What does an inventory clerk reach for first in a Bedford Park flat? Nine times in ten it is the original tiled fireplace surround and the leaded top-light over the bay, the two things a quick mop never touches and the report always names. So this is the job in Chiswick Park: a hand-back built to satisfy the clerk who wrote the check-in, not a tidy-up. We have cleaned this W4 5 pocket since 2014, the listed Queen Anne terraces of the garden suburb, the 1930s mansion flats along Acton Lane, and the newer blocks by Bollo Lane. It runs £30 per hour per cleaner, with a 48-hour re-clean guarantee against the clerk’s own report. Ring 0333 555 2076 for a price.
Last updated June 2026. We cover the W4 5 streets around Chiswick Park station, across Bedford Park and the Acton Green fringe, plus the W4 1 and W3 6 edges where the conservation area runs out. This page sits inside the regional directory at End of Tenancy Cleaning Hounslow.
Which council you are actually under, and why it bites
Almost everyone gets the borough wrong here, and it is not their fault. Bedford Park is split. The bulk of the suburb, and Chiswick Park station with it, sits in Ealing; only the eastern strip past Abinger Road tips over into Hounslow. The two councils even declared the conservation area separately, Ealing in 1969 and Hounslow the year after, and they have run their own halves ever since. So the postcode says W4 and the high road says Chiswick, but the letter about your licence might come from Perceval House in Ealing, not Hounslow House.
That matters at hand-back for one reason: licensing. Ealing runs a borough-wide additional HMO licence, live since 1 April 2022 and set to run its five years through to spring 2027. A Newton Grove house let to one family sits outside it. The same house split into a three-person sharehold sits inside it, and a licensed HMO is held to a tighter cleanliness bar when the tenancy ends. Ealing’s selective licensing only catches named wards out toward Acton and Southall, so a standard Bedford Park flat is clear of that one. Plenty of W4 5 landlords only work out which scheme they are in on the morning the clerk turns up.
One more wrinkle. Because the listed core was Grade II listed in one go in 1967, 356 houses in a single sweep before conservation areas even existed in law, the clerks who walk this stock treat original features as named items on the report. The encaustic hall tile, the cast-iron grate, the moulded cornice: each gets its own line, and each is a separate place a deduction can land.
The 1 May 2026 change, and the part of it that is hype
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 is gone, every assured shorthold tenancy has rolled onto a periodic footing, and a tenant can give two months’ notice whenever they like rather than waiting out a fixed term.
Here is the bit people read wrong. None of that touched the clean. The deposit rules are the same, the check-in benchmark is the same, the standard you hand back to is the same as it was the week before. What shifted is timing. Move-outs are now more frequent and far harder to predict across a high-churn pocket like this, which means the slot you want goes earlier than it used to. Book ahead. That is the whole practical effect.
The law changed the timing of move-outs, not one item on the clean.
Everything we go through, in one list
Every Chiswick Park booking runs to a 57-point agent-approved checklist, tuned over a decade of W4 5 check-outs. The full thing comes with the job. Here is the shape of it, room by room, in one pass.
- Oven: stripped not wiped, racks soaked, door glass split so the brown film between the panels comes out, fan, element and seals all done.
- Hob and extractor: gas burners or induction glass cleaned to the surface, hood degreased inside and out, filter soaked or swapped, baffle plate lifted into the sink.
- Fridge and freezer: defrosted if needed, shelves, drawers, seals and the integrated housings in the Bollo Lane flats.
- Behind the white goods: fridge, dishwasher and washing machine pulled out, the gaps cleaned, then put back.
- Washing machine: drum, drawer out and scrubbed, and the door seal, which is the first thing a clerk peels open.
- Kitchen units: every cupboard inside and out, doors front and edge, handles, and the deep awkward corners in the older period kitchens.
- Sink and worktop: taps, drainer and plughole descaled, splashbacks, tile grout scrubbed back.
- Bathroom limescale: taps, showerhead, screen and tiles taken back to the metal, with the soft approach on reclaimed and original chrome.
- Shower and bath: screen both sides, tracks, the sealant bead, and the claw feet and underside on a roll-top bath where there is one.
- Toilet: inside, under the rim, base, cistern, hinges, and behind the pedestal where only the clerk looks.
- Tile grout, throughout: scrubbed, and photographed first where it is honestly past saving.
- Extractor fans: vents detached, washed and refitted in kitchen and bathroom.
- Original fireplaces: tile surround hand-soaked, cast-iron grate brought back with a non-abrasive paste, no harsh chemical near the glaze.
- Cornice and picture rail: the high plasterwork dusted on a soft long-pole head, because original moulding chips under a hard cloth.
- Leaded glass: top-lights, front-door came and bay leading cleaned by hand, frame, reveal and sill with them.
- Windows inside: glass, frames, reveals and sills, slow careful work on the period casements.
- Skirting and architrave: full runs wiped, dado where the house has one.
- Doors: internal doors front, back and edge, handles, finger plates and hinges.
- Wardrobes and built-ins: inside, on top, and the deep cupboards either side of a chimney breast.
- Switches, sockets and fittings: covers wiped, light fittings and shades, ceiling roses, thermostats and entry-phone.
- Radiators: behind, under and on top, and the valves descaled, which take longer on a cast-iron panel.
- Walls: spot-wiped for marks, with an honest line drawn, because nail holes and scuffs are a decorator’s bill, not yours.
- Floors: carpets vacuumed to the corners; original parquet and quarry tile soft-mopped with the right product; engineered board buffed.
- Stairs and hall: bannister, spindles, the moulded handrail, and the encaustic tile under the runner.
- Final walk: every room checked against the check-out template, photographed before and after, and that photo set is your evidence pack.
If the oven is the only thing your agent has ever flagged, standalone oven cleaning covers it on its own. Carpets written into the tenancy as a hard requirement, common on a reception with a coal-effect fire, fold into the same visit through the carpet cleaning add-on. Original parquet in a listed hall takes its own product, which is what floor cleaning is for.
Common reasons we get re-called
When a clerk flags something inside the 48-hour window, it is rarely a surprise. Four patterns come up again and again on W4 5 hand-backs, and all four are misses, not condition faults.

- The film between the oven door glass. A previous clean wiped the inside and outside of the door and left the brown haze sealed between the two panes. The clerk holds it to the light and there it is. We split the door every time.
- Scale that looks gone but is not. Chrome buffed dry reads clean in the flat and then dulls grey by the time the clerk arrives an hour later. On 335ppm water you have to lift the deposit, not polish over it.
- High plasterwork above seven feet. Cornice, picture rail and the tops of door frames in a tall Queen Anne room get missed by a short-handled duster. A clerk with a torch finds the dust line in seconds.
- Behind and under the appliances. The visible kitchen sparkles and the fridge never moved. The gap behind it, with its dropped crumbs and grease, is a standing deduction in long lets.
What 335ppm water does to a W4 bathroom
Chiswick sits on the chalk-fed supply, and W4 reads about 335 parts per million calcium carbonate on the Thames Water hardness data, which is very hard by any scale. That single fact loses more W4 5 deposits than anything except the oven. Scale sets on the showerhead, the tap throat, the screen edge and the radiator valves faster than tenants expect, and a cloth does nothing to it once it has hardened.
A clerk knows exactly where to check. Thumbnail down the tap, screen edge held against the light, showerhead pulled in close. On the listed stock the fittings are often original or reclaimed chrome and brass, which rules out the brute-force descalers a newer flat would shrug off, so we run a soft-acid stage and a slow soak instead. The showerhead comes off the wall on a hand-shower and goes in solution rather than getting scrubbed in place. It is fiddly and it is not optional. We never skip it on a Chiswick Park hand-back.
What it costs, and the sum nobody runs in time
Pricing is flat by property size, not by the hour, so you know the figure before we arrive.
| Property | Typical duration | Estimated cost |
|---|---|---|
| Studio (Acton Lane mansion block, Bollo Lane) | 3-4 hours, 1 cleaner | From £156 |
| 1-bed flat or maisonette | 4-5 hours, 2 cleaners | From £207 |
| 2-bed flat or conversion | 5-7 hours, 2 cleaners | From £243 |
| 3-bed listed terrace (Newton Grove, Marlborough Crescent) | 6-8 hours, 2 cleaners | From £339 |
| 4-bed Bedford Park house | 8-10 hours, 2-3 cleaners | From £425 |
| Carpet shampoo add-on | Same visit | £36 a bedroom, £43 a living room |
| Oven detail add-on | 1.5-2 hours | £77 single, £110 double, £114 range |
Those figures assume a place in normal lived-in shape. A long tenancy with heavy wear, a pet household, or a flat nobody has deep-cleaned in years costs more, and we say so on the phone, not after. If you would rather book by the hour against your own brief, that is £30 per cleaner. The whole-flat carpet rate on a two-bed is £115. Quotes are fixed, not a guideline.
Now the sum. A two-bed clean at £243 protects a deposit that, on a W4 5 let, sits in the low thousands. Run the two numbers next to each other and the decision makes itself, which is the maths most tenants only do after they have failed the first check-out and lost the cheap round. Every Chiswick Park booking carries a 48-hour re-clean guarantee: if the clerk flags a cleaning item inside two days and the flat is untouched, we come back and redo that area free. Our 97% first-time pass rate is why the 300+ letting agents on our books keep our number, and over the years that work has helped tenants hold on to £1.2m deposits recovered that would otherwise have gone on cleaning lines.
Three jobs get muddled at this point, so it is worth booking the right one.
- End of tenancy clean
- The hand-back. Built to pass the inventory and get a deposit back, measured against the clerk’s report, flat empty, with the 48-hour guarantee on it.
- Deep clean
- A reset of a home you are keeping. Thorough, lived-in, with no inventory test on the other side and no re-clean cover, because nobody is marking it.
- Regular clean
- Ongoing upkeep, weekly or fortnightly, the same cleaner kept on the home. A different service on a different rate.
- Domestic clean
- The maintenance version most households book, from £22 an hour, covered on our domestic cleaning page.
For the wider region we cover the whole borough through the end of tenancy cleaning Hounslow hub, and the rounds we work most weeks include Turnham Green end of tenancy cleaning one stop east on the District line and Gunnersbury end of tenancy cleaning down toward the river.
A Flanders Road job from this spring
“Three of us shared a two-bed near the Flanders Road end of the conservation area for a fixed two-year term, all working in tech, and the fixed term ran out in March. The agent had warned us at check-in that the period bathroom would be the sticking point, and they were right: the reclaimed chrome taps and the showerhead had furred up over two years and I had no idea how to shift it without wrecking the finish. Monster sent two cleaners for five hours, soaked the showerhead off the wall, took the scale off the taps with something soft, and stripped the oven on top. The clerk walked it two days later and signed off both rooms with nothing deducted. We had the full deposit back inside a fortnight. The clean came to £243 with a single-oven detail. I have already given the number to the couple taking over our flat.”
Priya, ex-tenant, W4 5, April 2026
That is a fair example of the pattern here. One real problem area, a clerk who actually checks it, and a clean that costs a fraction of what was on the line. What settled it was not just the scrubbing but the dated photo set that went out with the invoice, the thing a DIY check-out never has when the agent pushes back.
Questions we get asked
How much is end of tenancy cleaning for a one-bed flat in Chiswick Park?
A one-bed starts at £207 with the full 57-point agent-approved checklist and the 48-hour re-clean guarantee. On a Bollo Lane apartment with an integrated extractor and engineered board, that flat rate usually stands with just an engineered-wood buff added. On a 1930s Acton Lane mansion-block one-bed it is the same rate plus a carpet shampoo for the living room.

Is Chiswick Park in Ealing or Hounslow?
Mostly Ealing. Chiswick Park station and the larger part of Bedford Park sit in the London Borough of Ealing; only the eastern strip past Abinger Road falls into Hounslow. The two councils split the conservation area between them in 1969 and 1970 and have run their own halves since. For your clean the borough rarely matters, but it decides which council your licence comes from.
Do you clean Bedford Park listed houses on Newton Grove and Marlborough Crescent?
Yes. The listed Queen Anne and Norman Shaw stock around Newton Grove, Marlborough Crescent, The Avenue and Woodstock Road is a regular part of our weekly W4 5 round. We use soft cloths on original cornice plasterwork, hand-soak encaustic tile, and the team leader on a listed job has done plenty of garden-suburb hand-backs.
Does Ealing’s HMO licensing affect my Chiswick Park property?
Only if it is a House in Multiple Occupation. Ealing’s borough-wide additional HMO licence has run since 1 April 2022 across its five-year term. A single-let Bedford Park house is outside it; the same house split into a three-person sharehold is inside it and held to a tighter standard at hand-back. Ealing’s selective licensing only covers named wards out toward Acton and Southall, so a standard Chiswick flat is clear of that.
Are professional clean receipts still required under the Renters’ Rights Act 2025?
A landlord cannot make a professional clean a tenancy clause under the 2019 Tenant Fees Act, and the 2025 Act did not change that. What changed is that the deposit is now the main lever at the end of a tenancy, so the clerk’s report carries more weight. A receipt against the 57-point checklist gives you something solid to point at if a deduction is proposed.
What does the 48-hour re-clean guarantee actually cover?
If the clerk’s check-out report flags a cleaning item inside 48 hours of our visit, we come back and redo that area at no charge. That is the policy behind our 97% first-time pass rate. It does not cover condition faults like a paint scuff or a broken fitting, or items outside the checklist such as the garden or exterior glass above the first floor.
Can you shift the limescale on a period bathroom in W4?
Yes, and it is one of the standard W4 5 attention items because the supply runs about 335 parts per million. On original or reclaimed chrome we use a soft-acid stage and a slow soak rather than anything harsh, the showerhead comes off the wall where it is a hand-shower, and the radiator valves get hand-detailed. We lift the scale rather than polish over it, which is why it holds when the clerk arrives.
Will the clean handle mould around the silicone seals?
On a normal bathroom, yes. Surface mould around the bath silicone, screen seal and basin edge comes off in our standard pass. Where the silicone has gone black behind the surface and the staining has soaked into the mastic, we will tell you on the day; that is a re-silicone job rather than a clean, and the agent will price it as condition either way.
Can you do a mid-week clean if my check-out is on a Friday?
That is the usual W4 5 pattern. We do most listed-house hand-backs on a Tuesday or Wednesday for a Friday clerk walk, and most mansion-flat and Bollo Lane jobs on a Wednesday or Thursday. The 48-hour guarantee window covers the gap.
Do I need to be there during the clean?
No. Most W4 5 clients leave a key with us or with the agent. We text on arrival, send a photo set on completion, and you or the agent walk it the next day. On a listed house the team leader will phone you if anything outside the checklist looks borderline.

Are the carpets shampooed as part of the standard price?
No, carpet shampoo is a separate add-on at £36 a bedroom, £43 a living room, or £115 for a whole two-bed. On a Bedford Park house with a coal-effect fire in the front reception we almost always recommend the reception shampoo. On a Bollo Lane flat with engineered board throughout you usually do not need it.
Do you cover both Whitman & Co and Fletchers hand-backs?
Yes. We work to the check-out templates the Chiswick agents use, including Whitman & Co on Chiswick High Road, Fletchers on Turnham Green Terrace, and Featherstone Leigh’s Chiswick office, which handles a good slice of the Bedford Park stock. Give us the agent name on the call and we prep against their report.
Can you do short-notice bookings in W4 5?
Same-day is rare and depends on the rota. With 48 hours’ notice we can almost always meet a Friday hand-back, and we hold a small float of W4 5 morning slots for the Chiswick agents who phone in late on a Monday for the end of the week.
What about parking on the narrow Bedford Park streets?
The garden-suburb streets are tight and controlled-parking runs most of the day, so tell us the arrangement when you book, whether that is a visitor permit, a meter bay or a side street off Bath Road. We will also confirm how we get in: a key from you, the agent, or a safe. Sorting it in advance keeps the van off a yellow line and the clean on schedule.
