The report on day one is the bar on your last day

Start with how a deposit is actually lost, because almost nobody does, and it is the whole game. When you moved in, a clerk walked the property and wrote an inventory describing every surface, nearly always with photographs, often with “clean” or “as new” against the kitchen and bathroom. Those words were fair on the day, because the place had just been cleaned to a letting standard. At check-out a clerk walks it again and compares the two reports line by line. Appliances pulled out so the gaps behind and under the cooker, fridge and washing machine are done, then put back. The washing machine drum, drawer and the door seal, which is the first thing the clerk opens. Sink, taps and plughole descaled, because the hard water never misses that. Bins washed. Bathrooms, the other place it goes wrong

Scale comes off the taps, shower head, screen and tiles first, with the careful approach on any original plated fittings. Then the rest, in plain order.

Bedrooms, living rooms and everything between

Inside every wardrobe, drawer and built-in cupboard. Skirting, door frames, doors, handles and finger plates. Light fittings, lampshades, switches and ceiling roses, which in the older Sun Street houses hold years of dust. Window sills, reveals and frames on the inside. Radiators behind, under and on top. Walls spot-wiped for marks, with a realistic line drawn, because nail holes and scuffs are a decorator’s bill and not yours to scrub away. Hard floors washed with the right product for the material. Then everything else: switches, sockets, thermostats and entryphones; the stairs, banisters and landing in a two-storey semi; cobwebs out of the ceiling corners. Sun Street to the Roundhills: the stock changes as you cross the town

Then the post-war estates, the workhorse of the local rental market. The town grew hard in the 1960s and 1970s, partly by clearing and rebuilding the centre and partly by throwing up estates on the outskirts, Ninefields and Roundhills among them, mostly semis and maisonettes built for families moving out from inner London. These are where the longest tenancies sit, and a long tenancy means decades of build-up in places nobody cleaned between tenants: behind the cooker, under the fridge, into the grout above the hob. That job is a fair example of the estate pattern: a long tenancy, a cooker and hood nobody had dealt with for years, a carpet flattened along the walking lines, and an agent who checks.
