The law moved on 1 May 2026. The clean did not
The Renters’ Rights Act 2025 came into force on 1 May 2026. Section 21 no-fault evictions are gone, and every assured shorthold tenancy in England has converted to a periodic one, which means a tenant can give two months’ notice at any point instead of riding out a fixed term.
The cleaning standard did not move an inch. The check-in benchmark still applies, the deposit schemes still adjudicate the same way, and fair wear and tear means what it meant in April. What changed is timing. Epping’s renters are heavily commuters, people who took the flat because the tube starts here and the morning train leaves the platform empty, and a commuter tenancy on a periodic footing now ends whenever the job moves rather than on an anniversary. Between the market and the forest: four kinds of Epping rental
Epping’s market has traded on Mondays since Henry III granted the charter in 1253, and on a market day the stalls still run the length of the High Street, about 55 of them. The rental stock behind that street breaks into four groups, and the check-out risk is different in each.
