we carry in.

For tenants without a car, the clean does not need you on site at all. We can collect keys from the managing agent, do the work, and hand them back, which suits people who have already moved across town and do not fancy a return trip on the Northern line just to let a cleaner in. If you would rather be there, the station is a few minutes’ walk from most of our N12 jobs, so meeting us is easy enough.

One more thing about timing on the day. Removals and cleaning do not mix in the same hour. Licensing and rented homes in Barnet

If you rent a shared house here, licensing might apply to your landlord, and it changes who answers for the condition of the place. Barnet runs a borough-wide additional HMO licensing scheme that started on 27 October 2022 and ends on 27 October 2027. You can check the current rules on the council’s own property licensing pages.

That additional scheme catches smaller shared houses. Under it, a house occupied by three or more people from two or more households needs a licence, along with certain converted blocks of flats under three storeys. That is a lower bar than the national rule, which only mandates a licence for large HMOs of five or more sharers; gov.uk sets out that national position in its guide to houses in multiple occupation.

Woodside Park itself is not really HMO country. The Garden Suburb and the streets around it are family-housing, owner-occupied or let as whole homes, so the additional scheme touches far fewer properties here than it does in, say, Colindale. Barnet’s separate selective licensing rollout reflects that. Phase 2 of selective licensing covers wards including West Finchley, which abuts N12, but it does not extend to the Woodhouse and Totteridge areas that hold most of Woodside Park. The practical upshot: a converted-flat tenant on the West Finchley fringe is more likely to sit inside a licensed property than someone in a Sussex Ring semi.

Why should a tenant care? Because a licensed HMO comes with conditions the landlord must meet, and those conditions sit alongside, not instead of, your deposit obligations. The clean at the end is still on you. Licensing does not move that line.

The wider law is shifting too. The Renters’ Rights Act 2025, on the statute book as chapter 26 of 2025, ends fixed-term assured shorthold tenancies and changes how possession works. It does not change the basic deal on deposits and cleaning, but it does mean more tenancies ending on a rolling basis, which means more check-outs spread across the year rather than bunched at the traditional dates.


What the inventory clerk checks

A check-out inspection is methodical. The clerk has the check-in report open, often with photos, and goes room by room marking each line against its starting condition. Knowing their route helps you brief us, or brief yourself.

Kitchens take the longest. The oven gets opened and the inside checked, door included. Extractor filters, the seal around the fridge, the cupboard interiors, the splashback grout. A clean exterior with a greasy oven inside fails the line.

Bathrooms come next, and here the hard water does you no favours. Clerks look for limescale on taps and screens, mould in the sealant, and a clean extractor fan. Then it is the soft detail everywhere else: dust on the tops of doors and the picture rails those Edwardian conversions are full of, marks on switches, smears on the inside of the windows, skirting that has been wiped rather than properly cleaned.

Floors are checked last, which is why carpets matter. A hoovered carpet with a wine stain still reads as a stain. If the check-in said the carpets were professionally cleaned, a hoover will not match it, and that is when the hot-water extraction add-on earns its keep. The clerk writes it all up, the report goes to the agent, and the agent decides what to deduct.

It helps to know what a clerk will not penalise, too. Fair wear and tear is theirs to allow, not deduct: a slightly worn carpet in a hallway, faded paint behind a sofa, small scuffs that come from ordinary living. A clean home with honest wear passes. What fails is dirt, because dirt is the tenant’s to remove and the clerk knows it. The skill is in reading which is which, and a clerk who has done a hundred Woodside Park check-outs reads it fast.

The standard clean degreases the oven properly, but the full strip, where the door comes apart and every removable part is soaked and cleaned separately, is the deep oven cleaning service. For a range cooker caked from years of family meals in a Garden Suburb kitchen, the deep strip is worth it.

Upholstery beyond a hoover is the third, the same hot-water method applied to sofas and armchairs. The fourth is exterior windows, which we do with water-fed poles and purified water; the standard clean covers the inside of the glass only.
