A clean judged against the day you moved in

Stand in a stucco-fronted flat off Brompton Square and the check-out is a straight comparison. The market that sets the standard around Brompton Cross

Brompton Cross is the junction where Brompton Road meets the Fulham Road, Sloane Avenue and Pelham Street, and the building that marks it is Michelin House. It opened in 1911 as the Michelin tyre company UK headquarters, designed by one of their own draughtsmen, Francois Espinasse, with three stained-glass windows of Bibendum the Michelin Man. Michelin moved out in 1985 and the place reopened in 1987 as a restaurant and the Conran Shop. That history is not a tour-guide aside here. It is the kind of address that anchors a let market where tenants expect a hotel finish and pay for it.

Kensington and Chelsea has the highest private rents in the country. The Office for National Statistics put the average monthly private rent in the borough at £3,597 in April 2026, against a UK average nearer £1,381 and a London average around £2,290. Brompton sits at the dearer end of even that. The flats are mansion-block lets, whole period houses, and pieds-a-terre held by people who are not in the country most of the year, and a large share of tenants are international, here on a posting or a company lease, with finish expectations set by the price.

That rent figure does more than impress. It changes the deposit. The cap on a tenancy deposit is set by law, and for most of the country it is five weeks’ rent. Brompton tenancies usually clear the threshold where the cap rises to six weeks, which I will come back to in the section on the law, so the sum riding on a clean check-out is larger here than almost anywhere we work.

The churn is heavier than the quiet stucco streets let on. Corporate and diplomatic lets turn over on fixed dates, the museum-quarter pied-a-terre changes hands quietly through a managing agent, and a fixed date means a check-out with no slack to redo a clean that fails. The person judging it is usually the agent or an independent inventory clerk working off the report, not the landlord, and they have seen a hundred move-outs in SW3 and SW7. The flat either matches the check-in photographs or it does not.

The museum quarter sets the tone for the whole area. The Victoria and Albert, the Natural History Museum and the Science Museum sit a short walk east, and the streets around them have been a draw for embassy staff, academics and overseas families for over a century. What a clerk opens, room by room, in an SW3 flat

Brompton clerks are fussy. They are paid to be, because the deposits are large and the agents are watching. A clerk in a flat off Egerton Crescent will run a finger along the top of a door frame, lift a rug to check the parquet underneath, open the oven and look at the back wall of the cavity, and photograph the inside of every cupboard. On a big lateral flat that can be forty cupboard interiors. Miss one and it goes in the report.

The standard is the check-in inventory. If the flat was professionally cleaned before you moved in, and in this postcode it nearly always was, you are expected to return it at that level. Not tidy. Cleaned. That gap is where a deduction lives.

Kitchens are the other battleground. Integrated appliances mean the oven, the combination microwave, the dishwasher, the fridge and freezer and often a wine fridge are all built in behind matching doors, and every one has an interior the clerk will open. The oven is the classic: door glass, back wall, the roof of the cavity, the runners, the racks. An oven that has cooked for a family for two years is not a wipe-down, and on a heavy range it is usually a separate deep service, which we flag at the quote and not on the day.

One more thing clerks check that catches people out. Behind appliances. The grease and dust trap behind a freestanding range, the floor under the dishwasher, the wall behind the washer-dryer in the utility cupboard. In a tight galley kitchen off the Brompton Road those gaps are narrow, and they are exactly where a lazy clean gets caught.

Not tidy. Cleaned. That gap is where a deduction lives.


Stucco squares, mansion flats and pieds-a-terre

Brompton housing is not one thing, and the clean changes with the building. The stock runs from white stucco terraces around Brompton Square, Thurloe Square and the crescents at Pelham and Egerton, through red-brick Victorian mansion blocks near the Oratory, to lateral apartments and small pieds-a-terre kept for part of the year. We clean all of it. Each type has its own traps on a check-out.

Stucco terraces and the crescents. Brompton Square was laid out from 1821 and many of its houses are Grade II listed, which matters on a clean because original features stay original. High ceilings mean tall sash windows and deep cornicing, and clerks check the tops of both. Original parquet and stone need the right method, not a wet mop that lifts a board or dulls the stone. You cannot take a wire brush to old ironwork or strip a period cornice, so the skill is getting decades of London dust off delicate plaster and timber without marking it.

Mansion flats. The red-brick blocks around the Oratory and the Fulham Road run to high ceilings, long hallways and cast-iron radiators that collect dust in the fins. Old kitchens often have a separate utility or maid’s cupboard that gets forgotten on a self-clean and never gets forgotten by a clerk. Porters and service lifts come with the territory, which I will come to under access.

The Oratory anchors this part of Brompton, and it dates the streets around it. The London Oratory was consecrated in 1884 and was the largest Catholic church in London until Westminster Cathedral opened in 1903, and the houses that grew up beside it are the listed and conservation-area stock we work in. A clerk in one of these flats checks the period detail first, the cornice, the joinery, the sash boxes, because that is where a cheap clean cuts the corner.

Pieds-a-terre and lateral flats. A pied-a-terre that someone uses a few weeks a year still gets a full check-out when the let ends, and a long-empty flat brings its own problems: dust settled on every surface, stale air, sometimes a fridge left running on an empty kitchen. Lateral apartments are the opposite extreme, with three or four bathrooms and a kitchen the size of a small flat elsewhere, so the clean is a day for a proper team rather than an afternoon for one person with a mop.

Whichever it is, the job has the same shape. The cleaner brings the supplies and the kit, so the flat needs nothing beyond electricity and running hot water. Carpets, rugs and any upholstery get hoovered. Appliances are cleaned inside and out. Mirrors, glazing, sills and runners are done. Skirting, cornice and joinery are dusted and wiped. The kitchen is degreased, the cupboards and drawers cleaned inside and out, the sink and taps descaled. Bathrooms get the full treatment, limescale off the chrome, the glass screens, tiles and grout, toilet, bath and basin. Cobwebs gone. We ask two things of you before we arrive: take all personal belongings out, and defrost the fridge-freezer so we can clean it properly rather than around a block of ice.


Getting a team in past the museums and the parking

The parking is the worst part of the job, and I will say that plainly because anyone who has worked Brompton knows it. The streets sit in tight controlled parking zones, and a resident permit only helps if the flat comes with one and the bay is not suspended. For a van we usually have to arrange a bay suspension or a yellow-line dispensation through the council in advance, because there is no kerb to chance it on. A lot of jobs the team comes in light by South Kensington station, on the Piccadilly, District or Circle line, rather than fighting for a space that does not exist.

Then there are the museums. The V&A, the Natural History Museum and the Science Museum sit a few minutes east on Exhibition Road and Cromwell Road, and the coach and visitor traffic around them on a weekday morning is its own slow crawl. School-trip coaches queue along Cromwell Road and the loading near the museums clogs early, so for a flat on that side we start early rather than mid-morning. There is a quiet bit of Brompton history that sums the transport up. Brompton Road had its own Piccadilly line station, between Knightsbridge and South Kensington, until it shut in 1934 for want of passengers and later served as the Royal Artillery anti-aircraft operations room in the war. The trains still run straight under the area without stopping, which is why we lean on South Kensington and Knightsbridge instead and plan a tightly timed drop when a van is unavoidable.

If the flat is in a mansion block, the porter usually wants notice and a service-lift booking. We are used to that. We will call the front desk ourselves, give them the team’s names, and work around the building rules on which lift, which entrance and what hours cleaning contractors are allowed in. On a corporate or relocation tenancy the agent often holds that building relationship, and we slot into whatever process is already running.

One more thing that catches people out at the end of a tenancy. This is all inside the Congestion Charge zone and the wider low-emission zone, so a removal van or your own car picks up the daily charges on top of the parking headache. The licensing and deposit law a Brompton let runs on

Two bits of law shape a Brompton let, and tenants meet both at the end. The first is licensing. Kensington and Chelsea runs mandatory HMO licensing across the borough for the larger shared houses. On top of that there is an additional HMO licensing scheme, in force since 1 June 2023, which catches any house or flat where three or more people from two or more households share facilities. There is no selective licensing here for ordinary single-household lets. If you shared a Brompton flat with people you were not related to, the odds are it needed a licence, and an unlicensed HMO is the landlord problem, not yours.

The second is the deposit, and this is where the high rents bite. The cap is set by Schedule 1 of the Tenant Fees Act 2019: five weeks’ rent where the annual rent is under fifty thousand pounds, six weeks’ rent where it is fifty thousand or more. A Brompton flat clears that line on a one-bedroom, never mind a mansion flat, so most tenancies here run on the six-week cap. The sum is blunt. Six weeks’ rent on a flat letting at the borough average is a five-figure deposit, and a clerk who writes the flat up as needing a full professional clean before re-letting can support a cleaning deduction in the hundreds.

The deposit is not sitting with the landlord. By law it goes into a government-approved scheme, and the landlord or agent has to protect it within 30 days of taking it and give you the prescribed information. The official rules are on GOV.UK. If there is a row about cleaning at the end, you do not have to sue anyone. Each scheme runs a free dispute service, an adjudicator weighs the evidence both sides send in, and they decide how the money is split.

People assume the law changed the deposit maths recently. It did not. The Renters’ Rights Act 2025 received Royal Assent in October 2025, and its first big change, the abolition of no-fault Section 21 evictions, took effect on 1 May 2026. The five-week and six-week deposit caps still stand, set under the 2019 Act. What changed is the enforcement around landlords and the route to possession, not the ceiling on your deposit.
