Here are the actual numbers, before anyone knocks on your door. A bedroom carpet is £36. A living room is £43. The through-lounge, that long knocked-through room where the old front and back reception rooms became one, is £61, because it is really two rooms of pile to work. A single flight of stairs is £41, and stairs are slow, hand-detailed work, so that price reflects the time they take. Want the whole carpeted area of a two-bed flat done in one visit? That is £115.
Rugs go by size. Up to two square metres is £35. Anything over that is £51. We clean a rug flat and properly, both sides checked, not a quick going-over while it sits on the floor. And if a place is genuinely odd, a studio with one small carpeted room or a job that is only half carpet, we can work by the hour at £30 per cleaner instead.
No discounts. The price is already the honest one, so there is nothing to knock off. What we quote is what lands on the invoice, and we would rather tell you £43 and hold to it than wave a made-up “was £60” under your nose.
Why we use hot-water extraction
Hot-water extraction is the method most people still call steam cleaning, and it is the one we reach for on nearly every carpet we touch. The machine drives hot water and a cleaning solution down into the pile, then sucks almost all of it straight back out, dragging the loosened dirt up with it. Whatever residue is left behind dries to a powder and gets vacuumed off. It reaches the dirt that has worked its way to the base of the fibres, the gritty stuff that grinds a carpet thin over the years.
The rinse matters more here than people expect. The borough sits in Thames Water territory and the water is properly hard, somewhere around 300 on the hardness scale, drawn off the chalk that London sits on. A rushed job leaves a mineral film that turns crunchy and starts pulling dirt back in within weeks. We rinse it through and pull the water back out, which is the whole reason we work this way rather than dry-foaming the top and hoping for the best.

One thing we say to everyone. A clean carpet is not a new carpet. If the pile is already crushed flat where people walk, we lift the dirt and the colour comes back up, but the wear stays put. We will tell you plainly what a clean will and will not fix before you agree to a thing, because the alternative is a disappointed customer and a carpet that was never going to come back no matter who cleaned it.
What Kensington and Chelsea carpets are like
The borough runs heavily to flats. Four-storey Victorian terraces, six-storey Edwardian mansion blocks, and grand stucco-fronted houses long ago carved up into apartments. A huge slice of it sits inside a conservation area, the Norland streets up near Holland Park Avenue, the older houses around Kensington Square, the late-Georgian terraces by the Royal Hospital, where the rules on altering a building are tight and the communal parts are watched. The stairs are the thing. So many of these blocks have a narrow original stairwell and no lift, which means we carry the kit up by hand to a third or fourth-floor flat, and the runner pinned down the middle of those stairs has usually taken decades of feet. We plan for it. The carpets vary by where you are: synthetic in the newer Earl’s Court and World’s End developments, wool and wool-mix in the older Chelsea mansion flats, and a wool carpet will shrink on you if you blast it too hot.
So we match the method to the carpet. On a synthetic in a recent block off the Fulham Road end we run hot and firm. On a wool carpet in a period mansion flat near Sloane Square we drop the temperature, test a hidden corner first and go gentler. The carpet sets the pace, not the machine.
Then there is what walks in. The King’s Road still pulls a steady shopping crowd from Sloane Square down past Peter Jones, Cromwell Road is the A4 running traffic out to Heathrow, and a fair bit of that street dirt ends up tracked across hallway carpets in the blocks nearby. Add the short-let flats near the museums in South Kensington, with a new set of suitcases through the door every week, and the entrance hall and the stairs take a hammering most homes never see.

How a clean works on the day
We turn up when we said we would. First we move the lighter furniture, the sofas, the chairs, the coffee tables, and clean underneath. Will the parking and access cost me extra?
No. The price we quote is the price. Nearly every street in the borough sits in a controlled parking zone, the council itself says it is not responsible for suspensions on the red routes like Cromwell Road, and bays vanish under a yellow notice with little warning. We sort the van and the carry-in ourselves and factor it in beforehand, so nothing lands as a surprise on your bill.
Do you clean wool and other delicate carpets?
We do, and we treat them differently from a synthetic. The older Kensington and Chelsea flats still have wool and wool-mix carpets, and a fair few have antique rugs that want a gentle hand. We test a hidden corner first, drop the water temperature and use a milder solution so nothing shrinks or runs. If a rug is genuinely valuable we will be honest about whether it is a job for us.
