Why do Cromwell Road deposits get lost twelve feet up?

Because the flats on this road were built tall, and the check-in report told the clerk to look up. When you moved into a mansion-block flat here, a clerk wrote a line-by-line inventory, almost always with photographs, and on a twelve-foot ceiling the plaster cornice, the ceiling rose and the picture-rail top each get their own entry, marked “good” or “as new”. They were true on the day, because the flat had just been professionally cleaned. South Kensington sits deep in London’s hard-water zone. Thames Water runs the SW7 supply at just over 300ppm calcium carbonate, near the top of the national range, because the water drains off chalk before it reaches the taps. That fact loses more deposits on this road than anything except the oven. Calcium builds on taps, the shower rose, the screen and the tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The catch on Cromwell Road is the age of the fittings. On the older mansion-block flats the basin and the bath-shower mixer are often original chrome and brass from when the block went up, and the brute-force descaler a modern flat would shrug off strips the plating clean off those. Cromwell Road end to end: the stock changes as the road runs west

Cromwell Road is the grand A4 avenue through South Kensington, running roughly a mile and a half from the museums quarter west to the Earl’s Court Road junction, where it becomes West Cromwell Road toward West Kensington. A serviced pied-a-terre at the Earl’s Court end and a twelve-foot-ceilinged flat opposite the V&A share the same road and almost nothing else. We work it as three kinds of stock.

The grand mansion blocks by the museums quarter

This is the genuine Cromwell Road specialism. The stretch nearest the museums is lined with tall white-stucco Victorian and Edwardian mansion blocks, the frontage looking straight across at the Natural History Museum and along to the V&A and Science Museum. The flats inside run to twelve-foot ceilings, deep plaster cornices on every reception perimeter, ceiling roses, a picture rail at roughly two and a half metres, and often a double-height entrance hall. They fail on what grand blocks always fail on: the high-level dust band no household tool reaches, the tall bay-window bead and pane corners, the painted secondary stair, and a century of chalk hardness on the original basin. It is a taller, heavier job than the flats further west, on the same price tier per bedroom.

Emperor’s Gate, Ashburn Gardens and the lateral conversions

North and south off the road, on Emperor’s Gate, Ashburn Gardens, Ashburn Place and Courtfield Gardens, the stucco terraces and purpose-built blocks have been carved into flats and lateral conversions: two neighbouring flats knocked into one wide floor, so the run of reception rooms and the cornice work double. Emperor’s Gate sits on the north side of Cromwell Road between Grenville Place and Ashburn Gardens, typical of the pattern. The giveaways are the long cornice perimeter across a wide lateral, the picture-rail top in every joined room, and the period basin lime in what is usually more than one bathroom.

The Earl’s Court end: serviced flats and modern West Cromwell Road blocks

West toward the Earl’s Court Road junction the stock turns over fastest of all. Ashburn Place and the road frontage carry serviced and short-let apartments, hotel-adjacent flats around the converted townhouse hotels that have clustered here since Bailey’s Hotel first drew them in, and the newer redevelopment blocks on West Cromwell Road. These come with integrated kitchens, wall-panel heating controls, far more carpet than the period stock, and their own rules on lift use and service entrances. Licensing, the clerk, and who actually needs a licence

The Royal Borough of Kensington and Chelsea runs mandatory HMO licensing, and on top of it a borough-wide additional HMO scheme that took effect on 1 June 2023 and runs to 31 May 2028. That additional scheme catches houses in multiple occupation outside the mandatory rules, which in practice means most shared houses and flats let to three or more people forming two or more households. There is no selective licensing scheme anywhere in the borough, so an ordinary single-household let needs no licence at all. Most Cromwell Road hand-backs are exactly that, so no licence is in play, but if you are a landlord with a sharer let on a converted flat the additional scheme applies and the clerk will ask.

That job is a fair example of the pattern on the grand blocks: a wide lateral, a long run of high cornice no ordinary clean reaches, more than one period bathroom, and an agent who checks. What turned it was the dated photo set that went out with the invoice, the part a DIY check-out never has.

How quickly can you book a Cromwell Road clean?
