Barnet Council has approved a second phase of selective licensing, and two of the named areas are Finchley Church End and West Finchley, alongside Childs Hill, Golders Green, Hendon, Mill Hill and Edgware. Barnet’s own licensing pages set out the Phase 2 designation. It needs confirmation from the Secretary of State before it can start, because of the combined size of the schemes.

Here is what that means in practice. Selective licensing means a privately rented house or flat that is not already an HMO still needs a council licence to be let. A licensed property is held to a documented standard, and that raises the bar at every changeover, including the clean. Where a scheme is running, an agent letting a Church End flat has a licence to protect, so a rushed move-out clean is not just your deposit at risk. It is the landlord’s compliance too, which is why these check-outs tend to be the strictest in the borough.

The timing has moved more than once, so check the current position with the council or your agent before you move. The direction of travel is the point. The borough-wide rules if you share

Plenty of Finchley tenancies are shares. If yours is one, the licensing rules bite harder still. Barnet runs a borough-wide additional HMO licensing scheme. The clean is not optional good manners. It is part of keeping the licence clean. What the Renters’ Rights Act changed for a Finchley move-out

What a Finchley move-out clean costs
