Winter Hill rises behind with the long view over the Thames Valley to Marlow. This is Kenneth Grahame country in a literal sense. He was sent here as a small boy to live with his grandmother at The Mount, came back as a grown man in 1906 to a house called Mayfield, now Herries School, and the woods he played in became the Wild Wood in The Wind in the Willows. None of that is on a high street, because there barely is one: the post office shut in 2009 and the social life runs through the pubs, Uncle Tom’s Cabin and the Jolly Farmer up among the lanes.
For a clean, the geography sets the stock. This is not the riverside terrace. What 1 May 2026 changed, and what it did not
The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has rolled onto a periodic one, so a tenant can give notice at any point rather than waiting for a fixed term to end.
The cleaning side did not move. The check-in benchmark still stands, the deposit cap is still five weeks, and the standard you hand back to is exactly what it was the week before. What changed is timing. Move-outs are less predictable now, and on a small village with a limited diary that matters: the slot you want goes if you wait.
