One borough, four move-out jobs that look nothing alike
Stand on Kew Bridge and the river in front of you is lined with concierge blocks and integrated Siemens kitchens. Drive fifteen minutes west and you are in a Cranford semi a Heathrow crew has cycled through four times this year. That is Hounslow. One borough, but really four rental markets, and a clerk grades each against a different sheet. The W4 conservation end is Chiswick, Bedford Park and Turnham Green, where the deductions hide in the plasterwork and the sash shutters. The regeneration spine is Brentford and Kew Bridge, where build-to-rent operators write their own handover specs. The Georgian belt is Isleworth and Osterley, quiet period houses. The Heathrow belt is Heston, Cranford, Bedfont and Hatton, where the kitchen barely gets used but the bathroom takes a beating and the turnover window is brutal.
So one 57-point checklist, four jobs that look nothing alike on the day. The borough’s population is around 288,000 and the postcodes run W4, TW3, TW4, TW5, TW7, TW8, TW13 and TW14. We have cleaned all of them since 2014.
The order a clerk works in, and where the deposit goes
An inventory clerk walks a property in a fairly fixed order, and once you know it you know exactly where a DIY clean tends to fall over. The oven is first. Every single time. They open the door, look at the glass, lift the racks, check the seals. The washing-machine door seal and detergent drawer come next, because the black mould ring lives there and a wipe never reaches it. Then limescale, on every tap, shower head and tile joint, worst in the crew-let bathrooms off the hard West London water. Then grout, kitchen and bathroom, the straight pass-or-deduct line. Then the extractor filter, which matters most in the Heston and Cranford community kitchens and the open-plan BTR layouts.
After that the inspection turns borough-specific. High-ceiling cobwebs and cornicing in the 2.8m to 3.2m Chiswick, Bedford Park and Isleworth stock. Edwardian sash windows with shutters across the W4 villas. Bedford Park’s Grade II* Dutch gables, oak doors, stained-glass porches and tile paths. Engineered-wood floors in the Brentford and Kew Bridge blocks, which take a pH-neutral product and nothing harsher. Marble fireplaces, each stone needing its own non-abrasive descaler. Leaded casements in the 1930s semi belt. The fridge seal, the gap behind the big appliances, and the carpets, where a carpet cleaning extraction is often the actual contractual requirement rather than an upsell. Structural damp is a separate matter, a landlord obligation under the Homes (Fitness for Human Habitation) Act 2018, so we photograph it rather than paint over it.

Room by room, the 57 points we hit

The kitchen loses more deposits than any other room, so it gets the most time on the clock. The oven is stripped to parts: racks in a soaking tank, door glass separated, then the interior, fan, element and seals. Family kitchens in Chiswick, Bedford Park and Isleworth tend to run Rangemaster, Smeg or AGA; the Brentford and Kew Bridge blocks use integrated Bosch, Siemens or Neff; the Heston and Cranford community kitchens carry that spice-heavy grease a standard degreaser will not lift on one pass. The hob comes apart, every ring and burner off. The extractor is degreased and the filter soaked or swapped, every cupboard done inside and out, and the fridge, dishwasher and washing machine pulled out so we can clean behind them. The washing-machine drum, seal and detergent drawer are scrubbed rather than wiped, the sink and taps descaled, the grout worked along every joint. Bathrooms are the other place the money goes. Limescale comes off the taps, shower head, screen and tiles, which counts double in the crew-let bathrooms that take daily punishment. Grout gets scrubbed back as far as honest effort takes it, and if it is genuinely past saving we photograph the pre-existing state rather than pretend we caused it. The toilet is done under the rim, around the base, the cistern and behind the pedestal. The shower screen gets both faces, the tracks and the sealant bead. Period roll-top baths in Chiswick, Bedford Park and Isleworth get the underside and feet checked too.
Through the rest of the property the work follows the building. The high Edwardian and Georgian ceilings in the W4 and Isleworth stock want telescopic poles for the cornicing and cobwebs. Sash windows get the sills, reveals, frames, pulley cords and runners; the 1930s leaded casements in the semi belt need non-abrasive care; the floor-to-ceiling glazing in the new-builds gets a smudge-free finish, with the exterior glass available as a window cleaning add-on. Skirtings, door frames, radiators, light fittings and switches all get done, and walls are spot-wiped. Carpets are hoovered properly, with a full carpet cleaning extraction where the tenancy calls for it, and the designer sofas in the furnished BTR flats can take a professional upholstery cleaning. Every job ends with a dated before-and-after photo set of every room.
The deposit maths, by postcode
Per the ONS data, Hounslow rents averaged £1,902 a month in February 2026, up 1.5% year-on-year, just under London’s 1.7%; one-bed flats rose 1.8%. House prices sat at £513,000 in January 2026, down 1.2% on the year, a softer fall than London’s 1.7% correction. First-time-buyer purchases averaged £448,000 and home-mover purchases £629,000, below the London £698k figure, and the trailing twelve-month sold average on Rightmove’s Land Registry feed came in at £605,643. That rent number matters because it is what the clerk’s inventory benchmark is pegged to, and your deposit is usually about five weeks of it.
The spread inside the borough is wide. Chiswick High Road and the Bedford Park Conservation Area run as £1.2m-to-£4m family stock; Kew Bridge riverside flats £500k to £1.2m; the Heathrow-adjacent belt £350k to £600k. Deposits track that. A studio runs £900 to £1,400, a typical two-bed flat £1,600 to £2,400, a two-bed at The Brentford Project or Kew Bridge £2,000 to £2,800, a three-bed Bedford Park Grade II* house £4,200 to £6,500, and at the very top a four-bed Chiswick or Bedford Park premium £5,500 to £9,500.
Now set the cost of a clean against that. The deductions a clerk writes up after a failed DIY go are not small. Reckon on £100 to £200 for an oven, £80 to £180 for grout and limescale off West London’s hard water, £100 to £400 for Chiswick and Bedford Park cornicing and Queen Anne Revival detailing, £200 to £700 for carpets in the bigger houses. A £243 clean on a two-bed Brentford flat to protect a £2,800 deposit is arithmetic that settles itself. Licensing got heavier, and it shows up at handover
Two things shifted in the Hounslow rental market within six months of each other, and both change how carefully a handover gets documented. Licensing got heavier on 11 December 2025, and the Renters’ Rights Act 2025 comes into force on 1 May 2026.
From that May date, Section 21 no-fault evictions go, every existing assured shorthold tenancy converts to a periodic tenancy, and a tenant can give two months’ notice whenever they like. Your cleaning obligations do not move. The Tenant Fees Act 2019 still stops a landlord contractually forcing a professional clean on you, and the inventory-benchmark rule still decides disputes, which the government’s own guide to the Renters’ Rights Act spells out. What did move is the money: the civil penalty for an unlicensed let went from £30,000 to £40,000 per offence.
Hounslow’s licensing position is unusually tight, so it pays to know the terms a clerk and a landlord will be working to.
- Mandatory HMO licensing
- The national scheme, borough-wide, covering houses of five or more people in two or more households who share facilities. The fee is £1,550 per property plus £25 per household, with a £95 discount for London Landlord Accreditation Scheme, NRLA or professional-body members.
- Additional HMO licensing
- A brand-new borough-wide scheme, live from 11 December 2025 and running to 10 December 2030, covering HMOs with three or four unrelated sharers plus section 257 HMOs. It replaced an earlier scheme that ended on 31 July 2025, with a short gap in between, so a let that was fine last summer may not be now.
- Borough-wide Article 4 Direction
- Planning permission is needed to convert a single-family home into a small HMO of three to six people. Hounslow runs one of the fullest Article 4 regimes in West London.
- Selective licensing
- None. The council has not brought it in for any ward, so a standard single-family let needs no licence on that basis.
Hounslow Council operates an online property licence application system, and the enforcement teeth are real. Penalties up to £40,000 per offence, criminal prosecution with unlimited fines, a place on the Mayor’s Rogue Landlord and Agent Checker, and a Rent Repayment Order of up to twelve months’ rent for the tenants.
Heston, Cranford and the airport turnover
Heston, Cranford, Bedfont and Hatton give you something you will not find at this scale anywhere else in Greater London: a working airline-crew-let and airport-staff rental market. Heathrow handles more than 83 million passengers a year and employs over 76,000 people on the airport itself, and the crew rosters drive a short-stay sub-market that turns over fast, on rotations rather than years.

The clean is the mirror image of a Chiswick family house. The kitchen often barely gets touched, because crew eat out or on duty, but the bathroom takes heavy daily use and the limescale builds quickly off the hard West London water. Heston also has a large Indian and Pakistani community whose kitchens carry a distinctive spice-heavy grease that a standard degreaser will not shift in one pass. The buildings are mostly 1930s semis with leaded casements and original parquet.
The real constraint is time. A crew-let does not get a comfortable week between tenants. It gets a 24 to 48-hour window, and the next occupant is already on a flight. We schedule for that turnover speed when you flag it, and we would rather you flag it on the phone than have us find out on the day.
Brentford, Kew Bridge and the operator handover sheet
Brentford TW8 has been rebuilt since 2020, and it is a different animal again. The Gtech Community Stadium, 17,250 capacity, opened in September 2020 as Brentford FC’s first permanent home since Griffin Park, and it now hosts London Irish rugby too. The Brentford Project is Ballymore’s 4.79-hectare masterplan where the Brent meets the Thames, delivering 876 homes across roughly eleven buildings. It restores the Grade II listed St Lawrence’s Church and rebuilds a high street down to the old waterfront, and the completed phases already run a supermarket, cinema, gym and pool. Brentford station gets you to Waterloo in under thirty minutes.
Kew Bridge sits directly across the Thames from Kew in Richmond upon Thames. Verdo, Brentford Waterside and the wider Kew Bridge cluster have put up a band of premium riverside flats with integrated appliances, big glazing and Thames-facing balconies. The cleaning profile across Brentford and Kew Bridge is consistent: integrated Bosch, Siemens or Neff appliances stripped down, engineered-wood flooring given a pH-neutral treatment rather than anything that swells a board, balconies cleaned to the tile joints and the balustrade, and the keycard, amenity card and resident-app de-registration coordinated with the concierge. A recent two-bed at The Brentford Project on Catherine Wheel Road shows how exacting the operator spec gets. Two-year lease, deposit £3,000, four minutes from Brentford station. We worked Ballymore’s full check-out specification, sent three cleaners for a long full day, and documented the balcony separately against the operator sheet. They signed off on site the next morning and the full £3,000 deposit was back four days later. That clean cost £265 and headed off easily £900 in deductions flagged at the pre-check.
Isleworth, Osterley and the Georgian belt
TW7 is the quiet end. Isleworth is anchored by Syon House & Park, the Grade I Robert Adam interiors of the 1760s on a 200-acre estate, the Duke of Northumberland’s London seat and one of only two ducal residences left in the capital. The Georgian stock around the Syon estate is substantial, often 3m to 3.2m ceilings with working shutters. Osterley is anchored by Osterley Park and House, National Trust, Grade I Adam, 357 acres, with an Edwardian villa belt around it. Isleworth station is on South Western; Osterley is on the Piccadilly.
The work here is period-feature care without the listed-building paperwork that Bedford Park carries. Georgian sash windows with pulley cords and shutters, original pine floorboards, the odd marble fireplace. Carpets in these family houses usually have four to eight years of wear in them, so a carpet extraction tends to be part of the job rather than an extra.
Chiswick, Bedford Park and the listed-house end
This is the W4 premium corridor, and the part of the borough where a deduction is most likely to be about a feature rather than a smear. Chiswick High Road is the retail spine, with Turnham Green on the District and Piccadilly, Chiswick Park on the District, and Chiswick station on South Western. The villa belt is substantial Edwardian, typically 2.8m to 3.2m ceilings with ornate plasterwork, sash windows with shutters, original pine floorboards and marble fireplaces. Chiswick House & Gardens is the English Heritage Palladian villa of 1726 to 1729 by Lord Burlington and William Kent, with Fuller’s Griffin Brewery, the oldest in London at 1845, a short walk away. The tenant base here leans creative and media, often on long family lets.
Bedford Park is the one to be careful with. It was laid out in 1875 by Richard Norman Shaw as England’s first garden suburb, and the whole of it is a Grade II* listed Conservation Area. The Queen Anne Revival detailing is the asset and the risk at once: Dutch gables, red brick, terracotta, sash windows, original oak doors, stained-glass porches, decorative tile entrance paths. You do not clean a leaded stained-glass porch or an original tile path with whatever was left under the sink. The case that sticks in mind was a four-bed Queen Anne Revival terrace on The Avenue in Bedford Park, Grade II* listed, five minutes from Turnham Green. Classic Norman Shaw 1880s stock: 3.2m ceilings, a Dutch gable, original oak front door, leaded stained-glass porch, decorative tile entrance path, sash windows with shutters throughout. An eight-year family let, deposit £6,500, agent Fletchers in Chiswick. We sent four cleaners plus a conservation specialist for a day and a half: pole work on the 3.2m cornicing, shutters cleaned across twelve sash windows, four marble fireplaces descaled without abrasives, the porch glass specialist-cleaned. The clerk flagged the tile path and the shutter presentation as exceptional. Full deposit back six days later. The clean cost £765 and took roughly £3,400 of anticipated deductions off the table.
What a Hounslow clean costs
The hourly rate is £30 per cleaner, and a Hounslow job lands in one of four bands. Bedford Park Grade II* and the Chiswick High Road Edwardian premium sit highest, because the conservation work and the listed constraints take longer.
