Start with the mechanism, because it is the whole game and almost nobody reads it until it is too late. When you moved in, an inventory clerk walked the flat and wrote a report describing every surface, nearly always with photographs, and against the kitchen and bathroom they wrote “clean” or “as new”. What 1 May 2026 changed for a Leavesden move-out

What the chalk under WD25 does to a year-old bathroom

Leavesden is supplied by Affinity Water, and the supply here is drawn from the chalk under the Chilterns. That makes it hard, and around Watford the readings sit at the very hard end of the scale, roughly 350 milligrams of calcium carbonate per litre. Leavesden is small but it is not one kind of housing, and the flat you are handing back decides how the clean goes. The older semis towards Garston and North Watford

South and east, towards Garston and the North Watford fringe, the stock turns to inter-war and post-war semis and a thread of ex-council houses.
