Inside every wardrobe, drawer and built-in cupboard. Skirting and architrave along the full run, top edges included, around the radiator pipes and the door stops. Picture rails and dado rails, which on the Victorian terraces near the church are a line the clerk always walks. Light switches, sockets, thermostats and smoke-alarm covers wiped. Radiators dusted through the fins, panels wiped, and the floor behind them done where access allows. Window panes, frames and reveals cleaned to the corner on the inside, with the older slider boxes and runners detailed where they open. Internal doors both faces, handles and hinges. Then the dull, slow finish that wins these jobs: cobwebs out of the ceiling corners and off the tops of units and frames, beam undersides on the timber-framed places, the stairs and stairwell run top to bottom, and a final walk against the check-in inventory before we lock up. Hard floors get the right product for the material: laminate damp-wiped, tile mopped residue-free, and any aged oak boards hand-buffed with the grain rather than wax-stripped.
Two of these often need their own pass. Carpets that carry a traffic stripe down a terrace hall or across an Ongar Park Hill master bedroom take hot-water extraction, which is the carpet cleaning add-on on the same visit. These are the CM5 base prices for a standard end of tenancy clean, and Ongar carries no rural premium. A studio is £156 and a one-bed is £207. A two-bed, the workhorse size in this town, is £243. A three-bed is £339, and a four-bed, the kind you get on Ongar Park Hill or out towards Greensted, is £425. Variation work, listed-fabric care or a partial job runs at £30 per hour per cleaner.
