This one trips people up. Royal Greenwich runs two separate schemes and East Greenwich falls under one, not the other.
The borough-wide additional HMO licence applies everywhere in the borough, East Greenwich and the Peninsula included. It runs from 1 January 2024 to 31 December 2028, and it bites the moment a property is let to three or more people from more than one household who share a kitchen or bathroom. The selective licence, which covers ordinary single-family lets, is the one that does not reach here. It sits over Woolwich and Plumstead only, the Plumstead and Glyndon, Plumstead Common, Shooters Hill, Woolwich Common and Woolwich Riverside wards, and runs to 30 September 2027. So a standard family let on Vanbrugh Park needs no selective licence, while a three-share conversion off Trafalgar Road needs the additional HMO one. None of this changes the clean, but it changes who holds paperwork before the tenancy starts, and a landlord who has skipped it tends to be twice as fussy about the deposit on the way out.

East Greenwich is the residential band between Greenwich town and the river, and the stock changes as you cross it. Run a line east from the Old Royal Naval College up Maze Hill, along the park’s eastern wall, then north down Vanbrugh Hill toward Trafalgar Road and on to the Peninsula. Sir John Vanbrugh built his castle up here in the 1720s and his name still sits on the streets.
