Why Larkhall deposits get deducted
The borough rent number above is one half of it. The other half is what the stock actually is. Larkhall is not one type of building, and that is the first trap for a non-local cleaner. Inside the conservation area boundary you have early-nineteenth-century cottage rows on Priory Grove, late-Victorian terrace runs along Larkhall Lane, and a band of Edwardian housing pushing west towards Stockwell. Step a hundred yards east and you are on the Studley Estate – 1968, designed by Lambeth’s Borough Architect Edward Hollamby with George Finch as project architect, blocks like Edrich House on Binfield Road. A few minutes north on Wandsworth Road and you are at the Larkhall Estate proper, sixteen blocks of interwar mansion flats built 1926-31 by Louis de Soissons and G. Grey Wornum. Each of those three property types fails an inventory walk for a different reason.
The Renters’ Rights Act 2025 received Royal Assent on 27 October 2025 and Phase 1 commenced on 1 May 2026, so any Section 21 notice served on or before 30 April 2026 has to be acted on with a possession claim by 31 July 2026 or it is deemed invalid – which has narrowed the landlord’s possession routes and pushed more weight onto the deposit dispute as the lever that survives a contested move-out (Renters’ Rights Act 2025). Tenants in dispute should review their relevant scheme: Tenancy Deposit Scheme, mydeposits, or the Deposit Protection Service. Free advice on disputed deductions sits with Shelter. The clerks know all this. They walk slower than they did.
On the period stock – the Larkhall Lane and Priory Grove terraces, mostly converted to upper and lower flats – the failure points are the original window sills, the bathroom tile grout, and the picture rail dust. Most of these houses still have their original timber casements with the deep-cut sill, which collects dust the way a cornice does. Many have kept the dado rail and the picture rail through the hallway and the front room. A standard mop-and-bucket cleaner does not lift dust off a picture rail, and the clerk’s torch finds it.
On the Studley Estate – the 1968 Hollamby blocks – the failure points are the kitchen extractor (often original, baffle stuck with twenty years of vapour film), the bathroom panel ceiling above the bath (where shower steam beads), and the steel-frame balcony door runners. The original aluminium frames around windows hold a lot of grime in the rebate where the seal sits.
On the Larkhall Estate – the 1920s blocks fronting Wandsworth Road – the failure points are the original cast-iron radiators, the parquet floor in the larger flats, and the front-door brassware. Several of the 1929-31 ranges still have the original ironmongery on doors and windows.
Limescale is the constant across all three. Thames Water tests south London at around 280-300 mg/l calcium carbonate, classified very hard (Thames Water hard water guidance). Calcium scale builds back inside two weeks on shower heads, kettle elements, mixer taps and washing-machine drawers. Scale is the first thing the clerk checks in any SW4 or SW8 bathroom.
Lambeth’s selective licensing – the local detail
Phase 2 of Lambeth’s selective licensing came into force on 1 September 2025 and runs for five years. Stockwell West & Larkhall ward is explicitly named in the scheme alongside the rest of the SW4 wards (Clapham Town, Clapham East, Clapham Park, Clapham Common & Abbeville). The licence fee is £1,025 per privately-rented property from 1 April 2026, structured as £717.50 administration plus £307.50 enforcement (Lambeth Council selective licensing scheme). EPC C or better gets a £50 discount on the enforcement portion. Failure to license is a criminal offence carrying a fine up to £30,000.
What that means for cleaning: licensed flats get inspected more carefully than they used to be, because the licence creates a paper trail that anchors the deposit dispute. If you are moving out of a licensed property in a Larkhall Estate block or a Larkhall Lane conversion, the licence-holder has standing to deduct for shared-area condition. Communal stairs, hallway runners, basement steps, front-area gates and the rear bin store all get walked separately. We price HMO common parts the same as any other room; you are not paying twice for them.
Larkhall (CA29) conservation area
Larkhall is a designated conservation area (Lambeth Council Larkhall CA29 profile) covering Larkhall Lane, Priory Grove and Lansdowne Way, plus part of Wandsworth Road. The original core is early nineteenth century, with later-Victorian terrace runs spreading west. Designation went live on 8 June 1981, with boundary extensions in September 1981, May 2001 and March 2012; a stretch at the western end was transferred to the Wandsworth Road conservation area in 2002. None of the streets carry national listing in the way the Polygon over at Clapham Old Town does, but the conservation appraisal still constrains alterations – which means the original timber casements, original chimney breasts, original cornicing and original front railings are all still in place on most of these terraces. They all need handling more carefully than a 2010 new-build kitchen.

What about hard-water scale on chrome shower fittings?
South London water tests at 280-300 mg/l calcium carbonate – very hard. Chrome shower heads, screen runners, mixer taps and kettle elements need a dilute weak-acid soak with proper dwell time, then a polish. Our team carries everything. If your existing cleaner has been using a generic kitchen spray, the scale will not lift; that is why hard-water inventory fails so often on this point.
