The short version, and what the clerk actually checks
Here is the answer most people want before the detail. End-of-tenancy cleaning on the Greenwich Peninsula starts at £156 for a studio, £207 for a one-bed and £243 for a two-bed, with the larger three-bed laterals at £339. The reason the Peninsula clean is its own thing is the inventory. When you signed for a flat in one of the Knight Dragon towers, a clerk walked it with a developer photo pack and wrote “as new” against a kitchen and bathroom that had never once been used. At check-out a clerk walks it again and compares line by line against those photos, so you are being marked against a showroom finish rather than a tidy flat. The handle-less units, the AEG or Miele integrated kit, the low-iron shower glass and the sealed floors are all on that pack with close-up shots. Match them, document the match, and the deposit conversation is short.
Why the Design District is not where you live
Worth clearing up, because the address confuses people. The Design District is the cluster of 16 small buildings that opened in September 2021 as London’s first purpose-built creative quarter, masterplanned by HNNA with two buildings each from eight practices, SelgasCano’s yellow ETFE-skinned Canteen food hall among them. It holds studios, workshops, a members’ club and Ravensbourne University, not flats. A few upper-floor live-work units exist and we clean those, but the apartments people actually rent sit in the Knight Dragon residential phases that wrap the rest of the Peninsula.
Those are the buildings that matter for a move-out. Upper Riverside is five SOM-designed towers of 22 to 32 storeys, prism-cut to catch the river light, sharing a residents’ club with a gym, a cinema and one of the highest pools in London. Lower Riverside opened first, back in 2016, and includes The Lighterman, the 23-storey Conran + Partners tower on Pilot Walk, paired with The Waterman around a courtyard, with a 24-hour concierge in the linked Aperture building. Then No.4 and No.5, the later Knight Dragon blocks, and the smaller pocket addresses behind the studios. Different cores, slightly different specs, the same showroom inventory standard across all of them.
You are being marked against a showroom finish, not a tidy flat.
None of this is brand-new history for us. What 1 May 2026 changed, and what it did not
The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone, and every assured shorthold tenancy in England has converted to a periodic tenancy, so you can give two months’ notice at any point rather than waiting out a fixed term. Here is the part people get wrong. The cleaning side of a move-out did not change. Your protected deposit still has to come back, the agent still has to evidence any deduction, and the check-in benchmark still applies exactly as it did the week before. What changed is timing. The Peninsula was already a high-churn, corporate-relocation rental market built on 12 to 18-month lets, and rolling notice makes those move-outs more frequent and far less predictable. The dull, useful takeaway: book the clean earlier than you used to, because end-of-month and Friday slots in SE10 0 go first.
The licensing question everyone asks about Peninsula flats
Tenants here ask whether their landlord needs a licence, usually because they have read about Greenwich cracking down. The honest answer for a standard Peninsula apartment is no, and it is worth knowing why, so nobody tries to use it as a bargaining chip in a deposit row.
Greenwich runs two private-rented schemes. The selective licensing scheme started on 1 October 2022 and covers single-household and two-sharer lets in five wards only: Plumstead, Glyndon, Shooters Hill, Woolwich Common and Woolwich Riverside. Peninsula ward is not on that list. The separate additional HMO scheme does cover the whole borough, from 1 January 2024 to the end of 2028, but it specifically excludes purpose-built self-contained flats in a block of three or more units, which is precisely what every Knight Dragon apartment is. So a normal one or two-bed on the Peninsula sits outside both schemes. The only case that pulls a flat in is a genuine HMO let to three or more sharers from different households, and the bar there is the council’s, not ours. What does apply on every flat is the building manager’s housekeeping standard and the Knight Dragon hand-back pack, and that is the standard the inventory clerks were briefed on.
The 57 things, built around a developer spec
Every booking runs to the same 57-point agent-approved checklist, scaled to the property and tuned to what the Peninsula clerks flag. End of tenancy is the hand-back clean. A deep clean is for a home you are keeping. A regular clean is upkeep. They are not the same job, and it pays to book the right one.

The kitchen, where most of it is won or lost
The integrated oven cavity, racks, the glass between the door panels, seals and fascia are stripped, not wiped. The induction hob, the silicone bead around it and the back-splash get done, and the canopy mesh comes out to soak in the sink while the canopy interior is hand-cleaned. Integrated fridge-freezer, dishwasher and washer-dryer get their interiors, filters, drums and door seals. The handle-less unit faces are wiped including the under-edge that catches finger oil, the quartz worktops polished streak-free, the tap and waste descaled. On the higher Upper Riverside and Lighterman two-beds with an integrated wine fridge, that comes out and gets done too. Kickboards and the floor edge along the run, last.
Bathrooms and the rest of the flat
The walk-in shower screen is cleared on both faces of the low-iron glass with a glazing-safe descaler that will not etch the finish, grout brushed, silicone checked, the heated rail and chrome polished, the WC done inside the rim and behind the pan. Then bedrooms and living space: wardrobe interiors top to bottom, skirting and door tops, the floor-to-ceiling sliding glass on the river side with its frame channels and the balcony door track, the inner face of the glass balustrade, media-unit dust-out, radiator vents. Throughout, the heat-interface unit cupboard is tidied and wiped, since the Peninsula runs on district heating rather than individual boilers, along with switches, sockets, the video-entry panel, every internal door both sides, and the floors mopped or buffed on the way out so there are no prints back in.
Extras we quote separately and never roll in silently: external glazing where access allows, a carpet shampoo on a bedroom that has been carpeted as an aftermarket choice, and a second oven on the rare double-oven three-bed. Those are full prices with kit, products and travel inside the borough included, no surprise lines on the invoice. They assume a flat in normal lived-in shape; a pet household, a heavy-smoker flat or a let that never saw a clean between tenants costs more, and we say so on the phone rather than after. Hourly cover, where you only want a top-up rather than a full hand-back, is £30 per cleaner per hour with a two-cleaner minimum.
Run it against the rent. A Lighterman studio lets at roughly £1,650 a month and a one-bed at around £1,700, with two-beds landing near £2,500 to £2,800, so the deposit sitting in the scheme is real money. A £207 clean to protect a five-week deposit on a £1,700 flat is not much of a decision. Most tenants only run that maths after a failed check-out, which is the expensive way round. Getting a van and a crew into a concierge tower
This is the part that catches people out on the Peninsula, and it is nothing to do with the cleaning. A move-out from a 28th-floor flat in Upper Riverside is a logistics job before it is a cleaning job. The concierge needs the van logged in at the service entrance, the goods lift booked rather than the residents’ core, and on some blocks a certificate of insurance cleared before the day. The kerb does not help. Pilot Walk, Cutter Lane and the run around Peninsula Square are loading-only or footway, so the van goes in the block’s service bay with the concierge clearing it in advance, or the public car park under Peninsula Square if the bay is full. North Greenwich tube on the Jubilee line is two minutes off Peninsula Square, eight to London Bridge, and the IFS Cloud Cable Car and the Thames Clippers pier are on the boardwalk, all of which moves a crew quickly but does nothing for a vanload of kit. That is a fair picture of the Peninsula pattern: a corporate let, a tower flat, integrated kit nobody had touched, and an agent who checks against the developer pack. Does my Peninsula flat need an HMO or selective licence?
Almost certainly not. Greenwich runs an additional HMO scheme borough-wide from 1 January 2024 to 31 December 2028, but purpose-built self-contained flats in a block of three or more are excluded, which is exactly what a Peninsula apartment is. The separate selective scheme only covers five Woolwich and Plumstead wards, not Peninsula ward. A genuine multi-sharer let is the only case that changes this.
How long does a one-bed clean take here?
About four to five hours with two cleaners. The integrated extractor canopy, the river-facing glazing and the engineered or stone floor are what set the tail of the job, not the floor area. A studio is closer to three.
Are you safe on the engineered-oak and stone floors?
Yes. We use a wood-safe polish and microfibre on engineered oak, and a neutral-pH stone soap on the harder floors, never an acid or an abrasive pad. The developer sealant marks easily and the clerk runs a low torch across it for haze, so we hand-buff dry on the day.
Can you deal with the integrated extractor canopy?
Always. The mesh filters come out, soak in the kitchen sink, dry and go back, and the canopy interior is hand-cleaned with a soft pad. A canopy nobody has touched in an 18-month let is the single most common reason a Peninsula kitchen fails its check-out.
How do you handle the floor-to-ceiling glazing and balconies?
Inner face as standard, plus the frame channels, the weather-strip and the sliding-door track on the balcony side, and the inner face of the glass balustrade.
