How do you walk out of a West Finchley tenancy with the full deposit back when the bathroom hasn’t been descaled in three years and the inventory clerk is from a Ballards Lane agent who knows every trick? You book the clean for the morning before check-out, you let us run our 57-point agent-approved checklist top to bottom, and you keep the receipt to wave at any deduction conversation later. That’s the short version. The rest of this page is what the clean actually covers, what it costs in N3, and the reasons we get re-called when we get the rare callback.
Last updated April 2026. Pricing reflects standard West Finchley stock; figures are inclusive of VAT and cleaning materials.
End of tenancy cleaning in West Finchley starts at £207 for a one-bed flat and £243 for a two-bed, with a 48-hour re-clean guarantee written into every booking. That’s the answer capsule.
We’ve been cleaning move-outs in N3 and the southern strip of N12 since 2014. Monster Cleaning Ltd, Companies House number 9919639, head office at 255 Upper Richmond Road West, SW14 8QS. Trustpilot sits at 3.1/5 across 128 reviews; we read every one and the bad ones are usually a parking row or a key-handover delay rather than the clean itself. Phone is 0333 555 2076.
Why West Finchley deposits get deducted
The housing stock round West Finchley tube tells you most of what you need to know. When the Northern line was extended out to High Barnet in 1940 the developers had already been throwing up the metroland-style semis along Nether Street, Hutton Grove and Cornwall Avenue from the early 1930s. So the bulk of what we clean is interwar: bay-fronted semis with crittall steel windows, picture rails, three or four bedrooms upstairs, and a small Edwardian pocket along Long Lane and the older edge towards Church End. There’s also post-war infill on Beech Park and a handful of 1980s low-rise blocks behind the station.
That stock has three habits that cost tenants money. The original crittall windows are fiddly to clean inside the frames. The 1930s tiled kitchens hold grease in the grout. And the chalky water from Thames Water’s North London supply leaves stubborn deposits on chrome, glass and any white sanitaryware that hasn’t seen a proper descaler in a year.
Renters’ Rights Act 2025 and what it changed for West Finchley tenants
The Renters’ Rights Act 2025 abolished section 21 no-fault evictions and rolled all assured shortholds into periodic tenancies. For move-outs it didn’t change deposit protection rules. Your landlord still has 30 days to register your deposit with one of the three approved schemes. The full guidance lives on the gov.uk tenancy deposit protection page.
What did change is the dispute timing. Adjudicators at The Dispute Service, mydeposits and the Deposit Protection Service now expect a professional clean receipt as part of the standard evidence bundle. A photo of you with a Henry hoover doesn’t cut it. We email a dated, line-itemised receipt the same day we hand the keys back, and the agents we work with on Ballards Lane already accept that paperwork at face value.
Barnet Council and the local letting market
West Finchley falls inside the London Borough of Barnet’s selective licensing scheme, which the council expanded in 2025 to cover most of the private rented stock in N3 and parts of N12. Landlords who fail to license can have rent repayment orders made against them. The current rules and the application portal are on the Barnet Council private housing pages.
What that means for tenants: licensed landlords are inspected on standards, including cleanliness at hand-back. The clerks Squires send out, the ones Goldschmidt & Howland use, and the in-house surveyors at Glentree all photograph to the same loose template. Behind the cooker. Inside the oven. Around the toilet base. Under the bath panel if it lifts. Window reveals. Skirting tops. Picture-rail dust. The stairs and the airing cupboard.
The hard-water tax on every West Finchley tenancy
This is the single biggest reason we get called for re-cleans on jobs we didn’t do. The water in N3 runs hard. Thames Water’s published hardness data for the North London supply zone puts it around 280-300 mg/l calcium carbonate, with High Barnet readings touching 347 ppm a couple of supply circuits over. Their postcode checker is on thameswater.co.uk water quality.

Hard water leaves chalky deposits on shower screens, taps, kettles and any tile where soap meets stone. If you’ve lived in your N3 flat for two years and never used a dedicated descaler, the bath taps will already have a halo. We use a weak-acid scale remover on chrome and a non-abrasive cream on porcelain. We don’t recommend bleach on limescale because it bonds rather than dissolves.
“Monster came on a Wednesday morning to do my one-bed at the top of Hutton Grove. I’d been there nine months as a single tenant and the kitchen extractor hood was the thing I was most worried about because I cook a lot. Two cleaners, four hours, they had the filter out and degreased and the inside of the canopy back to brushed steel. Squires checked it the Friday after and signed me off the same afternoon. Got my £1,725 deposit back inside ten days.” – Adina, ex-tenant, Hutton Grove
Streets and zones we cover in West Finchley
We work the whole walking radius of West Finchley tube and into the eastern half of N3 around Church End. Most weeks we’ll do two or three jobs each on Nether Street, Hutton Grove and Cornwall Avenue. We also cover Beech Park, Lyttelton Road, Long Lane (the older Edwardian end), Princes Avenue, Holden Road on the N12 border, Etchingham Park Road, Squires Lane, Manor View, Crooked Usage, Sussex Avenue, Lichfield Grove, Briarfield Avenue, Ridge Avenue, Briarfield Close, Tillingbourne Gardens and Eversleigh Road. If your address sits between West Finchley and Finchley Central tubes we’ll quote it the same.
What’s included in the West Finchley end of tenancy clean
Below is the working version of the 57-point agent-approved checklist. Every booking covers all of it. We don’t sell a “basic” tier and a “premium” tier; the price is what’s on the table further down.
- Kitchen, behind the cooker: Cooker pulled out where it’ll move safely, wall behind degreased, floor underneath swept and washed.
- Kitchen, oven interior: Door glass split between the panes where the seal allows, racks soaked, base scoured, side walls degreased to bare metal.
- Kitchen, hood and extractor: Filter pulled and degreased in a hot solution, canopy interior wiped, external stainless polished without smear streaks.
- Kitchen, hob: Burner caps lifted off, drip pans emptied and scrubbed, glass surrounds polished, burnt-on residue removed with a non-scratch pad.
- Kitchen, splashback and tiles: Grout brushed, grease haze cut, all tiles wiped down to dry sheen.
- Kitchen, fridge and freezer: Defrosted in advance where possible, all shelves lifted out and washed, door seals wiped, drawer bases dried.
- Kitchen, microwave: Inside steamed clean, turntable washed separately, vents wiped and roof scoured.
- Kitchen, washing machine and dishwasher: Door seal, soap drawer, filter trap, exterior door and control panel cleaned.
- Kitchen, cupboards: Inside and out, including the high cupboards above the fridge that nobody uses, plus the sticky lip on the underside of every door.
- Kitchen, sink and tap: Descaled fully, drainer wiped, plughole hair lifted, tap polished.
- Bathroom, bath and shower screen: Hard-water deposits removed from glass, tiles and chrome, sealant lines wiped, plug and chain treated.
- Bathroom, toilet: Bowl, base, cistern, seat, hinges and the bracket where the seat meets the porcelain, plus the floor pad behind the bowl.
- Bathroom, basin and pedestal: Bowl polished, overflow holes cleared, soap dish and toothbrush mug if left behind.
- Bathroom, mirror and glass: Streak-free finish, including the back of any movable cabinet door.
- Bathroom, extractor and vent grilles: Cover off, dust pulled, fan blades wiped if accessible.
- Bedrooms, wardrobes inside and out: Top dust, internal shelves, mirrored doors, the runners under sliding wardrobes where dust collects.
- Bedrooms, light fittings and bulbs: Pendant shades wiped, bulbs dusted, glass shades washed where safe to remove.
- Bedrooms, window interiors: Glass, frame, sill and the metal runners on those crittall steel windows the 1930s semis still have.
- Living areas, picture rails and skirting boards: Top of every horizontal surface dusted with a damp cloth, not a dry feather duster.
- Living areas, radiators: Front, sides, top, and the pipework where it disappears into the floorboard.
- Throughout, doors and frames: Both sides, including the top edge, the handle plate, and the kick mark at the bottom.
- Throughout, switch and socket plates: Wiped front and edge, finger marks lifted, no drips left running down the wall.
- Throughout, hard floors: Hoovered first, then mopped, then dried where the surface needs it (vinyl, lino, engineered wood).
- Throughout, carpets: Hoovered with a beater bar to lift fibres, edges run with the crevice tool. Carpet shampoo is a separate add-on.
- Throughout, hallways and stairs: Treads, risers, balustrade, banister handrail and the dust ledge at the top of the picture rail in older Edwardian properties.
- Final walk-through: One cleaner walks the property with the lead clerk’s checklist in hand and signs off every line before we leave.
Common reasons we get re-called
About 3% of our West Finchley jobs come back inside the 48-hour window. We log every callback and review them every quarter. The patterns are consistent.
- The shower-screen halo regrowing. Hard water in N3 is aggressive enough that if you turn the shower on twice in the 48 hours between our clean and the check-out, you’ll see a faint chalky outline come back on the glass. We now leave a microfibre and a small bottle of descaler on the side and ask the tenant not to use the shower again. When it happens, we come back and re-treat the screen.
- Oven-door inner glass mist. If the oven was very dirty when we started, the heat-baked residue between the panes can be eased but not always fully cleared without a service call. The clerks at Hamptons and Bairstow Eves accept “forensically clean to the point of practicality” but Squires occasionally pushes back. When they do, we return with a longer-handled tool and finish the inner pane.
- Crittall window-frame rust marks. The original 1930s steel windows in the Beech Park and Hutton Grove semis develop fine rust pitting at the corner welds. We clean them but we cannot restore them; if the clerk has marked it as a cleaning issue rather than a maintenance one, we go back and demonstrate it’s the latter so the deduction gets re-allocated.
- The wardrobe-runner trap. Sliding mirrored wardrobes were big in the 1990s renovations on Cornwall Avenue and the dust in the floor runner is invisible until the clerk slides the door. We’ve now added the runner specifically to our checklist; on jobs from 2024 it occasionally got missed.
- Garden patio overspill. A few of the larger Lyttelton Road semis come with the patio inside the inventory. We don’t clean exterior areas as standard but we’ll spot-clean a small patio if asked at booking. When the clerk flags it and we weren’t asked, we go back and pressure-wash the section in question for free.
What it costs in West Finchley
These are the West Finchley prices. Standard pricing tier; we don’t bump for N3 the way we do for Hampstead or Primrose Hill.
| Property | Price |
|---|---|
| Studio | £156 |
| 1-bed flat | £207 |
| 2-bed flat or semi | £243 |
| 3-bed semi | £339 |
| 4-bed semi or detached | £425 |
| Hourly rate (one cleaner) | £30 |
Add-ons: carpet shampoo £36 per bedroom, £43 for a typical living room, £115 for the whole flat on a two-bed if you want everything done in one visit. Single oven deep clean £77. Double £110. A 90cm range cooker £114.
Most West Finchley jobs are two-bed semis or flats. That’s £243 with no carpet add-on, or £230 if you’ve had a tenant who treated the living-room carpet badly. We bring the equipment, the chemicals, the ladders for the picture-rail height, and a steam cleaner where the oven needs one. You don’t need to provide anything except access.
How booking works
- Phone 0333 555 2076 or email [email protected] with the postcode, property size, check-out date and access arrangement. Same-day quote.
- We confirm the slot in writing. For West Finchley we usually have 48-72 hours’ notice availability and same-day in genuine emergencies.
- The team arrives between 8am and 9am on the booked day with all materials. Two cleaners on a one-bed, three on a two- or three-bed, four on the bigger Lyttelton or Beech Park family semis.
- You get a dated, itemised receipt by email the same evening. That’s the document the deposit scheme adjudicators look for.
- If the inventory clerk flags anything inside 48 hours, you call us and we come back. No fee, no rebooking charge, no debate.
Related services and neighbouring areas
If your tenancy is end-of-AST and you also need a separate oven deep clean or carpet cleaning before the clerk arrives, we can roll both into the same morning. We also run a separate upholstery cleaning service for any sofa or armchair the inventory says is stained. The full borough hub for our coverage is at end of tenancy cleaning across Barnet; you can also see what we run in Finchley Central and North Finchley if your move sits between two patches.
We hold accounts with 300+ letting agents nationwide, including Squires, Hamptons, Goldschmidt & Howland, Glentree and Bairstow Eves on the West Finchley high street and Ballards Lane corridor. Across the company since 2014 we’ve recovered £1.2m in deposits for tenants on the back of cleans we delivered, and our 97% first-time pass rate means most cleans are signed off without a callback. Frequently Asked Questions
How much is end of tenancy cleaning in West Finchley?
From £156 for a studio, £207 for a one-bed and £243 for a two-bed. The standard pricing tier applies to all of N3 and the West Finchley end of N12; we don’t apply the Hampstead or Primrose Hill premium uplift here.
How long does it take to clean a typical West Finchley two-bed?
Three cleaners, between four and six hours, depending on the state of the oven and whether the bathroom has been descaled in the last year. We start at 8am or 9am to leave a clear afternoon for any final inventory walk-through.
Do you guarantee the deposit?
We guarantee the clean. If your inventory clerk flags a cleaning issue inside 48 hours of us finishing, we come back and put it right at no charge. We can’t guarantee what your landlord deducts for damage, wear and tear, or unpaid rent because those aren’t cleaning matters.
What’s the 48-hour re-clean guarantee?
If the agent or inventory clerk identifies a cleaning issue inside 48 hours of us handing the keys back, you call us and we return to fix it without an additional charge. We log every callback and review the patterns every quarter to keep our 97% first-time pass rate steady.
Do I need to be there for the clean?
No. Most West Finchley clients leave a key with us on the day or with their letting agent on Ballards Lane. We’ve held key accounts with Squires and Goldschmidt & Howland for years; they know our team.
Should I empty the property before you arrive?
Yes. We clean an empty property to inventory standard. If you’ve still got bin bags, half-packed boxes or a fridge full of food when we arrive, we can’t get behind, under or inside furniture properly. The clerk will then flag what we couldn’t reach.
Do you do oven cleaning separately?
Yes. The single oven deep clean is £77, double £110, a 90cm range cooker £114. On end of tenancy bookings the oven is included in the fixed price; you only pay separately if you want a stand-alone visit a fortnight before the clerk’s date.
Do you do carpet cleaning at the same time as the end of tenancy?
Yes. We bring the carpet machine on the same van. £36 per bedroom, £43 for a living room, £115 for the whole flat on a two-bed. We aim to do the carpets first so they have the longest possible drying window before check-out.
Can you handle the hard-water limescale on the bathroom tiles?
Yes. We use a weak-acid scale remover on chrome and a non-abrasive cream on porcelain. The water in West Finchley reads around 280-300 mg/l on Thames Water’s North London zone, which means even a year of soft cleaning won’t have shifted the deposits properly. We’ve cleaned about 40 N3 bathrooms a year for over a decade.
Are you registered, insured and certified?
Yes. Monster Cleaning Ltd, Companies House 9919639, trading since 2014. We carry £5m public liability insurance and provide proof to any letting agent on request. Most of the agents on Ballards Lane have a copy of our certificate on file.

Will you clean the windows?
Internal glass yes, including the awkward crittall steel-framed windows in the older 1930s semis. External windows above ground floor are not covered as standard because we don’t run cherry-pickers on residential streets like Hutton Grove or Cornwall Avenue. Ground-floor exteriors we’ll do.
What if the inventory clerk and I disagree on a cleaning deduction?
You raise a dispute through your deposit scheme. The Dispute Service, mydeposits and the Deposit Protection Service all run free arbitration, and a dated professional clean receipt from us is one of the most effective pieces of evidence. The full guidance is on the gov.uk tenancy deposit protection page.
Do you cover the older Edwardian end of N3?
Yes. The Edwardian terraces along Long Lane, the older Church End streets and the few earlier red-brick houses near Squires Lane are all on our regular run. The cleaning logic is the same; the picture rails are usually higher and the tiled fireplaces in the front rooms need a separate descaler pass.
Do you do post-builder cleans for landlords doing a refurb between tenancies?
Yes. That’s our after-builders service rather than end of tenancy and the price is quoted on site because dust load and rubble removal vary. Phone the office for a same-day estimate.
What’s the cancellation policy?
Free cancellation up to 24 hours before the booked slot. Inside 24 hours we charge 50% to cover the team’s travel and the lost slot. We don’t run a cancellation fee for genuine emergencies, like a delayed completion or a key handover going wrong; we trust the call.
