What the Met line built, street by street

Croxley Green is a Metroland village, and the housing tells you so the moment you walk it. When the Metropolitan line reached Croxley in 1925, the railway’s own developer, Metropolitan Railway Country Estates, set about turning farmland near the station into commuter housing, and that build is most of what you rent here today. A studio above a Watford Road shop and a four-bed detached fronting The Green share a postcode and not much else. One method does not clear all of it, so we work the village in bands.

The Nuttfield Estate: 1930s semis off the Watford Road

This is the heart of the rental stock. Frankland Road, Harvey Road and the streets around them are the Nuttfield Estate, semi-detached and detached houses put up from the late 1920s into the 1930s, when a new house here went for around £695 with legal costs thrown in. Pebble-dash and mock-Tudor fronts, tiled roofs, panelled staircases, and kitchens that were either redone last year or last touched in the 1990s. The integrated extractor over the hob and the gap behind the cooker are where the long tenancies hide their build-up, and the clerks working these streets know exactly where to put their torch. We win these check-outs on the slow, dull work, not on anything clever.

The Green and the side roads: bigger inter-war houses

The Green itself is one of the longest village greens in the country, and the houses fronting it and on the side roads off it run larger: 1920s and 1930s detached, leaded-light bays, oak parquet halls, the occasional original tiled fireplace. The inventory report on a house like this names those features one by one, so the clean has to match them one by one, and nothing aggressive goes near original glazing or a soft historic surface. We do that detail by hand.

Older cottages and modern infill

Round the edges it changes again. There are older Edwardian and pre-war houses near Baldwins Lane and Scots Hill, a band of period cottages, and modern infill out toward the Cassiobridge boundary with Watford where a landlord may have run building works between tenancies. The new-build stock cleans quickly and clean; the older cottages want the careful approach. What Chilterns chalk water does to a Croxley bathroom

Croxley sits on the Chilterns chalk, and that one fact loses more deposits in this village than anything except the oven. The supply comes from Affinity Water through the Rickmansworth works, and it is properly hard, around 283 milligrams a litre of calcium carbonate. Scale builds on taps, shower heads, screens and tile joints faster than tenants expect, and a wipe with a cloth does nothing to it. The clerk checks for it on purpose. They run a thumbnail down the tap, look at the shower screen edge-on against the light, pull the shower head in close, and pick up the kettle. Always the kettle.

Set scale is not a quick job. It needs an acid soak with the right dwell time and then a polish, and on the older houses where the fittings are original chrome you cannot just reach for the harshest descaler. The toilet rim is the other one: chalk water leaves a brown line under the rim within a week or two, and it photographs badly. Bathrooms and en-suites

Scale comes off first: taps, shower head, screen and runner, tiles, all acid-soaked and polished, with the gentle approach on any original chrome. Then the rest, in plain order.

  • Floor mopped last into the corners, edges by hand, finished dry

Bedrooms, living rooms and the rest of the house

Inside every wardrobe, drawer and built-in. Skirting, picture rails and any dado the 1930s rooms still carry. The leaded-light bay hand-wiped pane by pane, no spray on the lead, the lower-edge tide line worked separately. Any original tiled fireplace dusted with a soft brush and the glazed face wiped pH-neutral, never scoured. The parquet hall lifted, brushed, vacuumed and hand-buffed where a rug pad has left a shadow. Light fittings inside and out, the lampshade lip, the ceiling rose where it is original. Switches, sockets and the thermostat plate. Internal doors both sides, the top edge nobody dusts, the hinges and handles. Radiators behind, under and between the fins, which on the older cast-iron ones takes longer than a panel. Walls spot-wiped for marks, with an honest line drawn, because nail holes and scuffs are a decorator’s bill and not yours to scrub away. Hard floors washed with the right product for the material. Then a final walk with a low torch across skirting tops, beam edges and the glazing, before and after photographed, every room.

Two jobs often want their own pass. Heavy carpets need hot-water extraction, which is the carpet cleaning add-on on the same visit. Landlord-supplied sofas in the bigger lets off The Green sometimes need full upholstery cleaning rather than a hoover, and an original parquet or tiled hall is its own floor cleaning job where the inventory names it.


What 1 June 2026 changed for Croxley landlords

Here is the genuinely local part, and it is two weeks old. On 1 June 2026 Three Rivers District Council’s Policy and Resources Committee voted, unanimously, to pursue an Article 4 direction on houses in multiple occupation. In plain terms it removes the automatic right to turn a house into an HMO of up to six people, so that conversion will need planning permission. The council is consulting on it over the next twelve months and it takes effect after that. An option to bring it in straight away was turned down on cost grounds.

For most people moving out of a Croxley house this changes nothing about the clean itself, because the village is overwhelmingly family lets and owner-occupied houses, not shared HMOs. Where it bites is on the landlord side. A landlord thinking of splitting one of the larger houses off The Green into rooms now has a planning hurdle that was not there last year, which over time means fewer informal conversions and a bit more churn while the rules settle. The deposit rules and the check-in benchmark are exactly what they were. What changed is timing. Tenants can give two months’ notice at any point now, so move-outs are less predictable, and the slot you want fills up faster. Book earlier than you used to.

What about the hard water on the taps and shower screen?

Croxley sits on the Chilterns chalk, so Affinity Water delivers properly hard water here, around 283 mg/l calcium carbonate through the Rickmansworth supply. Will you clean the leaded-light bay window?

Yes. A lot of the 1930s houses round here carry leaded glazing in the upper part of the front bay, small diamond panes set in lead. We hand-wipe those one at a time with a microfibre wrung out properly. We do not spray glass cleaner straight at the lead, because over time the spray works the putty bead loose. The lower edge of each pane, where condensation runs and leaves a chalky tide line, is wiped last once the rest of the window is dry. If a bead is already going or the lead is showing pinholes, we tell you so you can log it as pre-existing rather than have it land on you.

Can you sort the integrated extractor over the hob?

Yes, and it is one of the first things a WD3 clerk checks. Most of the Nuttfield Estate kitchens had the original 1930s range swapped years ago for an integrated unit, and the filter mesh and the inside of the canopy hold a slow build of bonded grease across a long tenancy. The baffle comes out and goes into a hot alkaline bath for the proper soak while we work the rest of the kitchen, then it goes back. The canopy is cleaned by hand from inside. On a long let with daily frying we put aside the best part of two hours for it.

Do you handle the parquet floor in the hall?

Yes. The oak block parquet that runs through the entrance hall of a lot of the older Croxley houses is a real asset, and where a rug pad has sat for years the wood underneath sits a shade different. We lift the rug, brush, vacuum and hand-buff with a wood-safe finish to even the tone where there is time. Carpet-gripper adhesive at the edge comes up with a plastic scraper, never solvent.
