The clean a Totteridge family home actually needs

The yew in the churchyard at St Andrew’s is reckoned to be around 2,000 years old, which makes it the oldest tree in London and a fair marker of how long people have been settling on this ridge. What the inventory clerk checks in a large detached house

The check-out report is the document that decides your deposit. A clerk walks the property against the check-in inventory taken when you moved in, room by room, and writes down anything that has changed beyond fair wear and tear. In a small flat that walk takes half an hour. In a detached house on Northcliffe Drive with a utility room, two bathrooms, an en-suite and a converted loft, it can take most of a morning, and every extra room is another place a deduction can hide.

Clerks in this part of Barnet are thorough because the sums are large. They run a finger along the top of door frames. They pull the oven shelves out. They check the tracks on patio doors, which on the bigger houses up here open onto deep gardens backing the Green Belt, and those tracks fill with grit off the gravel ridge.

Kitchens and bathrooms carry the most weight on a check-out, because that is where grease and limescale build up and where a tired clean shows fastest. Then it is the soft detail: skirting, picture rails, the insides of fitted wardrobes, window reveals. Why Totteridge deposits run high, and what that means at check-out

Totteridge has some of the most expensive houses in London. Barnet licensing, and why Totteridge sits outside the selective schemes

Most of the licensing rules landlords worry about do not bite hard in Totteridge, and it helps to know why. Barnet runs a borough-wide additional licensing scheme for houses in multiple occupation that began on 27 October 2022 and runs until 27 October 2027. It covers smaller HMOs, meaning a property let to three or more people from two or more households who share a kitchen or bathroom. Totteridge has very few of those. The housing here is large family homes let to single households, not shared houses carved into rooms, so the additional HMO scheme rarely applies to a property up here even though it covers the borough on paper.

Barnet has also been bringing in selective licensing, which reaches ordinary private rentals as well as shared houses, in named wards. The wards in the pipeline are Burnt Oak, Colindale, Childs Hill, Cricklewood, Edgware, Edgwarebury, Finchley Church End, Golders Green, Hendon, Mill Hill, West Finchley and West Hendon. Totteridge is on none of those lists. Barnet’s property licensing pages carry the current designations and dates, and they are worth a look if you let here, but the short version is that a standard family let in N20 falls outside the selective regime.

There is one rule that does reach every corner of the borough. Since 29 May 2016 an Article 4 Direction has meant planning permission is needed anywhere in Barnet to turn a family house into a small HMO. That keeps the Totteridge stock as it is: detached houses staying detached houses. None of this changes the cleaning standard at the end of a tenancy. Licensed or not, a check-out is judged against the inventory, and the bar is the same.

Much of Totteridge sits inside a conservation area as well, designated back in 1968 and covering the ribbon of houses along the ridge between the green and the lane. That mostly affects what owners can change about a building’s outside rather than anything to do with renting or cleaning, but it is part of why the housing here has stayed low-rise and spread out, with very little of the converted, multi-let stock that drives licensing elsewhere in the borough. The result for a tenant is simple: you are far more likely to be renting a whole house here than a room in one.

The wider rules are shifting too. The Renters’ Rights Act 2025 ends fixed-term assured shorthold tenancies and moves everyone onto periodic tenancies, with most provisions commencing from May 2026. It does not touch the principle that you get your deposit back if you return the property clean and undamaged. If anything it makes the check-out clean more important, because periodic tenancies can end at shorter notice and you want to be ready.

In the kitchen we degrease the hob, the splashback and the extractor, wipe down every cupboard inside and out, clean the sink and taps, descale where the hard water has left a film, and pull out the freestanding appliances to clean behind and beside them. The oven is the one task we treat as a separate job, and I will come back to why below.

Bathrooms and en-suites get descaled throughout. Tiles and grout, glass screens, taps, shower heads, the toilet, and the chrome that water spots so easily. On the bigger Totteridge houses there are often two or three of these, so bathrooms alone can be a couple of hours.

Through the rest of the house the team works on a steady sweep: cobwebs down, skirting and picture rails wiped, light fittings and switches cleaned, doors and frames done, fitted wardrobes cleared and wiped inside, mirrors and internal glass polished, carpets hoovered, hard floors washed. What it costs in Totteridge

Carpets, ovens, and the extras that swing a check-out

Some jobs sit outside the standard clean because they need different kit, and on a big house they are often the difference between a clean report and a deduction. Carpets are the obvious one. A four-bedroom house holds a lot of carpet, and years of family traffic press dirt into the pile that a hoover will not lift.

We clean carpets with hot water extraction, which flushes the pile and pulls the dirt back out rather than just brushing the top. It is £36 a bedroom, £43 for a living room, or £115 for a whole two-bedroom property done together, which is the better-value way to do it if several rooms are carpeted. The oven is the other big one. It is the single most common cleaning deduction we see, because it is fiddly and most people give up on it. We take the door glass apart, remove the shelves and runners, and clean every part separately so the burnt-on grease actually comes off. If the house has a lot of fabric furniture left in it, sofas and armchairs and headboards, those can be deep-cleaned by the same hot water extraction method as the carpets.
