The check-in report you are quietly measured against

Start with the document, because the whole hand-back turns on it. When you moved into a flat off Sloane Square, a clerk walked it and wrote a report describing every surface, almost always with photos, and almost always with the words “new” or “as new” against the kitchen and the bathroom. Walk west and south into Chelsea and you are on the Cadogan Estate, roughly 93 acres of it; cross north-east toward Belgravia and Pimlico and you move onto Grosvenor land and, past the eastern edge, into the City of Westminster. Most of the residential streets this page works, Sloane Gardens, Cliveden Place, Cadogan Place, Lower Sloane Street and Holbein Place, sit in the Royal Borough of Kensington and Chelsea. The stucco mansion blocks and Cadogan terraces

The classic Sloane Square flat is a tall stucco-fronted mansion block or a converted terrace house with porter, lift, eleven or twelve-foot ceilings, original cornicing, ceiling roses and deep skirtings. Sloane Gardens runs to generous lateral flats with ornate entrance halls, encaustic tile floors and mahogany staircase joinery; Cliveden Place and Lower Sloane Street give you the Cadogan Estate terrace stock, much of it carved into flats. The inventory names the cornice, the picture rail and the architrave individually, so the clean has to match them individually, and nothing aggressive goes near original paint or plaster.

Push toward Cadogan Square and the fronts turn red. These are the 1880s and 1890s gabled mansion blocks in moulded red brick and terracotta, the style Chelsea coined Pont Street Dutch, with big mullioned windows and Flemish gables up top. Inside they are lateral flats with the same high ceilings and plaster detail, often with a kitchen and bathrooms refitted in the last twenty years inside the older shell. Granite and integrated Miele above; a cast-iron column radiator and an original bath below. The clean has to cope with both eras in one flat.

The diplomatic and corporate lets

A lot of these tenancies are international: corporate relocations, diplomatic lets, high-value short professional tenancies managed by prime agents. What 1 May 2026 changed for an SW1W move-out

The Renters’ Rights Act 2025 went live on 1 May 2026. Section 21 no-fault evictions are gone. Every existing assured shorthold tenancy in England has converted to a periodic tenancy, and a tenant can now give two months’ notice at any point in the year instead of waiting for a fixed term to end.

The kitchen, where a lot of the money is

The oven is stripped, not wiped. Racks soak in a tank, the door glass is split apart so the brown film between the panes comes out, and the interior, fan, element and seals all get done. Hob rings and burners off, control knobs washed, extractor hood degreased inside and out with the filter soaked or swapped. Every cupboard, inside and out. Fridge and freezer done once defrosted. Appliances pulled out so the gaps behind and under get cleaned, then put back. The washing machine drum, the detergent drawer scrubbed, and the door seal, which is the first thing the clerk opens. Dishwasher filter, seals and spray arms. Sink, taps and plughole descaled. Tiles and grout scrubbed. Floor hoovered and mopped.

Bathrooms, the other place it goes wrong

Scale comes off the taps, shower head, screen and tiles first, with a careful approach on the original chrome and period enamel in the older blocks. Grout is scrubbed back as far as honest effort takes it, and photographed first where it is past saving. Then the rest, in plain order.

  • Toilet done properly: inside, under the rim, base, cistern, flush flap, hinges, and behind the pedestal where nobody looks but the clerk
  • Shower screen both sides, tracks and the sealant bead included
  • Bath, taps, the underside of the taps, overflow and plughole; an original enamel bath gets a low-acid scale remover suited to vintage enamel, not the brute-force descaler that strips the finish
  • Mirrors and cabinets, and behind them where they come away from the wall
  • Extractor fan vent wiped and the sealant cleaned to a usable state (re-sealing is a handyman job, not a cleaning one)
  • Cast-iron column radiator body, valves and pipe-runs, which carry the most scale on a long-let period flat
  • Floor into the corners, behind the loo and under the pedestal

Bedrooms, reception rooms and everything in between

Inside every wardrobe, drawer and built-in cupboard, and the storage in a Sloane Gardens lateral flat can be enormous, so it always gets opened. Skirting, door frames, doors, handles and finger plates. Light fittings, lampshades, switches, and the ceiling roses, which in a flat with original plaster hold years of dust. Window sills, reveals and frames on the inside, with the tall casement and sash windows in the period blocks needing slow careful work. Radiators behind, under and on top; a cast-iron column radiator takes longer than a modern panel. Walls spot-wiped for marks, with a realistic line drawn, because nail holes and scuffs are a decorator’s bill and not yours to scrub away. The picture rail and chair rail collect a fine dust line that is invisible from the doorway and obvious from a step ladder, which is exactly where the clerk’s torch goes, so we bring the ladder.

Two of these often need their own pass. Professional hot-water extraction on carpets is written into a lot of these tenancies with a receipt required at check-out, which is what the carpet cleaning add-on covers on the same visit. Velvet sofas and upholstered headboards in the furnished lets sometimes want full upholstery cleaning rather than a hoover.

Then everything else: switches, sockets, thermostats, intercoms; internal doors both sides; the stairs and bannisters where the flat has them. Original parquet in the entrance hall of the older Cadogan Estate stock gets a vacuum and a dry buff, never a wet mop, which is what the floor cleaning add-on is for. Cobwebs out of the ceiling corners. External glass on the upper casements is normally a window cleaning job, folded into the same visit when the report asks for it. Then a final walk-through, photographed before and after, every room. That photo set is the evidence you keep.


What very hard water does to a period bathroom here

Sloane Square sits in London’s hard-water zone, and that one detail loses more deposits here than almost anything except the oven. Thames Water supplies SW1W and the region’s chalk and limestone aquifers put the supply at the very hard end, around 280 to 300mg per litre of calcium carbonate. Calcium builds on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk checks for it deliberately, running a thumbnail down the tap and looking at the shower screen edge-on against the light.

The period fittings are the catch. An original enamel bath, an old chrome mixer, a cast-iron column radiator with valves furred up over two or three letting cycles: none of those take the aggressive descaler a modern flat would shrug off. On a long-let 1-bed off Sloane Gardens the descale pass alone is a good ninety minutes of slow work for a two-cleaner team, and that is the figure we plan around rather than discover on the day.

Grout is the other one. Kitchen and bathroom grout is the line between a pass and a deduction more often than anything to do with carpets.
