An inventory clerk working a Windsor check-out reaches for the shower screen before anything else, because the water here leaves a white film that a normal wipe never quite shifts. We are Monster Cleaning Ltd, a UK domestic cleaning company trading since 2014, and we clean end of tenancy properties across Windsor and Eton at £30 per hour per cleaner, backed by a 48-hour re-clean guarantee measured against the check-out report itself. Ring 0333 555 2076 and you have a price in about three minutes.

deposits recovered for tenants

Last updated July 2026. We cover the whole of SL4, Windsor’s home postcode, plus the near edge of Eton across the Thames footbridge when a job calls for it. This page sits inside the county directory at End of Tenancy Cleaning Berkshire.

A castle town with a short-let problem

Windsor Castle is the largest occupied castle in the world and a working royal residence, and that single fact shapes the rental market around it more than any other in this town. Coach parties walk the Long Walk every day of the year. Legoland Windsor Resort fills the summer with families needing somewhere to stay. Eton College sits directly across the river, and although Eton is its own separate town, the two places function as one conurbation joined by a footbridge, and Eton’s staff, contractors and short-term lecturers routinely rent on the Windsor side.

The effect on tenancies is real. A meaningful slice of Windsor’s smaller flats cycle between a standard assured shorthold let and a short-term or holiday let, chasing whichever pays better that season. That churn means more move-outs, more inventory checks, and more inexperienced tenants who have never sat through a deposit dispute before. A flat that was a nine-month corporate let in spring can be back on Airbnb by July, cleaned to a completely different standard in between.

Most tenants leaving Windsor are not lazy. They are simply on a schedule that was never designed around a thorough clean: a flight booked before the check-out date, a removal van filling the only free morning, a new job starting the same week they hand back the keys. The clean gets squeezed into whatever hour is left, and the surfaces that need time, not effort, are the ones that lose.

The chalk in every Windsor tap

Affinity Water supplies Windsor off the chalk aquifer that runs under this part of the Thames valley, and it classes the area hard to very hard, typically upward of 250 to 300 milligrams of calcium carbonate per litre. You have almost certainly seen it: a white bloom across the shower glass, a crust ringing the base of the taps, a film on the kettle element that reappears within days of descaling it. Exact figures for a given street are on Affinity’s own postcode checker.

Here is why it costs deposits specifically in this town. A tenant looks at a screen they wiped down that morning and sees something reasonably clean. The clerk holds up the check-in photograph from move-in day, when the flat had just had a professional clean and the glass was properly clear, and the comparison does the rest. Both people are looking at the same screen and drawing different, entirely honest, conclusions.

Both people are looking at the same screen and drawing different, entirely honest, conclusions.

We treat descaling as its own task on a Windsor job, never a line inside a general wipe-down. Screens, shower heads, tap bases, tile grout lines and kettle elements get a proper scale remover with real dwell time before anything is buffed up. A five-second spray does nothing to a bloom that has built over a year of chalk water. That is the single most common reason a DIY effort looks finished on the day and fails the inventory anyway.

Two stations, and the people they bring

Windsor has two railway stations a few hundred yards apart, and between them they explain a great deal about who rents here and how often. Windsor and Eton Central is the short branch line up to Slough, where you change onto the fast line into Paddington, and it feeds a steady stream of London commuters and corporate placements into the flats nearest the town centre. Windsor and Eton Riverside runs the other direction entirely, down through Staines to Waterloo, and pulls a slightly different tenant again, often someone working south and west of the city rather than in it.

The flats closest to both stations turn over the fastest of anything we see in Windsor. A one-bed near the Riverside line gets re-let more often than a similar flat three streets back, simply because it suits the commuter who needs to be gone within a year of arriving. We clean the same handful of stations-adjacent addresses more than once a year, different tenant each time, same hard-water film waiting on the shower screen.

Average rents in Windsor sit toward the top of the Berkshire range. Recent market figures put a one-bed flat in SL4 around £1,300 a month and a two-bed closer to £1,750, with the royal address adding a genuine premium over comparable towns nearby. Deposits track that, capped at five weeks’ rent by law, so on a £1,750 flat the number held against you at check-out is not small change.

Georgian terraces to Clewer semis

Windsor’s housing stock splits cleanly into two halves, and which half you are in changes the clean completely. Around the Castle approach, Peascod Street, Park Street and Sheet Street, the buildings are largely Georgian and Victorian townhouses, some carved into flats, with picture rails, deep skirting boards, panelled doors and original window frames that all collect a fine dust a quick clean walks straight past. High ceilings mean more wall to check for marks. Original joinery means nothing aggressive goes near the paintwork.

Further out, the streets change register entirely. Clewer and Clewer Green are largely post-war and 1960s semis and terraces, plainer and more ordinary than the centre, where the job is tired kitchens and grouted showers rather than period detail. Dedworth carries on that pattern further west toward the Maidenhead road, mostly modest family semis. The Old Windsor and Datchet fringe, just outside the town proper, adds larger detached and period cottage stock where a job runs a full day rather than a morning.

The two halves fail an inventory for opposite reasons. A centre townhouse looks clean at a glance and then loses points on the high dust nobody thinks to check, along the picture rail, on top of the door frames, inside the cornicing. A Clewer or Dedworth semi is more straightforward room by room, but the kitchen and bathroom carry years of ordinary wear that a quick once-over never quite reaches. We run different time estimates for the two halves of town because the work genuinely differs, not because one postcode pays more.

What 1 May 2026 actually changed

The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions no longer exist, and every assured shorthold tenancy still running in England converted automatically to a periodic tenancy that day. A tenant can now give two months’ notice at almost any point, rather than waiting for a fixed term to end.

What did not change is the cleaning standard itself. The check-in inventory is still the benchmark. A landlord still cannot make professional cleaning a contractual condition. The deposit maths is exactly what it was the week before the Act landed.

What the Act does change, in a town already shaped by tourism churn, is timing. More tenants leaving on a rolling notice period rather than a fixed end date means Windsor’s already unpredictable turnover gets less predictable still. Book the clean the moment your notice is confirmed, not once the removal van is booked, because that is now genuinely the tighter constraint.

Room by room, the 57 points that matter

Every Windsor job runs to a 57-point agent-approved checklist, built from a decade of local check-outs and tuned to what this town’s clerks actually flag first. Here is the shape of it.

Kitchen

The oven is done properly: racks soaked rather than wiped, interior, fan and seals cleaned by hand, and the film between the door panels reached where the glass separates. Hob rings, control knobs and the extractor filter come off and are degreased separately. Appliances that move get pulled out so the floor and wall behind the fridge, dishwasher and washing machine are not skipped, and the washing machine’s own drum, drawer and door seal get their own pass. Sink, taps and drainer are descaled, because the Windsor water never gives that one a miss. Cupboards inside and out, tiles and grout scrubbed, bins emptied and washed, floor lifted where it can be and mopped last.

Bathrooms

This is where a Windsor job earns its fee. Shower screen, glass, tiles, taps and tap bases get the full descaling pass with genuine dwell time, not a wipe and a hope. Toilet cleaned properly under the rim, behind the pedestal, at the hinges. Bath, overflow and plughole done, with the underside of period roll-top feet checked on the older properties. Extractor fan vent wiped down. Mirrors and any cabinet fronts and backs cleaned. Floor into the corners and behind the pedestal.

Bedrooms and living rooms

Inside every wardrobe and drawer. Skirting, door frames, handles, light switches and the dust that always sits above a door frame. Window sills, reveals and frames on the inside, with the sash windows on the older Park Street and Sheet Street properties needing slow, careful hand work. Radiators behind and on top. Walls spot-checked for marks, with fair wear and tear genuinely allowed for. Carpets vacuumed thoroughly, with hot-water extraction as an add-on where the tenancy or the inventory calls for it.

Throughout

Internal doors both sides, stairs and banisters on a house, every skirting run, light fittings and switches, cobwebs from ceiling corners, and a final photographed walk-through of every room before and after. That photo set is your evidence if the check-out gets contested.

What it costs, and what it protects

Fixed pricing, no survey needed. Windsor sits on our standard Berkshire rate, and it does not change for a Georgian townhouse on the Castle approach versus a plainer semi in Dedworth. Property size sets the price, not the postcode’s reputation.

Carpet shampoo is £29 a bedroom, £36 a living room, or £94 across a whole two-bed. Oven cleaning is already inside the end of tenancy price; booked alone it is £77 single, £110 double, £143 for a 90cm range cooker. Windsor deposits sit above the Berkshire average given the town’s rents, so the small, fixed cleaning fee is genuinely the cheap part of the week.

Three different jobs get muddled at moving time, and it is worth booking the right one.

End of tenancy clean
The hand-back clean, judged against the check-in inventory, with the flat empty and our 48-hour re-clean guarantee attached, from £30 an hour per cleaner.
Deep clean
A full reset for a home you are keeping and living in, with no external inventory to match, also from £30 an hour.
Regular domestic clean
Ongoing weekly or fortnightly upkeep, from £23 an hour weekly or £24 an hour fortnightly.
One-off team clean
A single deeper visit from a team rather than one cleaner, £26 an hour per cleaner with a £186 minimum, which is two cleaners for three hours plus the £30 kit charge.

Booking it around a fixed check-out

On licensing, Windsor is more straightforward than several of the London boroughs we cover. The Royal Borough of Windsor and Maidenhead has not designated any selective licensing area and has not brought in a borough-wide additional HMO scheme. It runs the national mandatory rule only, which means a licence is required where five or more people from two or more households share a kitchen, bathroom or toilet. Where a Windsor let is a licensed shared house, the licence conditions sit on top of the tenancy agreement and the standard at hand-back is judged that bit harder. Detail is on the council’s own site at rbwm.gov.uk.

Booking is short.

  1. Call 0333 555 2076 or email office@monstercleaning.com with your postcode, bedroom count and check-out date.
  2. Get a fixed price the same day. No survey, no in-person visit needed to quote.
  3. We book the slot, ideally the day the removal van has gone and before the inventory check, empty and unfurnished.
  4. Two or more cleaners attend with their own kit and work the full 57-point checklist.
  5. Anything flagged inside 48 hours gets a free re-clean under our guarantee.

We are on the books of 300+ letting agents across the south east, and in Windsor that means regular work with Romans, based at 4 Clarence Road, and Hamptons. Both work check-outs the same way most London agents do: photographed inventory, line-by-line comparison, and a clerk who knows this town’s water well enough to check the shower screen before anything else. If you are catching a flight the morning after check-out, tell us when you call and we work the slot backwards from that fixed point rather than hoping the afternoon stretches to fit.

Questions we get asked

How much does an end of tenancy clean cost in Windsor?

A studio is £156, a one-bed £207, a two-bed £243, a three-bed £339 and a four-bed £425. Hourly and part-jobs are £30 per cleaner. You get the figure on the phone and that is what you pay.

Why does hard water matter so much for a Windsor deposit?

Affinity Water supplies the town off the chalk aquifer and classes it hard to very hard. Scale builds fast on glass, screens and taps, the clerk checks the shower screen against the check-in photo, and cloudy glass is one of the most common single deductions we see here.

Does the price change for a Georgian or Victorian property near the centre?

No. Windsor runs on our standard Berkshire pricing, set by bedroom count, not by postcode or period features. A centre townhouse and a Clewer semi of the same size cost the same.

What did the Renters’ Rights Act 2025 change for Windsor tenants?

From 1 May 2026, Section 21 evictions ended and existing tenancies converted to periodic, so tenants can give two months’ notice at any point. The cleaning standard at check-out did not change. The real effect here is less predictable move-out timing on top of an already high-churn town.

Does the Royal Borough require a licence for my rental?

Only under the national mandatory scheme, for shared houses of five or more people from two or more households. There is no selective licensing area and no additional borough-wide HMO scheme in Windsor and Maidenhead at present.

End of tenancy cleaning in Lambeth by Monster Cleaning
Fresh from a end of tenancy cleaning in Lambeth.

How far ahead should I book around a Windsor check-out?

Aim for a week where possible, especially around exam-season Eton lets and summer Legoland-driven demand when short lets crowd out standard bookings. Tighter is workable. Call and tell us the date and we will fit the slot to it.

Do you cover Eton as well as Windsor?

Yes. Eton is technically its own town, but it sits directly across the Thames footbridge from Windsor and functions as one place day to day. We cover both sides on the same booking.

Is carpet cleaning included in the price?

No, it is a separate add-on: £29 a bedroom, £36 a living room, or £94 for two bedrooms and a living room, booked onto the same visit.

What happens if the letting agent isn’t satisfied?

Tell us within 48 hours and we return and put it right at no charge, provided the flat is still in the state we left it and nobody has moved in.

Do you clean short-let and holiday-let turnarounds as well as standard tenancies?

Yes. Windsor’s tourism trade means a lot of flats move between a standard assured shorthold let and a short-term or holiday let, and we work both, though a short-let turnaround is usually booked as an hourly job rather than a full end of tenancy price.

Is the oven cleaned as standard?

No, a full clean of the oven is an add-on to any end of tenancy clean, from £77. Booked alone it is £77 for a single oven, £110 for a double, £143 for a 90cm range cooker.

Can a landlord book a re-let clean between tenants?

Yes. A fair share of our Windsor work is landlords and agents resetting a property to the same inventory standard between one tenancy and the next, not only outgoing tenants protecting a deposit.

A price in about three minutes.

Month-end fills up fast. Book 7 to 10 days before your inspection.
