End-of-tenancy cleaning in Abbeville, done to the standard a Clapham inventory clerk will actually sign off. We have worked the SW4 9 postcodes since 2014, from the shop-over-flats on Abbeville Road itself to the five-bed Victorian houses on Lessar Avenue and Rodenhurst Road. Ring 0333 555 2076 for a fixed price in ten minutes, or read on for how we get deposits back in one of Lambeth’s tightest lettings markets.

Last updated April 2026. We cover SW4 7, SW4 8 and SW4 9 across Abbeville Village, Clapham Old Town and the southern edge of Clapham Common. Parent hub: end of tenancy cleaning in Lambeth.

The check-out maths in Abbeville

A two-bed flat around Abbeville Road asked an average of £2,485 a month in the first quarter of 2026, on Rightmove’s live SW4 figures. That one number sets up the whole check-out. Deposits here usually run to five weeks’ rent, so £2,800 to £3,500 is the going band on a standard two-bed, and a landlord holding that much wants evidence the flat was cleaned by someone who does it for a living. The clerk’s job is to find the gap between a quick tenant tidy and a professional finish, and on this stock that gap is easy to photograph.

The sale prices tell the same story. Houses on Abbeville Road changed hands at an average of £816,857 over the last twelve months, with terraces averaging £1.12m. Foxtons has listed three-bed flats on Narbonne Avenue at £808 a week and Hambalt Road two-beds at £650. Money like that buys fussy.

Most of our Abbeville rounds sit in the grid of streets between Clapham Common Southside and Clapham South station. Elms Crescent, Lessar Avenue, Rodenhurst Road, Narbonne Avenue, Trouville Road, Park Hill, Honeybrook Road, Klea Avenue, Chelsham Road, Crescent Grove and Clarence Avenue all run to Victorian terraces of roughly 1,100 to 2,800 square feet. A bigger flat means more floor, more skirting, more picture rail and more bay-window reveal, which is just more surface for a clerk to run a finger along.

Abbeville Village and its conservation area

Abbeville Village is the grid of late-Victorian streets wrapped around Abbeville Road, between Clapham Common Southside and Clapham South station. The road itself is the spine: The Abbeville pub at the centre, and independent traders like The Ginger Pig, All Greens, Life of Fish, Macfarlane’s Deli and Gail’s along it. Agents describe it as one of Clapham’s most sought-after pockets, which is estate-agent shorthand for tightly held flats and exacting handovers.

Part of it is a conservation area, and that matters more at check-out than people expect. The Abbeville Road Conservation Area was designated on 27 October 2003 under reference CA30, and it covers 25 to 79 (odd) and 28 to 58 (even) Abbeville Road along with parts of Hambalt Road. Lambeth lists it as a run of 19th-century shops-with-flats in short terraces, consistent heights, one palette. The designation is a planning control, not a cleaning rule, but it is a reliable flag that the building keeps its original features, and original features are precisely what a landlord asks to have returned clean.

The agent density on the road is the other thing worth knowing. Winkworth, Wilfords, Jacksons and Dexters all have branches directly on Abbeville Road, and Moveli, Douglas & Gordon, Savills and KFH list here through their wider Clapham offices. When that many clerks work the same few streets, they get familiar with the stock. They know where the dust sits in a Narbonne Avenue bay, and they know how a tiled hallway on Hambalt Road should look once it is properly done. That familiarity cuts both ways: it raises the bar, but it also means a flat cleaned to their standard gets signed off without a fuss.

Period features that decide your deposit

The housing stock is the other half of the maths. Almost every flat here keeps its original features, and original features are exactly what a landlord lists as “to be returned clean and undamaged” on the inventory. Sash windows, picture rails, cornicing, cast-iron fireplaces and tessellated tile hallways all count. Get one of them wrong and you are arguing about a deduction, not collecting a refund.

Sash runners are the quiet one. The frame grooves on an original SW4 sash trap years of soot, and a tenant clean almost never reaches them, so the clerk lifts the sash, looks down the channel, and writes it up. We vacuum and wipe the runners on every window. Fireplaces are the other trap, because the instinct is to reach for bleach and bleach is the one thing that ruins Minton and Victorian encaustic tile. We use a neutral cloth and a soft brush, nothing acidic, on the tile and the iron.

Picture rails and ceiling roses gather dust that nobody sees from standing height but every clerk checks with a step and a torch. The tiled hallways on Abbeville Road and Hambalt Road want a pH-neutral product, not a supermarket floor spray that hazes the glaze. None of this is exotic. It is just the difference between knowing the stock and meeting it for the first time on moving day.

Get one of them wrong and you are arguing about a deduction, not collecting a refund.

One tenant on Hambalt Road put it well to us last spring. They had been in a two-bed for four years, the deposit was £3,250, and the landlord had a name on the street for being particular about the place. Our team spent seven hours on it, brought the original fireplace tiles back to something close to the day they were laid, and the clerk signed off with no deductions at all. The full £3,250 was back in eight days.

The law and the licence behind your check-out

Two things changed the deposit conversation in Abbeville recently, and both work in your favour if the flat is genuinely clean. The first is the law. The second is the licence your landlord now has to hold.

The Renters’ Rights Act 2025 applies to existing tenancies from 1 May 2026. Section 21 no-fault evictions are gone, every assured shorthold tenancy becomes periodic, and a landlord can only seek possession through the Section 8 grounds. For a tenant that quietly raises the stakes on the inventory. Your landlord can no longer dangle non-renewal to soften you up on deductions, which leaves the check-out report as the whole fight. A single photo of grease shadow on an extractor filter frame is now what stands between you and your £3,200, so it is worth getting the clean right rather than spending six weeks in a dispute with the scheme holding your money.

End of tenancy cleaning in Lambeth by Monster Cleaning
A recent end of tenancy cleaning our team finished in Lambeth.

Abbeville sits in the Clapham Common and Abbeville ward, which falls under Lambeth’s Phase 2 Selective Licensing designation. It went live on 1 September 2025 and runs to 31 August 2030. Any privately rented home let to one household or two unrelated sharers has to be licensed, at £923 to £1,025 a property, with civil penalties up to £30,000 for getting it wrong. The borough-wide Additional HMO scheme, for three or more unrelated sharers, runs to 8 December 2026.

So what does a licence have to do with cleaning? The licence holder is usually the same person who signs off your deposit, and a landlord who has just been through a Lambeth inspection has very little patience for anything that might resurface as the next tenant’s complaint. A finish that would have slipped past in 2019 does not slip past now.

If it does come to a dispute, the scheme decides it on evidence, and the evidence is the check-in inventory next to the check-out photos. The adjudicator is not in the flat. They are reading a report, so a clean kitchen that photographs badly can still cost you, and a clerk’s close-up of a greasy filter frame carries more weight than your word that you wiped it. That is the real reason a professional finish pays for itself here: it does not just get the flat clean, it gets it clean in the places a camera goes.

Check-in inventory
The report and photos taken when you moved in. The check-out is judged against it, so the flat has to come back to that condition, fair wear aside.
Deposit-protection scheme
Your deposit is held by one of three government-backed schemes: TDS, DPS or mydeposits. If you and the landlord disagree on a cleaning deduction, that scheme adjudicates.
Selective licensing
A Lambeth rule that most private rentals in this ward must be licensed by the landlord. It does not touch your tenancy, but it tends to make landlords stricter about handover condition.
End of tenancy versus deep clean
An end-of-tenancy clean is scoped to pass an inventory check, against our 57-point list. A deep clean is a thorough reset with no inventory to satisfy, usually booked when moving in or after building work.

What we clean, room by room

Every Abbeville job runs against our 57-point checklist, built over eleven years of handing flats back to the agents on Abbeville Road. The list is long. Here is what it covers in each room, and why a few of the items matter more on this stock than others.

Kitchen

The kitchen is where most deductions start, and the extractor is the worst offender. On Abbeville Road flats with a through-kitchen, the filter frame is the single item clerks flag most.

  • Oven degreased inside and out, base, roof, sides, door glass on both panes, racks soaked separately
  • Extractor filters taken out and degreased, frame and the housing above it included
  • Hob, knobs, burner caps and splashback polished
  • Fridge and freezer emptied, defrosted, interior and seals washed
  • Dishwasher filter, spray arms and door gasket cleaned
  • Washing-machine drawer, filter and rubber seal cleaned
  • Cupboards emptied and wiped inside, fronts degreased, tops and plinths done
  • Worktops polished and the grout between tiles scrubbed
  • Sink descaled, taps and waste polished, limescale lifted off the spout threads
  • Tiled splashbacks scrubbed, then buffed dry so they do not streak
  • Kick-boards, skirting, radiators and valves left dust-free
  • Floor vacuumed and mopped with the right product for wood, stone or tile

Bathrooms

Lambeth water is hard, and SW4 shower screens scale up within weeks. Limescale is the bathroom theme.

  • Limescale off the shower glass, fittings, rose and hose
  • Bath, basin and WC descaled, sanitised and polished
  • Grout scrubbed, silicone checked and any mould spot treated
  • Extractor vent off, filter dusted, grille washed
  • Mirror, cabinets and chrome rails polished streak-free
  • Tiles top to bottom, tile tops and the tile-to-ceiling joint included
  • Floor mopped, skirting wiped, door frame and handle sanitised

Bedrooms and living rooms

This is where the period detail lives, so it is where we slow down. Damp cloth on the boards, never a wet mop, because original Victorian floorboards do not forgive standing water, and a warped board is the kind of damage no clean can undo. The instinct on a moving day is to rush these rooms once the furniture is gone and the space looks empty. That is exactly when the dust on a picture rail or the soot in a sash channel gets missed, so we treat the empty rooms as the careful ones.

  • Carpets vacuumed on high suction, with hot-water extraction available as an add-on
  • Wood and laminate floors wiped with a damp cloth, not a soaked one
  • Skirting wiped on the top and the face, down to the joint with the floor
  • Picture rails dusted, since nearly every flat here has them and every clerk checks them
  • Sash runners vacuumed and wiped, because the grooves on original sashes hold years of soot
  • Window interiors and sills polished, exteriors done where we can reach them safely
  • Fireplace surrounds and tiled hearths dusted and polished with a neutral cloth, no bleach
  • Cornicing and ceiling roses dusted with a soft brush
  • Internal doors, frames, handles and finger plates cleaned
  • Light switches, sockets and thermostats wiped
  • Radiators front, sides, top and behind where we can get to them
  • Wardrobes and drawers emptied, wiped inside, tops dusted
  • Mirrors, glass shelves and fitted storage polished
  • Curtain rails and blinds dusted, curtains hung properly for the final photo

Throughout the flat

  • Every pane of internal glass left streak-free, windows, mirrors, screens and glazed doors
  • Light fittings and shades dusted, blown bulbs swapped if spares are left out
  • Tessellated hall tile cleaned with a pH-neutral product
  • Stairs vacuumed, risers and bannisters hand-wiped
  • Rubbish out, recycling split, bin wiped inside and out
  • A final walk-through with our lead cleaner before sign-off

What it costs, and what the agents look for

Pricing reflects the SW4 market: bigger square footages, more period detail, and the hard-water limescale load. These are starting prices, and they all include VAT, products, equipment and the 48-hour re-clean guarantee. We do not charge for travel inside SW4.

Why book us rather than chance it yourself? Because the numbers back the work. Our first-time pass rate across Lambeth is 97%, we are on the books of 300+ letting agents, and since 2014 we have helped tenants recover £1.2m in deposits that would otherwise have gone on cleaning deductions. The 57-point checklist and the 48-hour re-clean guarantee are how we keep that pass rate where it is.

We have worked alongside Dexters Clapham, Jacksons, Winkworth Clapham, Wilfords, Douglas & Gordon, KFH, Foxtons Balham and Chestertons since 2014, and their clerks flag the same things on Abbeville stock again and again. Here is the running order they tend to check.

  1. Oven door glass, the inner pane most of all, which DIY cleans skip
  2. Extractor filter frames and the fan housing above them
  3. Limescale on the kettle, taps, shower glass and rose
  4. Grease shadow on the tiles behind the hob
  5. Dust on picture rails and cornicing
  6. Sash runners and the frame grooves
  7. Skirting tops and the thin gap between skirting and floor
  8. Radiator tops, valves and the wall behind
  9. Inside wardrobes and drawers, corners and undersides especially
  10. Mould spots on bathroom silicone, flagged even after treatment
  11. Streaks on any mirror or glass you can see from the hall
  12. Handprints at handle height on internal doors
  13. Dust along the tops of internal doors
  14. The state of the original fireplace and tiled hearth
  15. Light-switch plates and sockets
  16. Letterbox, front-door frame and intercom panel
  17. The bin area and any external storage named in the inventory

None of these are obscure. The trouble is that a tenant cleaning their own flat after a long day of moving works top-down and front-facing, and the clerk works the opposite way, into the corners and behind the things you stopped looking at months ago. We clean the way the clerk inspects, which is the only way to clear all seventeen of those in one pass.

Where we work, and what else we bring

We cover every residential street inside Abbeville Village and the blocks that ring it in Clapham South and Clapham Common Southside. Core streets are Abbeville Road from SW4 9LA to SW4 9NG, Hambalt Road, Narbonne Avenue, Elms Crescent, Lessar Avenue, Rodenhurst Road, Trouville Road, Park Hill, Honeybrook Road, Klea Avenue, Chelsham Road, Clarence Avenue, Crescent Grove, the southern end of Cavendish Road, Clapham Common Southside, Timothy Close and the western edge of Kings Avenue.

Parking is the one genuine headache on these streets, and we would rather be straight about it. The controlled zones run through most of the working day across the village, so the team unloads the gear, gets a van sorted, and gets on with the job rather than circling. It changes nothing about the price or the time on site. We mention it only because a clean on a delivery-and-move day in SW4 takes a little planning, and we have done enough of them to plan it.

A fair few jobs come with extras, usually the item the clerk is about to flag anyway. We book these alongside the main clean so it all happens in one visit.

Booking an Abbeville clean

Booking is quick. Most people are sorted inside ten minutes.

  1. Ring 0333 555 2076 or email [email protected] with your Abbeville postcode, bedroom count and check-out date.
  2. We send a fixed price in writing, usually within ten minutes, covering labour, products, equipment and the 48-hour guarantee.
  3. You pick the date. We can cover any day, Sundays and bank holidays included.
  4. The team turns up with vacuums, mops, steam cleaners, eco-certified products and hard-water descalers, and works through the 57-point checklist.
  5. You or the clerk sign off. Anything flagged within 48 hours, we come back at no cost and fix it before the landlord sees the final inventory.

Not sure which clean you actually need? The end-of-tenancy job is the one scoped to pass an inventory, and it carries the 48-hour re-clean guarantee. A deep clean suits a move-in, a post-renovation reset or an annual once-over, charged at £30 an hour per cleaner. Regular domestic work, weekly or fortnightly, runs at £22–£19 an hour with the same cleaner each time. If you are moving out and a deposit is on the line, it is the end-of-tenancy clean you want.

Frequently asked questions

How much is end of tenancy cleaning in Abbeville?

Studios from £165, one-beds from £207, two-beds from £243, three-beds from £339, four-beds from £425 and five-beds from £475. Every price includes products, equipment, VAT and the 48-hour re-clean guarantee.

Do you guarantee the deposit back?

We guarantee the clean against our 57-point checklist. If your inventory clerk flags anything cleaning-related within 48 hours, we return and fix it at no charge. Our first-time pass rate across Lambeth is 97%.

Which agents do you work with on Abbeville Road?

We regularly work around clerks instructed by Dexters Clapham (28 Abbeville Road), Jacksons (Abbeville Road), Winkworth Clapham (10A The Polygon), Wilfords (42 Abbeville Road), Douglas & Gordon, KFH, Marsh & Parsons, Chestertons and Foxtons Balham, plus independent inventory firms such as No Letting Go and InventoryBase operators.

Can you clean Victorian fireplaces and tiled hearths without damaging them?

Yes. We use pH-neutral products on original Minton, encaustic and Victorian tile, never bleach or acid descalers, and a soft brush with a dry cloth on cast-iron surrounds.

Is my flat being in the Abbeville Road Conservation Area going to affect the clean?

The conservation designation, listed by Lambeth as CA30, is about planning, not cleaning. It does tell us the building is period stock, which shapes how we handle sash windows, original boards, picture rails and fireplaces.

How long does an Abbeville clean take?

Typical timings are studio 3–4 hours, one-bed 4–5 hours, two-bed 5–7 hours, three-bed 7–9 hours and four-bed 9–12 hours. Bigger houses on Lessar Avenue or Rodenhurst Road we scope on-site.

Do you bring your own equipment and products?

Always. We bring commercial vacuums, steam cleaners, mop systems, ladders, microfibre stacks and a full product kit, including hard-water descalers suited to Lambeth’s water.

What if my landlord uses a specific inventory clerk I know is strict?

Tell us when you book. We have worked around strict clerks on Abbeville Road for over a decade, and we factor their known flagging patterns into the job scope.

Do you handle carpets and the oven on the same visit?

Yes. Carpet steam extraction goes on as an add-on, £36 a bedroom and £43 a living room, and runs alongside the standard clean.

End of tenancy cleaning in Lambeth by Monster Cleaning
Fresh from a end of tenancy cleaning in Lambeth.

Can you do Sundays or bank holidays?

Yes, at no extra charge. Check-outs in Abbeville often land on awkward days, so we schedule for it.

What happens if the check-out is delayed?

We rebook without charge as long as you give us 24 hours’ notice. Same-day cancellations carry a 50% fee.

Do you clean for landlords too, not just tenants?

Yes. Roughly a third of our Abbeville work comes straight from landlords or letting agents, usually where a flat has to be turned around between tenancies in 48 hours.

How does payment work?

Bank transfer on the day, or card payment over the phone. We issue a VAT invoice straight away for landlord and agent bookings.

Are you insured?

Yes. We carry £5m public liability and full treatment cover, and we send proof on request.

What if I have already started cleaning myself?

Not a problem. We scope and price on what is left, not what is done. Plenty of Abbeville tenants book us for the kitchen and bathrooms only, which brings the price down.

Do you have a lead time?

Usually 48 to 72 hours. In the busy months from June to September, book a week ahead for a weekend slot.

What is the nearest Monster Cleaning coverage outside Abbeville?
